The Dieppe market is steady rather than tight, with on the order of 320 apartment sales recorded each year in the DVF data for a commune of 28 496 inhabitants. The town's population has been declining for several decades, which limits pressure on prices, but the make-up of the stock keeps trade alive: two thirds apartments, a majority of tenants and a share of vacant dwellings close to 11 %, which feeds a constant flow of properties in need of work. First-time buyers coming out of renting are the base of demand.

Several drivers of activity feed the area. The port, at once cross-Channel, commercial, fishing and leisure, shapes the local economy, and the Alpine factory, based on the avenue de Bréauté since 1969, remains the main industrial employer. Some fifteen kilometres to the north-east, the Penly nuclear site and the plan for new reactors mobilise construction and subcontracting jobs over several years. Tourism completes the picture, with the seafront, the link to Newhaven and a share of second homes of 12 %, which supports demand for properties with a view.

The history of Dieppe

The name Dieppe comes from a river name recorded in the 11th century, formed on a Germanic or Norse root meaning deep, which replaced the older name Tella. Vikings settled at the mouth of the Arques around 910, and the town was founded after 1015 by Richard II, Duke of Normandy, who sought to turn Norman expansion towards the sea. After the conquest of England in 1066, Dieppe became a port of call for cross-Channel trade. Its high point came in the 16th century, under Francis I: the shipowner Jehan Ango, born around 1480 and died in 1551, sent his ships towards Sumatra, Brazil and Canada, while the local school of cartography produced the planisphere of Pierre Desceliers in 1546.

The Anglo-Dutch bombardment of 1694 destroyed the town almost entirely. It was rebuilt on a regular grid plan, of which the arcades of the Bourse, raised in the 18th century to plans by Ventabren, architect to Louis XIV, still bear witness. Ivory craft, inherited from maritime links with Africa and the Indian Ocean, then occupied dozens of workshops and produced the Pollet figurines sold to visitors. The fashion for sea bathing did the rest: the Duchess of Berry bathed at Dieppe on 3 August 1824 and returned each season until 1829, drawing the aristocracy. The railway arrived in 1848, with a first train on 28 June and services opening on 1 August.

On 19 August 1942, Operation Jubilee threw more than 6 000 men onto the beaches of Dieppe and the neighbouring communes, close to 5 000 of them Canadians. The failure was total: 907 Canadians were killed and 1 946 taken prisoner in a single day. The town was liberated on 1 September 1944 by the 2nd Canadian Division, without fighting. The post-war years transformed its urban shape: from 1965, under the mandate of mayor Jean Tournier, Janval was built up and a vast housing programme gave birth to the districts of Val Druel and Les Bruyères. The neighbouring commune of Neuville-lès-Dieppe was attached to it by merger on 1 January 1980. Jean Rédélé had founded Alpine there in 1955, whose factory has occupied the avenue de Bréauté since 1969.
