Market trends and analysis for Eaunes

The first driver of the Eaunes market is the suburban spread of Toulouse. Since the 1970s, the urban area has pushed towards its southern ring households looking for houses more affordable than in the central city. The history of Eaunes

Eaunes is a municipality of the southern Toulouse area, some twenty kilometres from Toulouse and five kilometres from Muret, on the Haumont stream that joins the Ariège further north. Long attached to Muret, the territory separated from it in 1777 to become an autonomous municipality, whose first mayor was the notable Louis de Gayrard. The village was modest at the time: the census of 1793 counted only 319 inhabitants there. After the Revolution, several families fleeing the unrest settled and built residences, among them the château Gerber. Until the middle of the 20th century, Eaunes remained a farming village of the plain, away from the growth of Toulouse.

The main monument of the municipality is the Cistercian abbey of La Clarté-Dieu, founded in 1150 on land granted by the lords of Montaut. Attached to the line of Cîteaux through Morimond, by way of the abbeys of Berdoues and Planselve, it was first built in wood; the stone construction of the church and the monastery was only completed at the beginning of the 14th century, before being plundered in the following century. The establishment declined in the 17th century, then disappeared in 1790 with the dispersal of the community and the sale of its property. The church was listed as a historic monument in 1932, the chancel and the transept classified in 1967, the priory listed in 1992.

The present face of Eaunes took shape from 1975, when the Toulouse urban area reached its southern edge. The population, still 361 inhabitants in 1931, reached 1 488 in 1975, 3 389 in 1999, then 6 539 today: the municipality has grown more than fourfold in half a century, essentially through housing estates. In 1989, the council bought the abbey, laid out its park and opened it to the public. The restored conventual building has housed the Marie de France municipal media library and the council chamber since October 2008. Eaunes now belongs to the communauté d'agglomération du Muretain, the inter-municipal authority that structures the services and transport of this area south of Toulouse.
