The 2026 figures· Indicative data
1 309€/m²

The average price of an apartment in Delle stands at 1 309 €/m², based on the transactions registered with notaries and published in the DVF database, the French notarised sales database. Houses, which make up most of the stock in this small border town, trade on average at around 1 559 €/m². These levels are among the most affordable in eastern France, inherited from an industrial past and from a market that stayed slack for a long time. The average covers varied properties: old town houses in the centre, detached homes on the outskirts, apartments in the blocks near the station. The condition of the property, its energy performance and the closeness of the routes towards Switzerland explain part of the gaps. The figures come from the DVF database, which lists the sales actually completed.

Market trends and analysis for Delle

The Delle market rests on a double engine: the local economy of the south of the Territoire de Belfort and cross-border employment in Switzerland. Demand from cross-border workers, who look to house themselves on the French side at prices well below those of the Swiss Jura, supports values and enlivens a market that was slack for a long time. The reopening of the railway line towards Belfort and Delémont has strengthened this appeal and the visibility of the municipality.

Two factors will weigh on the coming years. On one side, the energy renovation of the older stock, inherited from working-class town planning, is becoming a negotiating criterion, and poorly rated properties sell at a discount. On the other, cross-border demand and the improved transport service could keep tightening a historically affordable market, particularly on family houses and on well-located, renovated properties.

The history of Delle

Delle is a small former town in the south of the Territoire de Belfort, set on the Allaine on the border with Switzerland and the Swiss Jura. Its position on the route between the Belfort gap and the canton of Jura long made it a place of exchange and a border post. The old centre still has houses and narrow streets that bear witness to this role of border town, at the hinge between Franche-Comté, Alsace and the Swiss world.

In the 19th and 20th centuries, Delle developed around industry, including watchmaking and precision engineering, in the wake of the Montbéliard basin and of the Jura watchmaking arc that stretches on both sides of the border. The factories fixed a working population and shaped the urban fabric, with its estates and its tenement blocks. The closeness of Switzerland, where wages are higher, steered part of the working population towards cross-border employment very early on.

The town went through the changes of industry and the closure or conversion of plants over the decades. The reopening, in 2018, of the railway line between Belfort and Delle, extended towards Delémont in Switzerland and connected to the high-speed station of Belfort-Montbéliard, gave Delle a structuring service again. This link strengthened its role as a border gateway and its appeal for workers commuting between France and the Swiss Jura.

Who buys in Delle

According to INSEE, the French statistics institute, Delle has nearly 5 600 inhabitants and forms a hub in the south of the Territoire de Belfort, marked by its industrial past and its border location. The stock mixes old town houses, detached homes on the outskirts and apartments inherited from working-class town planning. Buyers are first of all local households: first-time buyers drawn by low prices, families looking for a house with a garden, employees of local companies. A significant share of demand comes from cross-border workers who, with earnings received in Switzerland, look to house themselves on the French side where property remains markedly more accessible, which supports a market that stayed quiet for a long time but is now more sought after.

Frequently asked questions

The average price of an apartment is 1 309 €/m² and that of a house around 1 559 €/m², based on the sales registered by notaries in the DVF database. These are municipal averages that bring together very different properties: an old town house in the centre, a detached home on the outskirts and an apartment near the station do not belong to the same segment. The condition, the floor area and the energy performance of the property weigh heavily on the final price.

Delle is a small town in an industrial basin that has gone through economic change, with a property market that stayed slack for a long time. The supply of older houses and apartments is plentiful given the size of the municipality, which leaves buyers room to negotiate. Prices remain among the most accessible in eastern France, despite the closeness of Switzerland.

The immediate closeness of Switzerland and of the Swiss Jura makes Delle a sought-after place to live for cross-border workers. With earnings received in Swiss francs and more accessible French property, these households have a comfortable budget to buy on the French side. This demand, strengthened by the reopening of the railway line towards Delémont, supports values and enlivens a market that has historically been quiet.

Since 2018, the reopened railway line has connected Delle to Belfort and to the high-speed station of Belfort-Montbéliard, as well as to Delémont in Switzerland. The road gives direct access to the canton of Jura, to Porrentruy and to the Montbéliard basin. This double service, by rail and by cross-border road, sets Delle apart from comparable small towns and widens its pool of buyers, notably towards cross-border workers.

On a stock marked by the industrial past, it is wise to look into former activity sites and into the state of the soil in some areas. The surroundings of the Allaine can carry a flood risk: the risk prevention plan should be consulted. Finally, on older houses and blocks, the energy performance assessment, the state of the roof and the heating system guide the negotiation.
