The 2026 figures· Indicative data
3 191€/m²

The average price recorded in Conflans-Sainte-Honorine stands at 3 191 €/m². That average covers a stock made up rather of detached houses: according to INSEE, the French national statistics institute, houses account for around 52 % of dwellings and apartments 46 %, in a commune where more than 92 % of homes are main residences. The average price recorded on houses and villas comes out at 4 350 €/m², above the town-wide average, because the detached house dominates local demand. The position on the banks of the Seine, closeness to the stations and the energy rating of the property widen the gaps from one sector to another. The figures come from the DVF database, which lists sales actually registered before notaries.

Market trends and analysis for Conflans-Sainte-Honorine

The local market rests on demand for main residences, carried by Paris-region families looking for space within reasonable reach of Paris. The town benefits from its double rail service, the RER A and the Transilien lines of the Saint-Lazare network, and from a stock dominated by detached houses, rare so close to the capital. With more than 92 % main residences according to INSEE, most transactions involve homes lived in all year round, which makes for a fundamental market, less speculative than in holiday communes, and supported by an ownership rate close to 62 %.

New supply stays constrained by the geography of the confluence and by the presence of areas exposed to flood risk, which limit building land near the banks. Activity is split between the sale of older houses in the town centre and on the hillsides, more sought after, and apartments in more recent schemes. As everywhere, energy performance now weighs in negotiations, in particular on the older buildings of the historic sector. Closeness to the employment hubs of the Seine loop and of Cergy-Pontoise keeps demand steady, without marked swings.

average €/m²

On the banks of the Seine and the Oise, Conflans-Sainte-Honorine sits at the level of Pontoise and Cergy, its neighbours on the other bank, and clearly below more highly rated towns of the loop such as Saint-Germain-en-Laye. The dominance of detached houses and the relative distance from Paris explain that gap.

The history of Conflans-Sainte-Honorine

The name of the commune brings together its geography and its religious history. It comes from the Latin confluens, the confluence, here that of the Seine and the Oise, and from Saint Honorina, a Gallo-Roman martyr whose relics were moved to Conflans around 876. A fortified camp existed as early as the early Middle Ages and the Montjoie tower, which still overlooks the old town, long served as the seat of the lordship. A priory was set up around 1080, with monks come from Normandy. The pilgrimage devoted to the saint and the right to levy tolls on the river fixed the town's role on the waterway early on.

The industrial revolution turned this town at the confluence into the French capital of inland shipping. In 1855, the sinking of a towing chain in the Seine made it possible to haul trains of barges between Paris and the confluence: bargemen had to stop at Conflans to make up their convoys, which concentrated mooring, supplies and river trades there. The commune became the meeting point of inland waterway transport and earned its nickname as the capital of barge life. The arrival of the railway, with a first line in 1877 and then the Conflans-Sainte-Honorine station in 1892, extended that role as a crossroads.

That river heritage is still visible today. The Museum of Inland Waterways and Shipping, housed in the château du Prieuré, keeps the memory of river people, and the national bargemen's pardon brings the river community together each year around the chapel barge moored in the town. Having gone from a bargemen's town to a residential commune of the north-west Paris suburbs, Conflans-Sainte-Honorine now has close to 37 000 inhabitants and ranks among the most populous towns of the Yvelines, while keeping its Seine frontage and its quays as its signature.

Who buys in Conflans-Sainte-Honorine

According to INSEE, Conflans-Sainte-Honorine has 36 958 inhabitants for around 15 800 dwellings, of which more than 92 % are main residences: second homes and vacant homes stay marginal. The stock is dominated by single-family housing, with close to 52 % houses against 46 % apartments, and around 62 % of households in main residences own their home. The buyer profile is therefore above all the family settling in for the year. Many come from Paris or the inner suburbs and are looking for a house or a large apartment around thirty minutes from Saint-Lazare, in a riverside commune better endowed with space than the Paris conurbation, without leaving the Paris-region rail network.

Frequently asked questions

The average price recorded is 3 191 €/m², calculated from sales registered before notaries and published in the DVF database. It is a town-wide average, mixing the apartment in recent schemes and the town or suburban house. The average price recorded on houses and villas reaches 4 350 €/m². The sector, closeness to a station, the view over the Seine and the year of construction explain most of the gaps. A serious valuation is set on comparable sales, not on the average alone.

The town is organised around its historic centre, perched above the Seine near the Montjoie tower and the Saint-Maclou church, with older buildings and steep streets. The Fin d'Oise sector, at the tip of the confluence, takes its name from the station and combines housing with rail services. The Chennevières district and the hillsides offer a more single-family, residential fabric. These sectors do not sell at the same level: the Seine frontage and the houses of the hillsides stand apart from the more recent apartment schemes.

The commune has several stations. Conflans-Fin-d'Oise is served by the RER A, towards Cergy and Paris, as well as by Transilien lines J and L on the Saint-Lazare network. Conflans-Sainte-Honorine station, on line J, runs directly to Paris Saint-Lazare, a little under 25 kilometres away. Allow around thirty minutes to reach Paris. This double service, RER and Transilien, weighs on the value of properties close to the stations and on the appeal of the town for working households in the Paris region.

Supply here is more balanced than in many Paris-region communes, since houses account for around 52 % of dwellings according to INSEE, against 46 % apartments. There are town houses in the old centre as well as detached homes on the hillsides and in the residential districts. Floor areas, plots and the condition of properties vary widely, and the average price of houses sits above the town-wide average. Valuing a house therefore depends above all on its sector, its view and its energy performance.

The position at the confluence of the Seine and the Oise exposes part of the territory to flood risk, framed by a risk prevention plan: it governs some building and works in the sectors close to the banks, to be checked before a purchase. The commune also comes under the Grand Paris Seine et Oise urban authority, whose planning rules apply. On use, letting a furnished tourist rental requires a declaration at the town hall, and local taxation is worth anticipating before buying.
