The 2026 figures· Indicative data
1 673€/m²

The price shown for Chemillé-en-Anjou is a house price: 1 673 €/m², the average of the house sales recorded in 2024 and 2025 according to DVF data, the French notarised sales database, covering transactions actually completed before notaries, i.e. 283 sales. This choice reflects the structure of the market. The municipality records around 142 house sales per year, and only sixteen apartment sales over the last five years, almost all of them in the centre of Chemillé. That is too few to calculate a reliable apartment price: we prefer not to display one rather than publish a figure with no market behind it. The housing stock follows the same pattern, since houses make up more than nine dwellings in ten according to INSEE, the French statistics institute.

Market trends and analysis for Chemillé-en-Anjou

The Chemillé-en-Anjou market is a house market, and it is through houses that its trend can be read. The average price rose from 1 550 €/m² in 2021 to 1 827 €/m² in 2022, before falling back to 1 705 €/m² in 2023 and then 1 626 €/m² in 2024. It climbed again to 1 703 €/m² in 2025 and stands at 1 673 €/m² in 2026, an increase of around 8 % over the period. The 2022 peak has therefore been partly erased, but the level remains above that of 2021. Apartments, with sixteen sales in five years, do not allow any trend to be drawn.

The positioning of the municipality stems from its location between Cholet and Angers, around twenty and thirty kilometres away as the crow flies. Chemillé-en-Anjou offers houses with land to households who work in one of these two centres or in the Mauges. Two factors support this market over time: transport links that are rare in a rural area, with the TER regional railway station on the Angers-Cholet line and access to the A87, and a population that has been growing moderately since 2017. The limiting factor is the size of the municipality: outside the town of Chemillé, a car remains indispensable for daily life.

The history of Chemillé-en-Anjou

Chemillé-en-Anjou is a merged municipality (commune nouvelle), created on 15 December 2015. It brings together Chemillé-Melay, itself formed by the merger of Chemillé and Melay on 1 January 2013, and eleven other municipalities: Chanzeaux, La Chapelle-Rousselin, Cossé-d'Anjou, La Jumellière, Neuvy-en-Mauges, Sainte-Christine, Saint-Georges-des-Gardes, Saint-Lézin, La Salle-de-Vihiers, La Tourlandry and Valanjou. It thus comprises thirteen delegated municipalities over 324 square kilometres, with 21 999 inhabitants according to INSEE, a density of around sixty-eight inhabitants per square kilometre: this is a territory of market towns and hamlets, not a town.

The municipality occupies the east of the Mauges, a bocage plateau of hedged fields rising from 19 to 216 metres above sea level, between Angers to the north-east and Cholet to the south-west. The town of Chemillé grew up on the banks of the Hyrôme. Unlike many rural municipalities, it is served by rail: Chemillé station, on the line from La Possonnière to Niort, receives TER Pays de la Loire regional trains between Angers and Cholet. The A87 motorway runs alongside the municipality, with an exit bearing its name.

Chemillé holds a particular place in the history of the Vendée wars. In March 1793, the Mauges rose up against mass conscription, and the insurgents took Chemillé on 13 March, before Cholet the following day. On 11 April 1793, the Vendéens led by Maurice d'Elbée and Jacques Cathelineau, entrenched on the main road and behind the Hyrôme, repelled the Republican offensive of General Berruyer there. The heritage of the municipality bears the mark of this long history: the Saint-Pierre church in Chemillé, the Notre-Dame des Gardes abbey in Saint-Georges-des-Gardes, the Château de la Sorinière.

Chemillé is also known as the French capital of medicinal plants. Chamomile growing developed here at the end of the 19th century, when farmers sought to replace the vines destroyed by phylloxera; the arrival in 1985 of the interprofessional technical institute for medicinal, aromatic and industrial plants, the ITEIPMAI, confirmed this speciality. The Camifolia garden, covering three and a half hectares, displays more than six hundred species. The municipality belongs to Mauges Communauté, the inter-municipal authority, and to the arrondissement of Cholet, and its population is growing moderately, from 21 392 inhabitants in 2017 to 21 999 in 2023.

Who buys in Chemillé-en-Anjou

Chemillé-en-Anjou has 21 999 inhabitants spread across thirteen delegated municipalities and 324 square kilometres. Buyers here almost always purchase a house: houses make up more than nine dwellings in ten, seven households in ten own their main residence according to INSEE, and the apartment market is limited to a few sales per year in the centre of Chemillé. The dominant profile is that of families who work in the Mauges, in Cholet or in Angers and are looking for space at a price that the two main centres no longer offer. Cholet is around twenty kilometres away as the crow flies, Angers around thirty, and the municipality has an asset its rural neighbours lack: a TER regional railway station on the Angers-Cholet line and direct access to the A87. Three points to know before buying. The first is that the price shown is a house price, with no publishable equivalent for apartments. The second is that the thirteen market towns do not share the same market: the town of Chemillé, with its station and shops, does not have the same appeal as the most outlying delegated municipalities. The third is energy performance, which weighs heavily on an often old rural housing stock, as well as the size of the plot, which the price per square metre of built floor area does not reflect.

Frequently asked questions

The average house price is 1 673 €/m², based on house sales actually completed before notaries in 2024 and 2025, i.e. 283 transactions. This average covers significant variations depending on the market town, the condition of the property, its energy performance and the size of the plot. No apartment price is shown, as there are not enough sales.

Because it is the only market that really exists in Chemillé-en-Anjou. The municipality records around 142 house sales per year, against sixteen apartment sales over the last five years, or three per year on average. On such a small volume, a single sale is enough to move the average by more than ten per cent: an apartment price would have no reliability. We therefore show the house price, which rests on several hundred transactions and matches what you are most likely to buy here.

Because the volumes do not allow it. Of the sixteen apartment sales recorded in five years, thirteen are in the centre of Chemillé, and six statistical areas of the municipality, including Melay, Valanjou, La Tourlandry, Saint-Georges-des-Gardes and Sainte-Christine, have none. On the house side, sales are spread across thirteen market towns, which leaves too few transactions per delegated municipality for a stable price. We prefer a single page and a solid municipal price to a series of fragile figures.

It is a merged municipality, created on 15 December 2015. It brings together Chemillé-Melay, formed in 2013 by the merger of Chemillé and Melay, and eleven other municipalities: Chanzeaux, La Chapelle-Rousselin, Cossé-d'Anjou, La Jumellière, Neuvy-en-Mauges, Sainte-Christine, Saint-Georges-des-Gardes, Saint-Lézin, La Salle-de-Vihiers, La Tourlandry and Valanjou. It comprises thirteen delegated municipalities over 324 square kilometres. Each market town keeps its church, its local services and its own property market.

It all depends on what you are looking for. Chemillé-en-Anjou is a market of houses with land, in the bocage of the Mauges, around twenty kilometres from Cholet and thirty from Angers as the crow flies. What sets it apart from the other rural municipalities of the area is that it is served by a TER regional railway station on the Angers-Cholet line and by an exit of the A87. If you are looking for an apartment, however, the local supply is almost non-existent and you need to look towards the two main centres.

Start with the market town: the thirteen delegated municipalities differ both in their level of services and in their proximity to the station and the motorway, and the gap between the town of Chemillé and the most outlying ones is real. Then look at the condition of the property and its energy performance, which count for a lot in an often old rural housing stock. Finally, take into account the size of the plot, which the price per square metre of built floor area does not reflect.
