The 2026 figures· Indicative data
2 959€/m²

The average price recorded in Chatuzange-le-Goubet stands at 2 959 €/m². This level covers a narrow segment: according to INSEE, the French statistics institute, more than 90 % of the dwellings in the municipality are detached houses, and apartments account for only around 9 % of the stock. The average therefore rests on a small number of transactions, spread between the recent residential estates, the farms and older buildings of the hamlets, and the few blocks of flats. The closeness of Romans-sur-Isère and Valence, whose residential ring the municipality forms, supports demand. The figures come from the DVF database, the French record of notarised property sales, which lists the transactions actually registered with notaries.

Market trends and analysis for Chatuzange-le-Goubet

The local market depends first on the residential appeal of the ring around Valence and Romans-sur-Isère. Chatuzange-le-Goubet offers the house with a plot that the neighbouring town centres no longer provide, within reasonable reach of jobs, shops and services. This demand from families and first-time buyers, overwhelmingly owner-occupiers, gives the market a stable base, little exposed to the speculative swings of the nearby tourist municipalities of the Vercors.

Two factors will weigh on the coming years. On one side, the scarcity of building land and the protection of farmland limit the supply of new plots, which sustains the value of existing houses. On the other, the energy renovation of the older stock is becoming a bargaining point: the best-rated properties sell faster, while poorly insulated homes take a discount. The small number of annual transactions also makes the municipal average sensitive to the mix of sales from one year to the next.

average €/m²

A residential municipality of the Drôme plain, Chatuzange-le-Goubet sits above the neighbouring urban centres of Romans-sur-Isère, Valence and Bourg-lès-Valence, where the stock of flats pulls the average down. The gap comes from the nature of the local market, dominated by the detached house with a plot.

The history of Chatuzange-le-Goubet

The territory has been occupied since antiquity, as shown by the Celtic, Gaulish and then Roman remains found on the site. In 1888, the discovery of the Chatuzange hoard, a set of table silverware brought to light on the site of a Gallo-Roman villa, confirmed how far back this settlement of the plain goes, between the Isère and the first slopes of the Vercors. The municipality preserves several landmarks from that past, among them the château de Pizançon and the church of Saint-Apollinaire.

The present municipality brings together several hamlets that each keep their own identity: Chatuzange, Le Goubet, Pizançon and Papelissier. This scattered layout, inherited from farming settlement, explains why the built-up area is not concentrated in a single centre but spread between several hubs linked by a network of roads. Long geared to farming, Chatuzange-le-Goubet has seen its population grow with the residential spread of the Valence and Romans conurbation, of which it is today a ring municipality, a member of Valence Romans Agglo.

Who buys in Chatuzange-le-Goubet

According to INSEE, Chatuzange-le-Goubet has around 6 500 inhabitants and its stock exceeds 2 000 dwellings, close to 95 % of which are main residences. Detached houses account for more than 90 % of the stock and around 78 % of households own their home: the profile is that of a residential, family municipality rather than a rental market. Buyers are mainly households from the Valence and Romans-sur-Isère area looking for a house with a plot right next to the two towns, first-time buyers and settled families. Farming remains present across the territory, alongside around a hundred shops, tradespeople and small businesses, and the Valence-Chabeuil aerodrome is a short distance away.

Frequently asked questions

The average price recorded is 2 959 €/m², calculated from the transactions registered by notaries and published in the DVF database. It is a municipal average, resting on a small number of sales given the size of the local market. The condition of the property, the size of the plot, the presence of a garage and the hamlet it stands in explain much of the variation around this value.

The market is overwhelmingly that of the detached house. According to INSEE, more than 90 % of the dwellings in the municipality are houses, against less than 10 % apartments. The supply of flats is therefore rare and limited to a few schemes; most transactions involve homes on residential estates and older buildings with a plot. A buyer looking for an apartment will find more choice in Romans-sur-Isère or Valence.

Chatuzange-le-Goubet has no single centre but several hamlets that keep their own character: Chatuzange, Le Goubet, Pizançon and Papelissier. The most sought-after areas combine quiet, a plot and quick access to the roads towards Romans and Valence. The built stock ranges from the renovated old farm to the recent estate house, with price levels that vary with age, plot size and energy performance.

The municipality lies a few kilometres south of Romans-sur-Isère and some twenty kilometres north-east of Valence, which it reaches by a well-connected road network. This ring position, between the Valence plain and the entrance to the Vercors, with the Valence-Chabeuil aerodrome nearby, attracts households who work in the two towns while looking for a house with a plot. This demand from year-round residents supports a steady market.

On a stock of often older houses, the energy performance certificate deserves attention, as do the state of the roof, the drainage and the joinery. It is worth consulting the local planning document and the risk prevention plan, the municipality being close to the Isère and to farmland. Finally, check the connection to mains drainage or the compliance of an individual system, depending on the hamlet concerned.
