The 2026 figures· Indicative data
3 034€/m²

In Floirac, on the right bank of the Garonne, the average price of apartments reaches 3 034 €/m², according to the sales registered in the DVF database, the French notarised sales database. This is an intermediate level within the Bordeaux metropolitan area, appreciably below Bordeaux itself, but in line with the average of the right-bank municipalities. For some years the municipality has benefited from the urban renewal of the Hauts de Garonne and from the arrival of the tram, which have brought the right bank closer to the centre of the conurbation. The housing stock ranges from the Bordeaux échoppe and the hillside houses to the recent developments of the plain. Location, between lower Floirac and the heights, the condition of the property and its energy performance explain most of the gaps. These figures, drawn from transactions signed before notaries, give a reliable municipal benchmark; a precise valuation then relies on comparable sales, examined property by property.

Market trends and analysis for Floirac

The Floirac market is part of the catching-up movement of the Bordeaux right bank. Urban renewal and the extension of the tram network have strengthened the appeal of the municipality, by bringing it closer to the centre of the conurbation. Demand comes above all from households of the metropolitan area looking for a more affordable price than on the left bank, without leaving Bordeaux.

Energy performance has become a bargaining point in an older stock that is sometimes energy-hungry, where poorly insulated homes sell at a discount. For a seller, a renovated property, well served by transport and correctly priced, stands out, while an over-ambitious price lengthens the time to sell. The metropolitan dynamic and transport links are the main drivers of value in the medium term.

The history of Floirac

The name Floirac is sometimes linked to the city of flowers, sometimes to the memory of a certain Florius, in the Gallo-Roman period. Like the other municipalities of the right bank of the Garonne, it is organised between the plain, along the river, and the hillsides, which sets lower Floirac apart from upper Floirac. Long a rural parish given over to the vine, it has been turned towards Bordeaux, on the other bank, for a very long time.

From 1880, the heights of Floirac took in the astronomical observatory of Bordeaux, created at the instigation of the astronomer Georges Rayet on the land of a former wine estate. This scientific legacy marked the municipality to the point that a comet features on its coat of arms.

Floirac is today a municipality of the Bordeaux metropolitan area, part of the urban renewal of the Hauts de Garonne and served by the tram. It is also home to a large concert venue whose reach extends beyond the right bank.

Who buys in Floirac

Floirac has around 18 000 inhabitants and belongs to the inner ring of Bordeaux. The market there is carried by first-time buyers and families looking to stay within the metropolitan area at a more affordable price than on the left bank. The tram service and the renewal of the neighbourhoods attract young working people employed in Bordeaux. The municipality offers a compromise between closeness to the centre and measured prices, which supports steady demand, on town houses as much as on recent developments.

Frequently asked questions

The average price of apartments in Floirac, in the Gironde, is 3 034 €/m², based on DVF transactions actually completed before a notary. This average covers varied properties, from the old échoppe to the recent development. Location, between the plain and the hillsides, the floor level, the condition and the energy performance explain the gaps around this value. A reliable valuation rests on comparable sales rather than on the municipal average alone.

Yes. Floirac stays appreciably more affordable than Bordeaux, from which it is separated only by the Garonne. This gap, common between the central city and the right-bank municipalities, partly explains the appeal of Floirac for buyers who want to stay within the metropolitan area. The closeness of the tram nonetheless narrows that difference in the best-served sectors.

The tram service and the urban renewal of the Hauts de Garonne have added value to the right bank in recent years, by bringing Floirac closer to the centre of the conurbation. Properties close to the stops and to the renewed sectors have benefited. The effect varies with location: to place a specific home, it is better to rely on recent comparable sales.

The stock mixes Bordeaux échoppes and town houses, hillside houses with a view over the Garonne, and more recent developments in the plain. This diversity translates into a wide price range depending on the type of property, the location and the condition. A renovated, well-placed home stands clearly apart from one in need of freshening up.

The right bank, of which Floirac is part, offers more measured prices than the left bank while staying within the metropolitan area, with links improved by the tram. It is a compromise valued by first-time buyers and families. As everywhere, whether a purchase makes sense depends on the specific property and its price, which a valuation based on comparable sales makes it possible to frame.
