2 565€/m²

The average price of apartments in Feyzin stands at 2 565 €/m², based on DVF data, the French notarised sales database, which records the transactions actually registered with notaries. A municipality of the south of the Lyon metropolitan authority, on the left bank of the Rhône, Feyzin is clearly split between an old hilltop village and its housing estates on the plateau, on one side, and an industrial plain along the river, on the other. The market for houses sits appreciably higher, at around 3 838 €/m², which reflects the weight of the detached homes of the plateau against apartments that are often older. Demand comes from households working in the Lyon conurbation and looking for quick access to Lyon at a contained price. The location on the plateau or down below, the condition of the property and the presence of outdoor space weigh heavily on value.

Market trends and analysis for Feyzin

The Feyzin market is fully part of the dynamic of the Lyon metropolitan authority, of which it is one of the accessible municipalities of the south. With around ten thousand inhabitants, the town benefits from the residential pressure bearing on the whole conurbation, fed by working households looking for more measured prices than in the centre. The duality of the territory, between residential plateau and industrial plain, strongly shapes the market: the detached homes of the heights and the old village concentrate the strongest demand.

Several factors sustain the appeal of the municipality. The immediate closeness of Lyon, the motorway and public transport links, and a price level below that of many neighbouring municipalities are advantages for buyers. Conversely, the industrial image tied to the refinery and the closeness of the business areas can weigh on some areas. The market therefore remains contrasted, with valued houses on the plateau and more affordable apartments, depending on their location and their surroundings.

The history of Feyzin

Feyzin is a former wine-growing and farming village of the south of the Lyon area, set on the edge of a plateau overlooking the Rhône plain. Long a modest place, the municipality lived to the rhythm of its vines, its crops and the nearby river. Its territory, on a major route between Lyon and the Rhône valley, still bears the mark of that strategic position, notably with the fort de Feyzin, a military work built at the end of the 19th century within the ring of forts that protected Lyon.

The face of the municipality changed radically in the 20th century with the industrialisation of the Rhône plain. The arrival of a large oil refinery, from the 1960s onwards, brought Feyzin into the industrial era and drew a large workforce, housed in new neighbourhoods. The disaster of January 1966, the explosion of the refinery which claimed eighteen lives, left a lasting mark on the memory of the town and helped to change French regulation on industrial risk.

Since then, Feyzin has developed as a residential municipality of the southern suburbs of Lyon, while keeping its large business area along the river. The old village and its plateau host suburban housing estates, while blocks of flats have been built close to the transport routes. The municipality thus combines an industrial heritage that is still alive, a village setting on the heights and full integration into the Lyon metropolitan authority.

Who buys in Feyzin

Feyzin has around 10 300 inhabitants. Its housing stock mixes detached homes, in the majority on the plateau and in the old village, with blocks of flats built close to the transport routes and to the former industrial activity. Main residences make up almost the whole of the stock, with a fairly balanced split between owners and tenants, the latter numerous in the blocks of flats. Buyers are mainly working households of the Lyon conurbation, often first-time buyers, drawn by prices lower than those of Lyon and of the municipalities of the west, and by quick access to the centre by motorway and public transport.

Frequently asked questions

The average price of apartments in Feyzin is 2 565 €/m², based on DVF transactions actually completed before notaries. The market for houses sits higher, at around 3 838 €/m², carried by the detached homes of the plateau. These averages cover gaps depending on location, between the old village, the housing estates of the heights and the neighbourhoods of the plain, and also on the condition and the aspect of the property.

In Feyzin, houses trade at around 3 838 €/m² against 2 565 €/m² for apartments. This marked gap is explained by the geography of the municipality: detached homes are concentrated on the plateau and in the old village, sought-after residential areas, while part of the apartments sit in older blocks or close to the business areas. Land available for building a detached house is scarce here, which supports its value.

Feyzin is linked to the centre of Lyon by the A7 motorway and by the public transport of the metropolitan authority, notably bus routes reaching the metro and tram stations of the south of the conurbation. This quick access to the Lyon employment centres is one of the main drivers of local housing demand, in particular for working households who wish to stay in the metropolitan area while limiting their housing budget.

The industrial zone and the refinery occupy the Rhône plain, away from the residential areas of the plateau and the old village. The housing market has taken shape around those residential neighbourhoods, which are more sought after, and this partly explains the price gap with neighbouring municipalities of the west of the Lyon area. The precise location of a property, its distance from the business areas and its immediate surroundings are criteria to examine closely when buying.

Feyzin is among the municipalities of the south of the Lyon metropolitan authority where prices remain contained, which makes it an entry point for many first-time buyers. The benchmark price of 2 565 €/m² for apartments sits appreciably below that of Lyon and of several municipalities of the west. The trade-off lies in a more industrial setting and in a market where location, between residential plateau and plain, makes a real difference.
