The 2026 figures· Indicative data
2 553€/m²

In Créon, the benchmark price stands at 2 553 €/m² for an apartment. This level reflects the market of a small market town of the Entre-deux-Mers, east of the Bordeaux conurbation, where the detached house largely dominates supply and where apartments are mainly concentrated in the old town centre and its immediate surroundings. These values come from DVF data, the French notarised sales database, that is, transactions actually registered with notaries, and not from asking prices. The local market keeps a periurban and rural profile, with demand coming both from Bordeaux and from the surrounding wine-growing area. Each property still has to be assessed on its condition, its location inside or outside the town centre, and its floor area.

Market trends and analysis for Créon

The Créon market is that of a periurban and rural market town of the Entre-deux-Mers: the search for a quieter setting, some twenty kilometres from Bordeaux, supports demand for houses with land, while homes in the old town centre attract buyers drawn to the heritage of the bastide. The annual volume of transactions remains moderate, which makes each sale sensitive to the specific features of the property, its condition, its location and its closeness to the centre, more than to any single market trend.

Over the longer term, the path of prices depends on two factors. On one side, the appeal of the wine-growing area and the access provided by the voie verte Roger-Lapébie support steady demand from the Bordeaux conurbation. On the other, energy performance is becoming decisive: well-insulated properties gain value, while older homes in the town centre, which use more energy, are discounted if they are not renovated. The status of main town of the canton, with its shops and services, remains the underlying driver of local demand.

The history of Créon

Créon is a bastide town founded in 1315 by Amaury III de Craon, seneschal of Guyenne on behalf of Edward II, King of England and Duke of Aquitaine, who gave the town its name. It was built at the crossroads of the routes linking Bordeaux to La Sauve-Majeure and Libourne to Langoiran, on the grid plan typical of the bastide towns of the period.

The historic centre has kept its 14th-century grid plan, laid out around the place de la Prévôté with its arcaded galleries, where the Wednesday morning market is still held. The church of Notre-Dame, also dating from the 14th century, overlooks the square, and a leopard, a symbol inherited from the English period, tops the bell tower.

The main town of its canton and the seat of the communauté de communes du Créonnais, an inter-municipal authority, Créon lies at the heart of the Entre-deux-Mers vineyards, between vines and woodland. The municipality is now crossed by the voie verte Roger-Lapébie, a greenway laid out on the former Bordeaux to Sauveterre-de-Guyenne railway line and named after the Gironde-born cyclist who won the Tour de France in 1937, which draws walkers and cyclists.

Who buys in Créon

According to INSEE, the French statistics institute, Créon has around 4 950 inhabitants, the population of a market town within a periurban and rural part of the Entre-deux-Mers. The market serves both households coming from Bordeaux, some twenty kilometres away, in search of a more rural setting with space, and residents of the surrounding wine-growing area. The housing stock remains dominated by detached houses with land, while the supply of apartments, more limited, is concentrated in the old town centre and its immediate surroundings. This role as a market town, with its shops and services, makes it a sought-after anchor point for buying a main residence.

Frequently asked questions

The benchmark price in Créon stands at 2 553 €/m² for an apartment. This figure comes from DVF data, the French notarised sales database, that is, the sales actually signed before a notary. It is an average: depending on floor area, condition and location, a house with land on the outskirts or an old town-centre home in need of renovation can differ appreciably from this baseline.

The town centre, around the place de la Prévôté and its arcaded galleries, concentrates the shops, the market and part of the old building stock. Around it, the housing estates and hamlets offer houses with gardens, sought after by families for the space. Properties close to the schools, the services and the voie verte Roger-Lapébie remain among the most in demand on the local market.

Créon lies some twenty kilometres east of Bordeaux, linked by the road that crosses the Entre-deux-Mers. The voie verte Roger-Lapébie, laid out on the former railway line, also makes it possible to reach the conurbation by bicycle. This relative closeness to the metropolitan area, combined with a more rural setting, explains the appeal of the municipality for people who work in Bordeaux.

The local market is above all a market of detached houses with land, which are largely in the majority in the housing stock. The supply of apartments is more limited and concentrated in the old town centre. For a buyer, the house remains the dominant product, suited to family life in this setting of bastide town and vineyard. An apartment can suit a first purchase or a tighter budget.

The area remains largely agricultural and given over to vines, which frames what can be built and steers development towards the sectors set aside by the municipality. The historic town centre, laid out around the arcaded square, may also carry particular rules linked to its heritage character. Before any project, it is worth consulting the local planning document at the town hall to check whether a plot can be built on and which rules apply.
