Property Prices in Cognin

The 2026 figures· Indicative data
2 972€/m²

The average price of apartments in Cognin stands at 2 972 €/m², based on the DVF transactions actually registered with notaries (DVF is the French record of notarised property sales). This average covers a varied stock: recent blocks and developments belonging to the Chambéry conurbation, apartments in the old centre clustered between the Hyère and the Forézan, town houses along the former canals and more recent detached homes on the hillsides climbing towards the Montagne de l'Épine. The immediate proximity of Chambéry, two kilometres away, access to the routes towards Lyon and the Maurienne valley, floor level, aspect and the condition of the property make values vary noticeably. The municipality, packed into around four and a half square kilometres at the mouth of the valley, has limited land, which supports demand for well-located properties.

Market trends and analysis for Cognin

The Cognin market remains active for a municipality of this size, with around seventy sales recorded each year in the DVF data. This turnover comes from the residential role of the municipality and from its place in the Chambéry conurbation, where demand for housing regularly exceeds available supply. Land is constrained: squeezed into around four and a half square kilometres between the relief and the central city, Cognin has little buildable space, and transactions are concentrated on resales and a few new developments within the existing fabric.

Several factors support this price level. The immediate proximity of Chambéry, the conurbation's employment base, access to the motorways towards Lyon and to the Alpine valleys, and the setting between Lake Bourget and the mountain ranges sustain solid residential demand. Conversely, the absence of a marked tourist role and a market geared to main residences contain the rise in prices and keep Cognin at a level close to that of Chambéry, below the most highly rated municipalities on the lakeshore.

The history of Cognin

The origins of Cognin go back to antiquity: several remains attest to Roman occupation of the area. The name of the municipality is linked to the Latin cuneus, the wedge, in reference to the spur of land formed by the confluence of the Hyère and its tributary the Forézan, where the old heart of the village settled. In the Middle Ages, Cognin grew around its priory and a castle, at the entrance to the gorge that opens the road westwards from Chambéry.

Water shaped the economic history of the municipality. As early as 1486, a diversion of the Hyère, the mill canal, drove a first forge hammer; over the centuries it powered mills, spinning works and tanneries. The 19th century saw wool, silk and cotton manufactures set up, and the Dumas tannery, active since the end of the 18th century, was bought in 1915 by Joseph Opinel. This industrial activity tied to water power marked the landscape of Cognin, still readable in the layout of its former canals.

Two stone bridges over the Hyère bear witness to that past: the Pont-Vieux, with two arches, recorded at the start of the 16th century, and the Pont-Saint-Charles, built in 1671. Long a separate industrial village, Cognin is today a residential municipality in the western suburbs of Chambéry, part of the Grand Chambéry conurbation, whose population has grown strongly since the 1960s.

Who buys in Cognin

Cognin has 6 954 inhabitants, which makes it one of the most populous municipalities in the near suburbs of Chambéry. The market here is first and foremost residential and geared to year-round living: working households employed in the Chambéry conurbation, families looking for a quieter setting than the city centre while staying a few minutes from Chambéry, and first-time buyers. The municipality combines an old centre, blocks of flats and detached-house areas on the heights. Buyers often look for proximity to schools, shops and road access towards Chambéry, Aix-les-Bains and the Alpine valleys. Apartments account for a large share of transactions, while detached houses remain rarer and more sought after.

Frequently asked questions

The average price of apartments in Cognin is 2 972 €/m², based on the DVF transactions actually registered with notaries. This average covers wide gaps depending on the sector, floor level, aspect, outdoor space, the condition of the property and its energy performance. A recent apartment close to the shops and an older home in the centre do not trade at the same level.

The municipality brings together very different urban fabrics. The old centre, hemmed in between the Hyère and the Forézan, and the blocks of flats close to the shops offer more affordable properties, while the detached-house areas on the hillsides, quieter and often with outdoor space, sit at the top of the range. Aspect, the view over the mountain ranges and the distance to the routes into Chambéry also weigh on the value of a home.

Cognin adjoins Chambéry to the west, about two kilometres from the centre. The nearest station is Chambéry - Challes-les-Eaux, served by regional and high-speed trains towards Lyon, Grenoble and the Maurienne valley. By car, the municipality is linked to the A43 and A41 motorways that cross the conurbation. The Grand Chambéry bus network serves the municipality, and Chambéry-Savoie airport lies close to Lake Bourget.

Yes. Unlike tourist or mountain municipalities, the Cognin stock is occupied year-round by its residents for the most part. Demand comes mainly from households working in the Chambéry conurbation and looking for a home close to Chambéry at a more measured price level than the central city. This structure supports steady demand for apartments as well as for family houses.

The market is mostly in flats: the benchmark price of 2 972 €/m² covers apartments, which make up the bulk of supply. Detached houses, rarer on the market and concentrated in the hillside residential areas, generally trade above the level of apartments, given their floor area, their plot and the limited land in a municipality of four and a half square kilometres. The choice depends mainly on budget and intended use.
