Market trends and analysis for Chamalières

The first driver of the market is employment in the Clermont-Ferrand conurbation, to which Chamalières is directly attached. The municipality itself hosts the banknote printing works of the Banque de France, set up on the Beaurepaire estate at the end of the First World War, which remains, together with the paper mill of Vic-le-Comte, one of the main industrial sites of the department. To that are added the Clermont-Ferrand jobs, industrial, hospital and university, a few minutes away. That base of stable employment keeps up steady demand, carried by households looking for a quiet setting without moving away from the centre of the conurbation.

The second driver is the scarcity of land. With less than 4 km² and the highest density in the Puy-de-Dôme, Chamalières no longer has any significant building reserve: new supply goes through occasional renewal operations and most sales concern existing property. The counterpart is an ageing stock, in which INSEE measures around 12 % of vacant dwellings. Energy renovation of the post-war co-ownerships is becoming, as a result, a factor of differentiation between properties, alongside spa activity and the immediate closeness of Clermont-Ferrand.

The history of Chamalières

Chamalières took shape in the valley of the Tiretaine, on a crossing point of the old voie d'Agrippa. Around 665, the count of Auvergne Genès founded a convent of women there, around which a village formed. The Notre-Dame church keeps a trace of it: its narthex, octagonal in plan, is of Carolingian origin and the nave goes back to the end of the 10th century, before the Romanesque alterations of the 11th and 12th centuries. The village became a fief of the bishop of Clermont in 1196, then passed in 1240 into the possessions of the dauphins of Auvergne through marriage.

Water made the fortune of the village long before spa activity. The water power of the Tiretaine drove mills mentioned in medieval texts: at least twelve are counted at the end of the Middle Ages. Some of them turned to paper making, an activity recorded as early as 1412 with the paper maker Antoine Charpinel; in 1512, eight mills out of twenty were making paper and Chamalières became one of the main paper-making centres of Auvergne. Vines occupied the slopes, as the wine-growers' houses of the rue du Languedoc and their ground-floor vat rooms bear witness. The seigneury passed to Catherine de Médicis in 1554, then to the duke of Bouillon in 1651, before the creation of the municipality in 1790.

The 19th century brought the village closer to Clermont-Ferrand. The road to Limoges, begun after 1850, the avenue de Royat opened in 1879 and the railway viaduct completed in 1881 fixed the axes of the present-day town. The discovery of the Grande Source at Royat in 1844 launched the spa town of Royat-Chamalières and its Belle Époque architecture. At the end of the First World War, the Banque de France set up its banknote printing works on the Beaurepaire estate, crossed by the Tiretaine, and the first notes came out of it in 1918. Valéry Giscard d'Estaing, mayor from 1967 to 1974, announced his candidacy for the presidency from the balcony of the town hall.

Who buys in Chamalières

Chamalières has 17 509 inhabitants on a territory of less than 4 km², which makes it the most densely populated municipality of the Puy-de-Dôme. According to INSEE, the stock reaches around 12 600 dwellings, of which 82 % are apartments: the market is first of all a market of co-ownerships. Still according to INSEE, 82 % of the dwellings are main residences, 5 % second homes and 12 % are vacant, a high share that owes to the age of part of the building stock. Owner-occupiers account for around 54 % of main residences. Buyers are above all households working in the Clermont-Ferrand conurbation and retired people attached to quiet and to local shops.

Frequently asked questions

The average price for apartments in Chamalières is 2 385 €/m². That figure comes from the DVF database, which records the transfers actually registered before notaries, and not from online listings. It is a municipal average: between an older apartment in the village centre and a recent development in Beaulieu, the gap can be marked. A valuation address by address remains necessary before setting a sale price.

The municipality reads as a few clearly identified areas. The village centre and the surroundings of the parc Montjoly, around the town hall, hold the older building stock and the shops. The spa district, an extension of the Royat-Chamalières resort, lines up Belle Époque blocks. Beaulieu, built of small developments of the 1980s and 1990s, offers more regular floor areas. Les Roches and the Pasteur-Beaurepaire sector, close to the printing works, complete the territory.

Yes, and the gap is clear. The benchmark price of 2 385 €/m² bears on apartments, which make up the bulk of the market, since INSEE records only around 18 % of houses in the municipality. The house segment comes out at around 3 624 €/m², nearly 52 % above. The scarcity of land, on a territory that is almost entirely built up, explains a good part of that gap.

Chamalières borders Clermont-Ferrand, whose town centre lies about one kilometre from the municipal boundary. The T2C network serves the municipality with several bus lines, including lines B and C and lines 5, 9, 10 and 13. Line B links the place Allard, at the heart of the spa town, to the centre of Clermont-Ferrand and to the SNCF station. That immediate closeness bears directly on residential demand.

In part. The Royat-Chamalières resort, born of the discovery of the Grande Source in 1844, welcomes spa visitors each year, which keeps up demand for short-term furnished lets in the spa district. According to INSEE, second homes and occasional dwellings account for around 5 % of the stock, a modest share: the market remains above all residential. The Belle Époque architecture of that sector is, on the other hand, a criterion of value in itself.
