The 2026 figures· Indicative data
4 414€/m²

In Clohars-Carnoët, the reference price stands at 4 414 €/m² for an apartment. That level reflects a market on the southern coast of Finistère, carried by the double appeal of the harbours of Doëlan and Le Pouldu and by closeness to Quimperlé. The detached house largely dominates the stock, between town centre, hamlets and sea frontage, while the supply of apartments stays concentrated near the harbours and the town centre. These values come from the DVF data, that is, from sales actually registered before notaries, and not from asking prices. They give an order of magnitude: each property still has to be judged on its condition, its location and its closeness to the coast.

Market trends and analysis for Clohars-Carnoët

The market in Clohars-Carnoët is carried by the appeal of the southern coast of Finistère: the presence of two harbours, of Blue Flag beaches and of the GR34 path supports demand for second homes that comes on top of the residential demand tied to the Quimperlé area. Annual transaction volume stays limited, which makes each sale sensitive to its own features, closeness to the shore, view, condition of the property, more than to any single market trend.

Over a longer horizon, the path of prices depends on the scarcity of building land on the coast, framed by the Coastal Act, and on the tourist and heritage appeal of the commune, between harbours, beaches and the forest of Carnoët. Energy performance is also becoming an ever more decisive criterion in valuing properties, notably on the older buildings of the hamlets and the town centre.

The history of Clohars-Carnoët

The name Clohars-Carnoët has its origin in the Old Breton clut, fame, and uual, worth. The second element, Carnoët, was added to tell the commune apart from its namesake Clohars-Fouesnant, in the south of Finistère: it names the forest that occupies the northern part of the territory, on the banks of the Laïta. The commune grew between the 10th and 11th centuries, with the gradual clearing of that forest.

Around 1040, Countess Judith, wife of Alain Canhiart, gave the small harbour of Doëlan to the Sainte-Croix abbey of Quimperlé, which then became a priory. In 1177, Abbot Maurice, come from the abbey of Langonnet, founded on the banks of the Laïta the abbey of Notre-Dame de Carnoët, later to take the name of Saint-Maurice-de-Carnoët. The site, today in ruins in the forest of Carnoët, was bought in 1991 by the Coastal Conservancy, which has since overseen its restoration over close to 123 hectares.

At the end of the 19th century, the harbour of Le Pouldu drew Paul Gauguin and several painters of the Pont-Aven school, who stayed there more than once and painted the coast and its cliffs. That artistic history is still part of the identity of the commune, today turned towards coastal tourism, with its Blue Flag beaches, the GR34 coastal path and its two harbours, Doëlan and Le Pouldu, which shape local life between fishing, boating and holidays.

Who buys in Clohars-Carnoët

According to INSEE, the French national statistics institute, Clohars-Carnoët has around 4 708 inhabitants, a population growing with the appeal of the southern Finistère coast. The market speaks both to year-round residents, often families or working households based around Quimperlé, and to second-home buyers drawn by the harbours of Doëlan and Le Pouldu and by the beaches of the area. The housing stock is dominated by the detached house, in the town centre, in the hamlets or on the seafront, with a narrower supply of apartments concentrated near the harbours. This double demand, residential and second-home, helps support prices on the best-placed properties.

Frequently asked questions

The reference price in Clohars-Carnoët stands at 4 414 €/m² for an apartment. That figure comes from the DVF data, the sales actually signed before notaries. It is an average: depending on closeness to the coast, the condition of the property and its aspect, a home near the harbours of Doëlan or Le Pouldu can depart appreciably from that base.

The harbours of Doëlan and Le Pouldu concentrate a good part of the demand, with houses close to the water and the feel of a fishing village. The town centre offers the shops and schools for everyday life. The inland hamlets, closer to the forest of Carnoët, draw buyers looking for quiet, at prices generally more affordable than on the sea frontage.

Clohars-Carnoët lies around ten minutes from Quimperlé, which has a station served by trains to Lorient, Quimper and Rennes. Lorient, with its employment area and its airport, is reachable in around twenty minutes by road. That position makes it possible to enjoy the coastal setting while staying close to the employment and service hubs of the area.

The local market is overwhelmingly one of houses, whether in the town centre, the hamlets or near the harbours. The supply of apartments stays limited and is concentrated mainly near Doëlan and Le Pouldu. For a buyer, the detached house is the dominant product, while the apartment can suit a pied-à-terre or a tighter second-home budget.

A coastal commune, Clohars-Carnoët comes under the Coastal Act, which frames what may be built near the shore and in the areas close to the GR34 path and the forest of Carnoët. The abbey site of Saint-Maurice and its surroundings also benefit from heritage and landscape protections. Before any project, it is worth consulting the local planning scheme at the town hall to check whether a plot can be built on and which rules apply.
