Market trends and analysis for Eysines

The first driver of the Eysines market is the demographic pressure of Bordeaux Métropole, the metropolitan authority. The municipality has grown from around 7 000 inhabitants in the 1970s to 24 825, carried by households looking for a detached house a few minutes from Bordeaux. Employment lies largely outside the municipality: Bordeaux, the airport area of Mérignac and the industrial sites of Saint-Médard-en-Jalles shape daily travel. This dependence on neighbouring centres explains why accessibility and journey time weigh as much as the qualities of the property itself in the decisions of buyers.

The second factor is new-build supply, concentrated around the tram. The extension of line D to Cantinolle, opened on 29 February 2020, has underpinned an eco-district project and several apartment schemes on the eastern edge of the municipality. Against that, available land is limited: 12,01 km² in all, of which 162 hectares of protected market-gardening land and 72 hectares of parks and gardens. This constraint steers new construction towards densifying the sectors already served rather than towards sprawl, and supports the value of existing houses.

The history of Eysines

The name Eysines comes from the Gascon aisinas, recorded in 1259, which referred to the common land over which the inhabitants held rights of use. The municipality covers 12,01 km² north-west of Bordeaux, in the vallée des Jalles. From the 12th century, a dozen watermills turned along the jalle de Blanquefort and supplied flour to Bordeaux: water was the first resource of the place. The Thil aqueduct, brought into service on 15 August 1857, captured the nearby springs to supply the city. The church of Saint-Martin was built in the second half of the 19th century, and Le Haillan, until then attached to the municipality, separated from it in 1867.

The alluvial soil of the jalles made Eysines the vegetable garden of Bordeaux. For generations, market-gardening families grew vegetables there that were sold the same morning on the city markets, an outlet greatly eased by the tram lines built between 1893 and 1897 towards Bordeaux and the neighbouring municipalities. Two local products came out of it: the Eysines early potato, harvested in June, and the Eysines warted squash. A potato brotherhood was set up in 2000 to defend the product, and the growers registered a collective trademark at the start of 2009. The market-gardening museum, housed at the domaine de Lescombes and in a marsh hut, keeps the memory of this trade alive.

Urbanisation changed scale from the 1970s onwards. The population rose from around 7 000 inhabitants to 24 825 today, through successive housing estates. The Bordeaux ring road, in service since 1978, cuts across the area and separates Migron and Le Derby from the rest of the municipality. Eysines is organised into distinct sectors: Le Bourg, Le Vigean, Migron-Bois Gramond, Le Derby, La Forêt, Le Grand Louis, Montalieu, Carès-Cantinolle and Le Pinsan. The market-gardening area of the vallée des Jalles, 162 hectares to the north, is kept outside the built-up zone, alongside 72 hectares of parks and gardens. The extension of tram line D to its Cantinolle terminus, opened on 29 February 2020, has revived urban renewal around that neighbourhood.

Who buys in Eysines

Eysines has 24 825 inhabitants and 12 307 homes. According to INSEE, the French statistics institute, 93,6 % are main residences and the share of second homes is marginal: the market is purely residential, with no tourist dimension. Again according to INSEE, 50,4 % of households are owner-occupiers and 48,4 % tenants, a balance close to the national average, and 41,2 % of households are single-person, which sustains demand for smaller homes. Buyers are above all couples and working families, employed in Bordeaux or Mérignac, looking for a house with a garden a few minutes from the ring road, along with first-time buyers drawn by the developments served by the tram.

Frequently asked questions

The average price of apartments in Eysines is 3 479 €/m², based on DVF transactions actually completed before a notary. This municipal average covers different realities: the recent residences of Carès-Cantinolle and Le Vigean, the older apartment buildings of Le Bourg, the suburban housing estates of Migron and Le Grand Louis, and the houses close to the market-gardening area. Floor area, year of construction, parking and distance to the tram weigh heavily on the value of a property.

Tram line D has served the municipality since 29 February 2020, with its terminus at Cantinolle and a park-and-ride with 650 spaces. The centre of Bordeaux is about five kilometres away, also reachable by the ring road that crosses the area, in service since 1978. Several bus routes complete the links towards Le Bouscat, Bruges and Mérignac. Having a tram stop nearby has become a frequent search criterion among buyers.

The municipality is divided into clearly identified sectors: Le Bourg, Le Vigean, Migron-Bois Gramond, Le Derby, La Forêt, Le Grand Louis, Montalieu, Carès-Cantinolle and Le Pinsan. Le Bourg concentrates the public facilities and the shops around the church of Saint-Martin. Carès-Cantinolle, served by the tram terminus and part of an eco-district project, attracts buyers looking for recent housing. Migron and Le Derby, cut off from the rest by the ring road, remain distinctly suburban in character.

The two markets genuinely coexist, which is not that common in the inner ring of Bordeaux. According to INSEE, the French statistics institute, the municipality has 51,9 % houses and 46,8 % apartments across 12 307 homes. Detached housing dominates in Migron, Le Grand Louis and on the edges of the market-gardening area; apartment buildings are concentrated in Le Bourg, Le Vigean and the recent schemes at Cantinolle. The choice therefore depends above all on the sector targeted and the budget available.

No. The vallée des Jalles is protected: 162 hectares of market-gardening land north of the municipality are kept outside the built-up zone, alongside 72 hectares of parks and gardens. The land beside the jalles is also low-lying and exposed to flood risk, which constrains what can be built. Before buying a plot or a house, ask for the planning certificate and the risk statement: they set out the zoning that applies to the plot and the easements in force.
