Market trends and analysis for Drumettaz-Clarafond

The Drumettaz-Clarafond market is driven first by demography. The population has risen sharply since the post-war years and continues to grow, fed by working households employed in Aix-les-Bains, Chambéry or Annecy who do not want to live in the town centre. This residential pressure, in a municipality where land is limited by the relief and by the proximity of the lake, sustains strong demand for houses. The Savoyard employment areas, spa activity and the pursuits linked to Lake Bourget provide a stable economic base that secures the municipality's appeal over the long term.

Accessibility is the second driver of the local market. Junction 13 of the A41 and the nearby station at Viviers-du-Lac place the municipality within the daily orbit of Chambéry and Annecy, two conurbations where prices are higher. Drumettaz-Clarafond thus benefits from a classic peri-urban spillover effect: buyers look for a greener and more affordable setting than in town, while keeping a reasonable journey time. The proximity of the Mont Revard and Lake Bourget adds an amenity dimension that sets the municipality apart from purely residential suburbs.

The history of Drumettaz-Clarafond

Drumettaz and Clarafond were two separate parishes before being brought together as a single community in 1723. The territory, long attached to the Genevois, passed to the province of Savoy in 1749. Like the whole duchy, it became French in 1860 after the Treaty of Turin, which attached Savoy to the France of Napoleon III. The municipality then lived off farming, vines on the hillsides and the working of the woods of the Bauges range, which towers over the village. Its altitude ranges from 257 to more than 1 500 metres, between cultivated plain and forested slopes.

The 20th century deeply transformed this rural village. The population, modest for decades, roughly quadrupled from the post-war years onwards. In the 1950s and 1960s, Drumettaz-Clarafond swung from a farming economy towards a residential and commercial role, driven by the immediate proximity of Aix-les-Bains and its spa. The opening of the A41 motorway, whose junction 13 directly serves the municipality, accelerated this change by bringing Chambéry and the Annecy area within daily reach. Housing estates spread up the slope, without the village losing its anchorage between lake and mountain.

Today the municipality belongs to the Grand Lac conurbation, around Aix-les-Bains, and falls within the catchment of Chambéry. No railway line crosses its territory, but Viviers-du-Lac station lies about two kilometres away, linking the valley to Chambéry and Annecy. The Mont Revard, a cross-country skiing area reached from Aix-les-Bains, closes the horizon to the east. Between Lake Bourget, the neighbouring spa activity and the slopes of the Bauges, Drumettaz-Clarafond keeps the profile of a sought-after peri-urban municipality, halfway between the town and outdoor pursuits.

Who buys in Drumettaz-Clarafond

According to INSEE (France's national statistics institute), Drumettaz-Clarafond has around 3 012 inhabitants, a population rising steadily with the arrival of working households employed in Aix-les-Bains, Chambéry or Annecy. The housing stock consists overwhelmingly of detached houses, occupied as main residences by their owners. Buyers are mainly families and first-time buyers looking for a residential setting close to the lake while staying connected to the Savoyard employment areas. The share of second homes remains limited, the municipality belonging more to everyday peri-urban life than to seasonal tourism, despite the presence of the mountains and the lake nearby.

Frequently asked questions

The average price recorded in Drumettaz-Clarafond is 3 952 €/m². This figure is calculated from the DVF data, which list the sales actually signed before notaries. It is an average: a recent apartment close to Aix-les-Bains and an older house on the heights do not trade at the same level. For a valuation suited to your property, its floor area, its condition and its precise location must be taken into account.

The municipality is tiered between an old village, housing estates opened since the 1960s and higher areas facing the Bauges range. Properties near the A41 access points and a short distance from Aix-les-Bains are the most in demand. Climbing towards the slopes, plots are larger and greener, but the distance from services shows in the prices. Orientation towards the lake and the view also count for a great deal.

The municipality is served by junction 13 of the A41 motorway, which puts Chambéry about ten minutes away and Annecy around thirty. There is no station on the territory, but Viviers-du-Lac station, about two kilometres away, allows you to reach Chambéry and Aix-les-Bains by train. This road and rail accessibility partly explains the municipality's residential appeal to workers from the three Savoyard employment areas.

The local market is dominated by detached houses, the heart of the municipality's residential stock. Apartments exist mainly in the more recent developments close to the main routes and to Aix-les-Bains, but they remain a minority. Families look here above all for a plot and a setting close to the lake and the mountains. Apartments attract young households and investors targeting rentals in the neighbouring spa area.

Yes, the topography plays a real role. The territory is tiered from 257 to more than 1 500 metres, between plain and the slopes of the Bauges. Properties higher up often offer views over Lake Bourget but can be more exposed to access constraints in winter. The proximity of the lake, the Mont Revard and the Aix-les-Bains spa is an amenity asset that durably supports residential demand.
