The 2026 figures· Indicative data
3 406€/m²

The average price recorded in Chennevières-sur-Marne stands at 3 406 €/m². That average covers a mixed stock: according to INSEE, the French national statistics institute, 66,6 % of dwellings are apartments and 32,8 % houses, a larger single-family share than in the heart of the Paris suburbs. The contrast is clear between the large estates and the developments of the 1960s to 1980s on the plateau, more affordable, and the fabric of detached houses on the hillsides and along the Marne, more sought after: the average price recorded on houses and villas comes out at 4 733 €/m². The outlook from the heights, closeness to the river and the energy rating widen the gaps. The figures come from the DVF database, which lists sales actually registered before notaries.

Market trends and analysis for Chennevières-sur-Marne

The market in Chennevières-sur-Marne fits into that of the eastern Val-de-Marne, a residential part of the inner suburbs where family demand stays strong. The commune, lived in all year round with 91,7 % main residences according to INSEE, draws households looking for a detached house or a large apartment on a controlled budget, at a distance from Paris. The absence of a station on its territory holds prices below those of the riverside communes served directly by the RER A, such as Le Perreux or Nogent, which are clearly more expensive.

The planned arrival of the Grand Paris Express metro in the neighbouring sector of Champigny is the main change to watch: better services bring the east of the Val-de-Marne closer to the rest of the metropolitan area and can support demand in the adjoining communes. At the level of the individual property, energy performance weighs more and more in negotiations, in particular on the apartment blocks of the plateau built between 1960 and 1980. The houses of the hillsides, rarer, remain the tightest segment.

average €/m²

On the hillsides of the eastern Val-de-Marne, Chennevières-sur-Marne sits below its direct neighbours and far from the riverside communes served by the RER. The gap owes above all to transport links and to the weight of flats on the plateau.

The history of Chennevières-sur-Marne

The site was inhabited very early: Neolithic tools, weapons and pottery have been uncovered near the Chennevières bridge. The name appears in the records in 1170 in the form Caneveria, from hemp, a plant long grown on the spot. In the Middle Ages, the inhabitants were released from serfdom in 1250 on the orders of Queen Blanche of Castile, and the Saint-Pierre church was made a parish. During the Hundred Years' War and then the Wars of Religion, the villagers dug underground galleries linking the church to the Marne to shelter children, food and valuables.

The Saint-Pierre church, built in the 13th century in the Champagne style widespread in the Paris region, remains the landmark of the old village. The upper parts of the nave collapsed in the 18th century and the west front was rebuilt in the 19th century by the architect Demanet. The town long remained a small wine-growing and rural commune: the south-facing hillsides, listed for their landscape interest, carried vines overlooking the village and the river. The tradition has not disappeared, since the Clos Saint-Vincent association replanted a first vineyard in 2002 on the heights.

In the 19th century, the Marne became a place of leisure. From the 1860s, restaurateurs set up guinguettes, open-air riverside cafés, on the banks, drawing Parisians who came to row and dance by the water. After the battle of Champigny in 1870, the fort of Champigny, a partly buried work of the Séré de Rivières system, was built in 1878 on the plateau at the edge of the commune. The 20th century turned Chennevières into a residential commune of the near suburbs: developments of detached houses on the hillsides, then apartment blocks on the plateau, accompanied the growth of the population.

Who buys in Chennevières-sur-Marne

According to INSEE, Chennevières-sur-Marne has 18 710 inhabitants for 8 589 dwellings, of which 7 872 are main residences, 91,7 % of the stock: second homes weigh only 2,0 %, the sign of a commune lived in all year round rather than a holiday place. Apartments account for 66,6 % of dwellings and houses 32,8 %, a single-family share above that of the core of the conurbation. Among households in main residences, 56,2 % are owners and 42,0 % tenants. Buyers are mainly inner-suburb families looking for a detached house or a large apartment within reasonable reach of Paris, on a budget kept in check compared with neighbouring communes better served by the RER.

Frequently asked questions

The average price recorded is 3 406 €/m², calculated from sales registered before notaries and published in the DVF database. It is a town-wide average, mixing the apartment on the plateau and the house on the hillsides. The average price recorded on houses and villas reaches 4 733 €/m². The position on the heights, closeness to the Marne, the aspect and the year of construction explain most of the gaps. A serious valuation is set on comparable sales, not on the average.

The commune is organised between the old village and the hillsides running down to the Marne, more sought after and dominated by detached houses, and the plateau, higher up, where the apartment blocks and large estates of the 1960s to 1980s are concentrated. The banks of the Marne and the south-facing heights, long planted with vines, form the most prized fabric, while the plateau offers more affordable homes. These two kinds of housing do not sell at the same level.

No RER station crosses the commune: it relies on the neighbouring RER A stations at Champigny and Villiers-sur-Marne, reached by bus, and on the road network towards the Nationale 4 and the A4 motorway. This service, less direct than in the riverside communes with their own station, weighs on prices. The arrival of line 15 of the Grand Paris Express in the Champigny sector is closely watched, as it brings the east of the Val-de-Marne closer to the rest of the metropolitan area.

The market stays more single-family than in the core of the suburbs: according to INSEE, houses account for 32,8 % of dwellings, against 66,6 % apartments. They are concentrated on the hillsides and in the developments of the old village, with varying floor areas and plots. Supply exists but is contested by families, and the gap in price per square metre with flats is clear, which makes the valuation of a house heavily dependent on its condition, its plot and its view over the valley.

As everywhere, a sale requires an up-to-date set of technical surveys (energy rating, asbestos, lead, electricity, gas depending on the age of the property). On the hillsides and along the Marne, it is worth checking exposure to natural hazards, notably clay shrinkage and swelling and the ground movements recorded on some slopes, which may appear in the statement of risks. Letting a furnished tourist rental also requires a declaration at the town hall.
