Market trends and analysis for Châtillon-sur-Seine

The Châtillon market is a market of supply. With 516 vacant dwellings recorded by INSEE, the French statistics institute, against around 432 in 2015, available stock durably exceeds demand. This situation gives buyers an unusual capacity to negotiate, and requires sellers to price accurately: in a market of this kind, a badly positioned property does not find a buyer, it waits. The number of apartment sales, around thirty a year, is also modest, which calls for reading the trend over several years rather than isolating a single one.

Two things deserve to be followed. First the demographic recovery under way since 2017, driven by a positive migration balance that offsets a shortfall of births: if it holds, it will gradually reduce vacancy. Then the energy condition of the stock: close to 70 % of main residences were built before 1990, and a large share of the centre comes from the reconstruction of the 1950s. In a market at this price level, the cost of renovation work weighs proportionally far more heavily than the value of the property itself, and becomes the leading factor in valuation.

The history of Châtillon-sur-Seine

Châtillon-sur-Seine grew up in the upper valley of the Seine, eighty-three kilometres south of Dijon and sixty-eight from Troyes. The town owes part of its identity to the Douix, a karst spring that surges at the foot of a cliff in the very centre and joins the Seine after less than a hundred metres, with a flow at times greater than that of the river at this point. Excavations there have brought to light some forty Gallo-Roman votive offerings linked to a water cult.

The heritage was built up in layers. The relics of Saint Vorles arrived in 886, and the church of Saint-Vorles was raised at the beginning of the 11th century in an early Romanesque style with Lombard bands, rare in northern Burgundy. The Cistercian abbey of Notre-Dame was founded in 1136 in the wake of Bernard of Clairvaux. From 5 February to 19 March 1814, the town hosted the congress of Châtillon, where Caulaincourt negotiated for Napoleon against the allied powers. On 6 January 1953, the discovery of the tomb of Vix, close by, yielded the largest bronze vessel bequeathed by antiquity, now on show at the musée du Pays Châtillonnais.

One event explains the present shape of the town. The bombing of 15 June 1940, made worse by the fire of a petrol lorry, destroyed more than two hundred houses and left two thirds of the inhabitants without a home. Reconstruction was completed only in 1963. Today's town centre is therefore largely a centre of the 1950s, and not a continuous old centre, which bears directly on the nature of the housing stock.

Who buys in Châtillon-sur-Seine

The Châtillon market is a local market, with no outside demand: second homes account for only 1,9 % of the stock. Buyers are households from the Châtillonnais area, often first-time buyers, for whom access to a detached house remains possible at levels out of reach elsewhere. The town concentrates the services of a canton chief town, with its hospital, its schools and its shops, which makes it the anchor point of a very extensive inter-municipal authority. A median income of 21 250 euros a year nonetheless limits how far this demand can stretch.

Frequently asked questions

The average price of apartments is 840 €/m² and that of houses 1 206 €/m², based on DVF transactions actually completed before notaries. The gap between the two is wide and structural: here, unlike in the large cities, it is the detached house that carries the value.

Several factors add up. Supply is in surplus, with 516 vacant dwellings out of 3 136, or 16,4 % of the stock, against around 8 % nationally on average. Outside demand is almost nil. The stock is old, close to 70 % of main residences dating from before 1990. And local solvency is limited, with a median income of 21 250 euros. None of these elements is enough on its own; it is their combination that explains the level.

No, not since 2017. Châtillon-sur-Seine went from 7 561 inhabitants in 1982 to 5 373 in 2017, a continuous decline over thirty-five years. Since then, the population has risen again to 5 443 in 2023. The natural balance remains negative, but it is offset by arrivals, at a rate of +1,1 % a year. It is a real change of direction, to be confirmed at the next censuses.

Mainly by road: about 1 h 15 to Dijon, 2 h 45 to Paris. Châtillon-sur-Seine station has not taken passengers for several decades and now sees only freight; the town bought it back in 2023 in order to refurbish it. Access to the high-speed network is via Montbard station, about forty minutes away by road, with a coach service.
