Property Prices in Chasselay

The 2026 figures· Indicative data
3 641€/m²

In Chasselay, the benchmark price stands at 3 641 €/m² for an apartment. This level, high for a village of this size, reflects a prized residential market of the north-west of the Lyon area, sought after for its setting of hillsides and its immediate closeness to Lyon. These values come from DVF data, the French notarised sales database, that is to say sales actually registered with notaries, and not from asking prices. They give an order of magnitude: in an area where the house with a plot dominates by far, each property still has to be assessed on its floor area, its condition, its plot and its location.

Market trends and analysis for Chasselay

The Chasselay market is supported by the lasting appeal of the north-west of the Lyon area, an area sought after for its setting of hillsides and its closeness to Lyon. Demand from families looking for a house with a plot in a preserved village sustains high values, particularly on good-quality, well-oriented properties. The volume of apartment sales remains low, some fifteen a year, which makes each sale sensitive to the features of the property rather than to a general market trend.

In the longer run, the path of prices depends on residential pressure on the prized municipalities of the Lyon ring and on the scarcity of building land, in an area keen to preserve its hillsides and its farmland. Energy performance will play a growing role: well-insulated properties gain in value, while energy-hungry homes are harder to negotiate. The vitality of the Lyon metropolitan area remains the main driver of this market.

The history of Chasselay

Chasselay occupies the edge of the plateau that separates the Saône valley from the monts d'Or, some fifteen kilometres north-west of Lyon. The village belongs to the golden-stone country, the ochre limestone that gives their tint to the facades of the southern Beaujolais and of the Lyon hillsides. Long geared to the vine and to mixed farming, it has kept an old core clustered around its church and its stone farmhouses.

The municipality holds a place of remembrance of national significance: the Tata sénégalais, a memorial and military cemetery where the Senegalese tirailleurs of the 25e régiment rest, massacred in June 1940 during the fighting for the defence of Lyon. Built at the end of the 1940s in a style inspired by the burial grounds of West Africa, it is unique in Europe and is the subject of a commemorative ceremony every year. It is a reminder that this hillside area was the last line of resistance before Lyon.

Chasselay is today a residential village of the north-west of the Lyon area, with its shops, its schools and its facilities, in a setting of hillsides, woods and farmland. The municipality remains well connected to Lyon by the roads of the Val de Saône and by the closeness of the stations of Neuville-sur-Saône and Saint-Germain-au-Mont-d'Or, on the Val de Saône line. This trade-off between village setting and quick access to the metropolitan area feeds sustained residential demand.

Who buys in Chasselay

According to INSEE, the French statistics institute, Chasselay has around 2 973 inhabitants. The market is aimed mainly at families and working households of the Lyon metropolitan area, in search of a house with a plot in a village setting less than half an hour from Lyon. Demand concerns almost exclusively the main residence, in a stock dominated by the detached house and by a few fine old properties in golden stone. The price level, at the top of the range for the area, limits access for first-time buyers and steers the market towards purchasers already well advanced in their housing path.

Frequently asked questions

The benchmark price in Chasselay stands at 3 641 €/m² for an apartment. This figure comes from DVF data, the sales actually signed before notaries. It is an average: a golden-stone house with a plot and a view over the hillsides and an older apartment in the village can move well away from this base, depending on floor area, condition, plot and location.

The Chasselay covered here lies in the Rhône department, some fifteen kilometres north-west of Lyon, between the Val de Saône and the monts d'Or. Another municipality of the same name exists in Isère, near Saint-Marcellin, with an unrelated market and much lower prices. The data on this page relate solely to the municipality of the Rhône department.

The municipality lies about twenty minutes from the north of Lyon by the roads of the Val de Saône, and the nearby stations of Neuville-sur-Saône and Saint-Germain-au-Mont-d'Or offer direct rail access to La Part-Dieu. This dual service, by road and by rail, is one of the main strengths of the area for people working in the metropolitan area.

The local market is above all a market of detached houses, in keeping with the village character of the municipality. A supply of apartments exists but remains limited, concentrated in a few small blocks and in the older building stock. For a family main-residence project, the house with a plot is the dominant product; the apartment can suit a first purchase or a more contained budget.

The hillside relief exposes some areas to slope and run-off constraints, and the protection of farmland and natural areas strictly governs what can be built outside the existing built-up envelope. The old golden-stone building stock calls for particular attention to works, often subject to requirements on appearance. As everywhere, energy performance weighs on running costs and on value. Consulting the local planning scheme at the town hall before any project remains essential.
