Market trends and analysis for Charleville-Mézières

The Charleville-Mézières market is that of the prefecture of a rural department, far from the large metropolitan areas and little exposed to speculative movements. With an average price of around 1 325 €/m² for an apartment, Charleville-Mézières is among the most affordable prefectures in France. Houses, at around 1 717 €/m², trade nearly 30 % above apartments, a sign of a stock and a demand largely turned towards individual housing.

The gap between districts goes back to the history of the five communes merged in 1966. Vieux Charleville and the station area, which on their own carry more than 40 % of sales, form the top of the market. Mézières and Le Moulinet follow. Mohon and La Ronde Couture, where social housing and large estates dominate, stand 20 to 45 % below. With 252 sales a year, the averages of the four central districts are solid; those of La Villette, Mohon and La Ronde Couture, at around 12 sales a year, should be read as orders of magnitude.

Charleville-Mézières against the major cities

average €/m²

With an average price of around 1 325 €/m², Charleville-Mézières sits well below the large French cities. That level, one of the lowest among prefectures, opens ownership to budgets that would have no access elsewhere, and supports high rental yields.

The history of Charleville-Mézières

Charleville-Mézières is a double town. Mézières, a medieval stronghold clinging to a loop of the Meuse, long held the frontier: its basilica of Notre-Dame-d'Espérance and its tight street plan keep the memory of it. Charleville was born much later, in 1606, when Charles de Gonzague had Clément Métezeau lay out a new town around an arcaded square, place Ducale, designed on the model of the place des Vosges.

The two towns lived side by side for three and a half centuries before merging, on 1 October 1966, with Mohon, Étion and Montcy-Saint-Pierre. Each of those boroughs had its industry, its station or its church. Mohon had its railway depot, Manchester its factories on the left bank of the Meuse, La Ronde Couture its large housing estates built to house the workforce.

The geography of prices follows that history. Vieux Charleville and the station district, where the older town-centre stock is concentrated, form the top of the market at around 1 440 to 1 460 €/m². Mézières and Mohon, more working-class, stand between 1 080 and 1 250 €/m². La Ronde Couture, a large estate classed as a priority neighbourhood, brings up the rear at around 725 €/m², that is half the price of the centre.

Who buys in Charleville-Mézières

The Charleville-Mézières market is above all one for its own residents: first-time buyers, families moving from renting to owning, and investors drawn by low entry tickets and high rental yields. Demand is for houses, by far the majority of the stock, and for the older apartments of the centre. The prefecture, the hospital and the university campus support steady rental demand.

Frequently asked questions

The average price in Charleville-Mézières is 1 325 €/m² for an apartment (actual DVF transactions, notarised sales), within a band of 1 013 to 1 546 €/m² depending on the district. Property portals display asking prices, 10 to 20 % above the prices actually recorded.

No, and the gap runs from one to two. The town centre, around place Ducale, shows the highest average price, at around 1 460 €/m², while La Ronde Couture, to the west, sits at around 725 €/m². In between, Mézières and Mohon stand between 1 080 and 1 250 €/m². The district price is therefore far more useful than the town average.

The town offers one of the lowest entry tickets in France for a prefecture, with a station served by the TGV Est high-speed line and the A34 motorway towards Reims. It concentrates the administrative and hospital jobs of the department, and its heritage, from place Ducale to the Rimbaud museum, supports a tourist activity reinforced each year by the world festival of puppet theatres.

Over five years, the DVF average for apartments has risen by around 9 %, from 1 217 to 1 363 €/m². The increase is steady, without jolts, which sets the Ardennes market apart from tight markets. With around 252 apartment sales a year, the volume allows the trend to be read at town level, less finely at the level of the smaller districts.

The town average is not enough: you need to start from the price of your district, then adjust for the age of the building, the condition, the presence of outdoor space and the type of property. Here, the gap between houses and apartments exceeds 29 %, and the gap between the centre and the western districts is wider still.
