Market trends and analysis for Châtenay-Malabry

The first driver of the market is the conversion of the École centrale site. The school's departure for Saclay in 2017 freed some twenty hectares in the middle of the urban fabric, laid out as the LaVallée eco-district by a mixed-economy company bringing together the town, a private developer and the Caisse des dépôts. Around 2 200 dwellings, some thirty shops, a secondary school, a primary school group and offices, including a company headquarters, are planned there by 2027. This new supply changes the make-up of sales in a commune where the older stock had dominated until now.

The second driver is transport. The opening of the T10 tramway in June 2023 linked the avenue de la Division Leclerc to the RER B at La Croix-de-Berny and to the T6 tramway at the Béclère hospital; its extension towards line 15 of the Grand Paris Express is under study on the Clamart side. To this is added the social housing variable: a third of main residences are social housing according to INSEE, and the future of the Butte-Rouge, listed in 2024 and then challenged in court, remains an open question for the residential balance of the town.

The history of Châtenay-Malabry

The name Châtenay appears in 829 in an abbey deed, in the form Castanetum cum ecclesia, the chestnut wood with its church. The site was occupied far earlier: Neolithic remains have been uncovered on the plateau. The territory first belonged to a large parish attached to the Notre-Dame de Paris chapter; in 1266, the inhabitants bought their release from serfdom. The Saint-Germain-l'Auxerrois church, whose oldest parts go back to the 12th and 13th centuries, still marks the centre of the village. In the following centuries, the wooded valley of the Vallée-aux-Loups and the hillsides drew country estates, at a measured distance from Paris.

In 1807, Chateaubriand bought the Vallée-aux-Loups, laid out a park there and began his Memoirs from Beyond the Grave; he stayed until 1817. The estate, today owned by the Hauts-de-Seine department, houses the Maison de Chateaubriand and an arboretum open to the public. The commune stayed rural until the 20th century: a decree of 1920 gave it its present name, adding that of the hamlet of Malabry. The turning point came in the 1930s, with the building of the Butte-Rouge garden city from 1931, over around 70 hectares. Designed by Joseph Bassompierre, Paul de Rutté and André Arfvidson, it was extended into the 1960s and counts close to 4 000 social housing units.

The population went from around 4 000 inhabitants in 1936 to more than 30 000 in the 1970s. The École centrale Paris moved onto the plateau in 1969, a campus opened by Georges Pompidou, followed in the early 1970s by the faculty of pharmacy. The departure of Centrale for Saclay, in 2017, freed some twenty hectares in the middle of the urban fabric: the LaVallée eco-district was laid out there, with around 2 200 dwellings planned by 2027, shops, a secondary school and a company headquarters. The T10 tramway came into service in June 2023 between Antony and Clamart, with seven stops in the commune. In July 2024, the Butte-Rouge garden city was listed as a remarkable heritage site. These three layers, old village, garden city and converted campus, explain the present shape of the town.

Who buys in Châtenay-Malabry

Châtenay-Malabry has 35 825 inhabitants. According to INSEE, the French national statistics institute, the commune records close to 16 800 dwellings, of which around 92 % are main residences and only 1,4 % second homes: people buy here to live, not for a pied-à-terre. The stock is close to 89 % flats, with fewer than 1 700 houses. Again according to INSEE, 44 % of households own their home and 54 % rent, a third of them in social housing, the direct weight of the Butte-Rouge.
