The 2026 figures· Indicative data
3 624€/m²

The average price of apartments in Châteauneuf-les-Martigues stands at 3 624 €/m², based on DVF transactions, the French notarised sales database, actually registered with notaries. This average covers a contrasting housing stock: apartments in the Provençal village centre gathered around its former castrum, more recent schemes on the coastal plain and homes in the areas close to the étang de Berre and to the hamlet of La Mède. Aspect, floor level, the presence of outdoor space, the condition of the property and its distance from the industrial nuisances of the lagoon front make the value of a home vary widely. The position of the municipality, between Marignane and Martigues and within reach of the Marseille conurbation, supports steady residential demand while keeping prices below those of the seaside resorts of the neighbouring côte bleue.

Market trends and analysis for Châteauneuf-les-Martigues

The Châteauneuf-les-Martigues market remains active for a municipality of this size, with in the order of sixty-five apartment sales recorded each year in the DVF data. This activity stems from the residential function of the municipality, whose housing stock serves above all as main residences for year-round households. Supply is split between the old village centre, the residential estates and the schemes on the coastal plain, and transactions mainly involve resales within the existing fabric.

Several factors support this price level. The position of the municipality between the employment centres of the étang de Berre, the Marignane airport and the Marseille conurbation sustains demand that goes beyond the local basin alone, while offering more affordable prices than the seaside resorts of the côte bleue. Conversely, the closeness of the industrial front and of the installations of the étang de Berre caps the rise in values in some areas and explains a level below that of the most sought-after coastal municipalities of the area.

Châteauneuf-les-Martigues sits above Marignane and Martigues, its direct neighbours on the shores of the étang de Berre, but well below Sausset-les-Pins, a seaside resort of the côte bleue close by. The history of Châteauneuf-les-Martigues

Human occupation of the site is very old. Between 900 and 500 BC, groups of Celto-Ligurian origin frequented the shores of the étang de Berre and set up an oppidum on the rocky plateau overlooking the south of the present village. Above all, the municipality is home to the Font-des-Pigeons rock shelter, a prehistoric Mesolithic site whose final phase gave its name to the Castelnovian, a period marked by the gradual shift from the Mesolithic to the Neolithic.

In the Middle Ages, the municipality took shape around its castle, the Castrum Novum, recorded in writing from the eleventh century onwards and at the origin of its name. The Provençal village gradually developed at its foot and passed in the thirteenth century into the domain of the counts of Les Baux. This organisation around the castrum and its church has durably shaped the layout of the old centre.

The twentieth century profoundly transformed the area. The industrialisation of the shores of the étang de Berre, notably with the commissioning of the La Mède refinery in 1935, the setting up of the industrial front, the canal from Marseille to the Rhône, the railway, the closeness of the Marignane airport and the A55 motorway, tipped the municipality from a rural profile towards a position as a residential and industrial suburb. That legacy today coexists with preserved natural areas: the Jaï beach along the étang de Berre, the étang de Bolmon and the hills of the chaîne de la Nerthe.

Who buys in Châteauneuf-les-Martigues

Châteauneuf-les-Martigues has 18 455 inhabitants, known as the Châteauneuvais. A medium-sized municipality south of the étang de Berre, it holds a pivotal position between the industrial basin of the lagoon, the resorts of the côte bleue and the Marseille conurbation, some twenty kilometres away. The market is aimed first at a year-round population: families, working people employed in the centres of Marignane, Martigues and Marseille, and households looking for a more affordable setting than the neighbouring coast. The fabric mixes the old village centre, residential estates, schemes on the coastal plain and the La Mède area. Properties with outdoor space and away from the industrial nuisances remain the most sought after.

Frequently asked questions

The average price of apartments in Châteauneuf-les-Martigues is 3 624 €/m², based on DVF transactions actually completed before notaries. This average covers wide gaps depending on the area, the floor level, the presence of a terrace or outdoor space, the condition of the property and its distance from the industrial zones of the étang de Berre. A recent apartment in the centre and a home in a more exposed area do not trade at the same level.

The municipality places very different settings side by side. The Provençal village centre, the housing estates on the hills of the chaîne de la Nerthe and the schemes on the coastal plain offer neither the same surroundings nor the same quiet. The closeness of the industrial front of the étang de Berre and of the hamlet of La Mède weighs on some areas, while homes facing the natural spaces, the Jaï beach or the heights sit rather at the top of the range.

The municipality is crossed by the A55 motorway, which links Marseille to Martigues and to Fos-sur-Mer. The Marseille-Provence airport, at Marignane, is very close, a few kilometres away. The nearest station is on the côte bleue line linking Marseille to Miramas along the coast. This access to the main employment centres of the western side of the Marseille conurbation drives residential demand.

The benchmark price of 3 624 €/m² applies to apartments. The municipality nonetheless keeps a large share of detached houses and villas, in the old centre as well as in the residential estates on the hills. These properties, rarer on the market, generally trade above the level of apartments, because of their floor area and their outdoor space. The choice depends above all on the intended use and on the available budget.

The market rests on underlying residential demand, fed by the position of the municipality between Marignane, Martigues and Marseille and by prices more moderate than on the côte bleue coastline. The closeness of the industrial and airport employment areas, the presence of natural spaces such as the Jaï beach and the étang de Bolmon, and a varied housing supply keep sales turning over steadily for a municipality of this size.
