The average price of apartments in Fort-Mahon-Plage stands at 4 662 €/m², based on the DVF transactions actually registered before notaries. That average covers a stock shaped by the seaside function of the municipality: apartments and holiday residences close to the seafront and the promenade, holiday houses in the back streets, and more recent building set slightly back from the dunes. Closeness to the beach, the aspect, the storey and the sea view make the value of a property vary widely. The municipality, squeezed between the baie d'Authie to the north and the Marquenterre dune massif, has a land supply limited by the protection of the coast and of the natural areas, which supports the prices of the best-placed properties.
Prices from the DVF file (Demandes de valeurs foncières, published by the DGFiP), transactions actually recorded at the notary at municipality level. Cross-referenced with the Notaires de France - INSEE indices. Learn more about our methodology.
The Fort-Mahon-Plage market stays active for a municipality of this size, carried by its role as a seaside resort on the Côte picarde. The high share of second homes keeps sales turning over more briskly than in an inland village, properties changing hands with holiday plans and estate decisions. New supply remains limited: the protection of the coast, the listing of the dune areas and the closeness of the Marquenterre reduce the buildable land and concentrate transactions on resales and renovations within the existing fabric.
Several factors support this price level. The long sandy beach, the preserved natural setting between the baie d'Authie and the baie de Somme, the closeness of the Marquenterre park and the family atmosphere of the resort keep up tourist and residential demand that reaches beyond the local area alone. Conversely, the distance from the large employment areas and the strong seasonality of activity, largely turned towards tourism, cap the rise in prices and explain levels below those of the most highly rated resorts on the Hauts-de-France coast.
Fort-Mahon-Plage sits well below Le Touquet-Paris-Plage, the high reference of the Hauts-de-France coast, less than twenty kilometres away. It trades at a level close to Saint-Valery-sur-Somme, on the other side of the baie de Somme, and above Berck, its most direct neighbour to the north.
Where the resort stands today there was, until the middle of the 19th century, only a vast stretch of dunes known as La Garenne, a dependency of the municipality of Saint-Quentin-en-Tourmont, with a few fishermen's huts. The name Fort-Mahon is thought to refer to an old fortification raised in the dunes; the exact etymology remains debated, several sources linking it to the fort Mahon on Minorca, in the time of the military campaigns of the 18th century.
The municipality is a recent creation. It came out of the law of 30 December 1922, published in the Journal officiel, the French official gazette, on 4 January 1923, by detaching part of the territory of Quend, which had itself earlier been separated from Saint-Quentin-en-Tourmont. Fort-Mahon-Plage marked its centenary in 2023.
The growth of the resort owes to the rise of sea bathing and holiday-making on the Côte picarde at the end of the 19th century and the beginning of the 20th century. Classified as a seaside resort, the municipality built itself around its long sandy beach and its belt of dunes. Its position between the Somme estuary and the mouth of the Authie, on a bird migration route and at the gateway to the Marquenterre, anchored a tourist and nature-focused vocation that still shapes the local economy.
Fort-Mahon-Plage has 1 363 inhabitants according to the census by INSEE, the French national statistics institute. A small municipality on the Picardy coast, its market is dominated by second homes and holiday letting: the housing stock serves seaside stays first rather than a population settled year-round, and the number of people actually present varies sharply between winter and the summer season. Buyers divide between families from the Nord area and the Paris region looking for a seaside pied-à-terre, retired people attached to the natural setting, and second-home buyers. The apartments and houses close to the beach and the promenade concentrate most of the demand.
The average price of apartments in Fort-Mahon-Plage is 4 662 €/m², based on the DVF transactions actually completed before notaries. That average covers wide gaps depending on closeness to the beach, the sea view, the storey, the presence of a balcony or a terrace, the condition of the property and its energy performance. A recent apartment on the seafront and an older home set back do not trade at the same level.
The value of a property depends first of all on its distance from the beach. The seafront, the promenade and the streets that border it concentrate the most sought-after homes and sit at the top of the range. The sectors set back from the dunes, quieter and without a sea view, remain more affordable. The seasonality of the coast and the scarcity of buildable land sharpen these gaps from one sector to another.
By car, the municipality is reached by the A16 motorway, which links the Paris region to the Hauts-de-France coast, then by the roads of the Côte picarde. The nearest station is Rue, some ten kilometres away, on the line running from Amiens to Boulogne-sur-Mer. Traffic becomes heavy in the summer season, as across all the resorts of the baie de Somme.
Yes. As in most of the seaside resorts of the Côte picarde, a large share of the dwellings in the municipality are second homes, occupied during the holidays and on in-season weekends. That structure feeds a regular turnover of sales and supports demand for properties close to the beach. Furnished tourist rentals are subject to local rules, which are worth checking with the town hall before any seasonal letting project.
The reference price of 4 662 €/m² covers apartments, which make up a large part of the supply in the resort. The holiday houses, often set in the back streets or slightly back from the dunes, are more sought after for their floor space and their outdoor space, and generally trade above the level of apartments. The choice depends above all on the intended use, a holiday stay or a pied-à-terre occupied more regularly.
