The 2026 figures· Indicative data
2 458€/m²

In Chalezeule, the benchmark price stands at 2 458 €/m² for an apartment. This level places the municipality in the first ring around Besançon, on a slope overlooking the Doubs valley, only four kilometres from the city centre. The local market benefits from a direct tram link and from an active retail park, which makes it a sought-after area for moving closer to the conurbation without living inside it. These values come from DVF data, the French notarised sales database, that is, transactions actually registered with notaries rather than asking prices taken from listings. They give an order of magnitude: each property still has to be assessed on its condition, its position on the slope or down in the valley, and its distance from the tram.

Market trends and analysis for Chalezeule

The Chalezeule market is driven by its position in the first ring around Besançon with a tram link: the search for a greener setting immediately next to the city supports demand for houses with land on the slope. The low annual volume of transactions makes each sale sensitive to the specific features of the property, aspect, view over the valley and distance from the tram, more than to a single market trend.

Over the longer term, the path of prices depends on residential pressure from the Besançon conurbation and on the scarcity of building land on a slope partly constrained by the relief. The energy performance of homes, often old in the village centre, is becoming an increasingly decisive criterion for buyers. The strength of the Besançon employment area remains the underlying driver of demand in the municipalities of the first ring.

The history of Chalezeule

Chalezeule spreads over a slope overlooking the Doubs valley, four kilometres north-east of Besançon. The area carries a long history of settlement: among the dozen or so names recorded over the centuries for the village, Calisiola, noted as early as the 12th century, is the oldest known. The site is organised around its slope and the river, along a line that follows the Doubs for about four and a half kilometres.

Until the 19th century, Chalezeule was a wine-growing municipality: vines occupied a good part of the south-facing slope, as in many villages of the first ring around Besançon before the phylloxera crisis. Craft activity then complemented farming, with a tile works and three lime kilns that worked the resources of the local subsoil. This economy of vines and small-scale industry shaped the landscape of the slope, now largely turned over to housing and woodland.

Today Chalezeule is a municipality of the first ring around Besançon, linked to the city centre by the T1 tramway, whose terminus stands on its territory. The municipality is also home to the Marnières retail park, which brings together several dozen outlets and makes it a shopping hub for the whole eastern side of the conurbation. This twofold identity, residential on the slope and commercial down in the valley, characterises the village.

Who buys in Chalezeule

According to INSEE, the French statistics institute, Chalezeule has around 1 335 inhabitants. Its position at the gates of Besançon, on a slope served by the tramway, attracts working households employed in the conurbation who are looking for a quieter setting without moving away from the city centre. The housing stock remains dominated by the detached house, often with a view over the Doubs valley, which steers demand towards buying a main residence. The immediate proximity of the Marnières retail park and of the tramway is an asset that buyers value.

Frequently asked questions

The benchmark price in Chalezeule stands at 2 458 €/m² for an apartment. This figure comes from DVF data, the French notarised sales database, that is, sales actually signed before notaries. It is an average: depending on the floor area, the condition and the aspect on the slope, a property can differ appreciably from this base.

The slope overlooking the Doubs valley concentrates the most sought-after detached houses, often with an open view. The lower part of the village, closer to the tramway and the retail park, attracts buyers for its everyday convenience. Properties close to a stop on the T1 tramway remain among the most in demand on the local market.

Chalezeule lies about four kilometres from the centre of Besançon and is the eastern terminus of tram line T1. Several bus routes complete these links, notably towards the retail park. This direct connection with the conurbation explains much of the residential appeal of the municipality.

The local market remains dominated by the detached house, inherited from the village and wine-growing character of the slope. The supply of apartments is limited, concentrated mainly near the centre and the tramway. For a buyer, the house with land is the most common product, while an apartment can suit a tighter budget or a first purchase.

The relief of the slope and the wine-growing past of the area limit what can be built on certain plots, particularly on steep ground. Proximity to the Marnières retail park also means checking exposure to noise or traffic depending on the chosen area. Before any project, it is worth consulting the local planning document at the town hall to find out which rules apply to a given plot.
