Market trends and analysis for Châtellerault

The Châtellerault market is that of a mid-sized town in the Vienne department, marked by its industrial past and by a flat stock that is largely older. With an average price of around 1 260 €/m² for a flat, Châtellerault ranks among the most affordable markets in the region, below the level of Poitiers. Houses, at around 1 372 €/m², trade at a level close to flats: this is a town where detached housing weighs heavily on demand.

Over five years the average price has gained around 19 %, but the trend of recent months has turned downwards, a common movement on small markets. With some 67 flat sales a year across the town as a whole, and only a handful of transactions in certain districts, sector averages rest on small numbers and move irregularly from one year to the next. The history of Châtellerault

Châtellerault is the second largest town in the Vienne department, some thirty kilometres north of Poitiers. It grew up on both banks of the river Vienne, crossed by the Pont Henri-IV, an early seventeenth-century bridge linking the old centre on the right bank to the Châteauneuf district on the left bank. This position as a crossing point on the Vienne, and on the route between Paris and the south-west, has shaped the town.

Châtellerault lived off industry for a long time. The national arms factory, known locally as la Manu, built beside the Vienne in the nineteenth century, employed thousands of people before it closed; its restored buildings now house the Musée Auto Moto Vélo. The town keeps other landmarks from its history, such as the church of Saint-Jacques, a stop on the pilgrim route to Santiago de Compostela, and the Théâtre Blossac. That industrial past and a largely older housing stock explain a property market that has remained affordable.

The geography of prices follows that of the town. The old centre on the right bank accounts for most flat sales. The Ozon district, to the south, remains the most affordable. The residential areas to the east, around Les Minimes, and the left bank, around La Forêt, form the upper end of a range that stays narrow. On a low-volume market, the gaps between districts come down to a handful of transactions.

Who buys in Châtellerault

The Châtellerault market attracts first-time buyers, families and working households from the town and the north of the Vienne department, as well as commuters to Poitiers. Demand covers both the houses of the residential districts and the flats in the centre. Prices, among the most moderate in the region, reflect the town's industrial background and a flat stock that is mostly older, which keeps ownership within reach.

No, but the gaps stay narrow. La Forêt, on the left bank, and Les Minimes, to the east, show the highest levels, at around 1 348 and 1 323 €/m², on low volumes. Ozon, to the south, remains the most affordable, at around 1 044 €/m². The old centre, which accounts for the most sales, sits at around 1 225 €/m².

Châtellerault combines some of the most accessible prices in the region, a town setting on the banks of the Vienne and the proximity of Poitiers, some thirty kilometres away. The average price, at around 1 260 €/m² for a flat, makes purchase plans possible that would be hard to put together in the larger towns nearby.

The Châtellerault market has gained around 19 % over five years for flats, but the last twelve months show a slowdown. Volumes remain moderate, at around 67 flat sales a year across the whole town, which makes district averages sensitive to recent transactions.

The town-wide average price is not enough: you need to start from the price in your district, then adjust for the type of property, the floor, its condition, the aspect and the bank of the river. The gap between flats and houses is also marked. The Immover valuation tool draws on the actual sales closest to your address.
