The 2026 figures· Indicative data
3 168€/m²

The average apartment price in Cuers stands at 3 168 €/m², based on DVF transactions actually registered with notaries (DVF is the French record of notarised property sales). This average covers a varied stock: apartments in the old centre with its paved lanes and ochre facades, more recent developments on the outskirts, and village houses backing onto the old town. The municipality occupies a wide wine-growing plain in the Var interior, between vines of the Côtes de Provence appellation and olive trees, some twenty kilometres from Toulon. The location of the property, its condition, its floor level, the presence of outdoor space or parking and closeness to shops make the value of a dwelling vary sharply. The position of Cuers, away from the coast but well linked to Toulon, Hyères and Brignoles, sustains spillover demand from working households of the Toulon area, at more measured levels than on the shore.

Market trends and analysis for Cuers

The Cuers market stays active for a municipality of this size, with around seventy apartment sales recorded each year in the DVF data, to which is added a substantial market for detached houses, common in the Var hinterland. That activity stems first from the residential function of the municipality: a year-round population, working households from the Toulon area and families who came looking for a setting more affordable than the coast. New supply grows at the pace of developments on the outskirts, while the old village and the wine-growing plain remain a more constrained fabric.

Several factors support this price level. The crossroads position between Toulon, Hyères and Brignoles, the road and rail links, and a plain setting planted with vines and olive trees sustain steady spillover demand from the coast, where prices are higher. Conversely, the distance from the sea and the hinterland character of the municipality bound the rise in values and explain levels below those of the coastal municipalities of the Toulon area.

The history of Cuers

The site has long been occupied: tradition ties the founding of Cuers to the Greeks of Marseille, under the name Korion, who are credited with introducing the vine and the olive tree to Provence. The Romans developed those crops, which the counts of Provence then carried on. The old village keeps a medieval centre typical of the Var interior, with its paved lanes, its Provençal fountains and its ochre facades.

The plain of Cuers was not always cultivable. Marshy until the early Middle Ages, it was drained and laid out over the centuries to make way for olive trees, orchards and above all vines. In the Middle Ages the seigneury belonged to Provençal families, among them the Castellane, and the municipality was tested by the Wars of Religion. Winegrowing remains the foundation of local identity: the vineyard covers nearly a thousand hectares under the Côtes de Provence appellation, and the cooperative winery, whose first buildings date from the early twentieth century, structures production.

Cuers is also linked to the history of aviation. From 1917, land was acquired in Cuers and Pierrefeu-du-Var to establish a base for non-rigid airships, created in 1919. The base housed the airship Dixmude, a former German zeppelin handed over to France, between 1920 and 1923, until it was lost at sea off Sicily on 21 December 1923. Turned into a naval air base, it closed in 1997 before being converted into an aircraft maintenance facility, a few kilometres north-east of the village.

Who buys in Cuers

Cuers has 13 271 inhabitants according to the INSEE data used for this page (INSEE is the French national statistics office). The municipality has grown markedly since the 1990s, carried by its position in the Toulon hinterland, some twenty kilometres from Toulon and halfway between Hyères and Brignoles. The market is first of all that of a year-round population: working households employed in the Toulon area, families looking for a setting of plain and vines more affordable than the coast, and buyers attached to the Provençal character of the old village. Detached houses and dwellings with outdoor space attract a large share of demand, while apartments in the old centre and in recent developments appeal to first-time buyers and to smaller budgets.

Frequently asked questions

The average apartment price in Cuers is 3 168 €/m², based on DVF transactions actually completed before notaries. This average covers gaps depending on the area, the condition of the property, the floor level, the presence of outdoor space or parking and closeness to shops. A renovated apartment in the centre and an older dwelling on the outskirts do not trade at the same level.

The fabric of the municipality mixes a dense old centre, with paved lanes and Provençal buildings, more recent developments on the outskirts and detached houses on the edges of the wine-growing plain. The type of property, its condition, the presence of a garden or a garage and access to the routes towards Toulon explain most of the differences in value from one neighbourhood to another.

By car, Cuers is linked to Toulon, Hyères and Brignoles by the departmental roads and by the A57 motorway, which crosses the Toulon hinterland. Cuers station is served by regional trains. Toulon-Hyères airport is the nearest. That crossroads position in the Var interior supports the residential appeal of the municipality.

The Cuers market remains dominated by detached houses, common in the Var hinterland. The reference price of 3 168 €/m² relates however to apartments, which make up the supply of the old centre and of the recent developments. Houses, with land and outdoor space, trade in a wider and higher range. The choice depends above all on the budget and on the intended way of life.

In large part. The closeness of the Toulon employment area, some twenty kilometres away, directs spillover demand towards the hinterland, where prices stay more measured than on the coast. Cuers attracts working households and families looking for an affordable setting of plain and vines, which supports a steady market throughout the year.
