Market trends and analysis for Genay

The Genay market rests on its status as a residential municipality in the north of the Métropole de Lyon, in the Val de Saône. The closeness of the Lyon employment areas, among them the fine chemicals business zone shared with Neuville-sur-Saône, and the road links provided by the D433 and the A46 support demand from families and working households looking for a house with a plot without moving away from the urban area. The setting of the Saône valley strengthens the appeal of the municipality for buyers who value an environment more open than the heart of the urban area. Demand therefore bears mainly on houses, which make up most of the available stock.

Supply remains constrained by the largely suburban and already built-up character of the municipality, where available building land is limited and the contribution of new build modest. On the resale market, the energy performance of houses has become a negotiating criterion, particularly for the suburban homes of past decades. Buyers trade off the closeness of the main roads, the setting of the Val de Saône and the size of the plot according to their plans. The small share of apartments limits supply for smaller budgets and steers most transactions towards individual housing.

The history of Genay

Genay, formerly called Joannacum and then Jaennac, belonged to the territory of the Franc-Lyonnais, an enclave that enjoyed particular franchises north of Lyon. A church is documented there as early as the 10th century. In 1364, the canons of Lyon had the Fortin de Rancé built, recognisable by its pointed archway, which protected that place of worship; the building has been listed as a historic monument since 1947. Like many villages of the valley, Genay suffered during the Hundred Years War and the village was razed in 1443 by armed bands roaming the region.

Long attached to the Ain department, Genay joined the Rhône department in 1968, then became part of the urban community of Lyon as early as 1969, which turned into the Métropole de Lyon in 2015. This attachment to the Lyon urban area went with strong population growth: the municipality rose from about 1 210 inhabitants in 1946 to several thousand by the end of the 20th century, driven by the development of housing estates. From a farming village of the Val de Saône, Genay thus became a residential municipality of the wider Lyon ring.

The territory keeps a strong economic dimension thanks to the industrial zone it shares with Neuville-sur-Saône, specialised in fine chemicals and providing many jobs. Set some twenty kilometres north of Lyon, in the plain of the Saône, the municipality is served by the D433 departmental road along the river and by the closeness of the A46 motorway, which links it quickly to the rest of the urban area and to the main regional routes.

Who buys in Genay

Genay has 5 585 inhabitants according to INSEE, the French statistics institute. The municipality has a very largely suburban residential profile: according to INSEE, houses make up most of the stock and apartments remain in the minority, confined to a few small developments in the centre. Main residences account for almost all homes, the share of second homes being very low. The stock is largely occupied by owners. This profile mainly attracts families and working households looking for a house with a plot close to the Saône and to the employment areas of the northern Lyon fringe, among them the fine chemicals business zone. First-time buyers turn to suburban houses, while the few apartments concern more modest budgets or single people.

Frequently asked questions

The average price recorded in Genay stands at 3 070 €/m², according to the sales registered with notaries and published in the DVF database. That figure brings together varied properties, very largely houses. The type of property, the floor area, the condition, the plot, energy performance and location explain most of the gaps around this average. For a reliable valuation, it is better to rely on sales of comparable properties than on the municipal average alone.

Genay lies some twenty kilometres north of Lyon, in the Val de Saône. The municipality is served by the D433 departmental road, which follows the river, and by the closeness of the A46 motorway, which makes it possible to reach the Lyon urban area and the main regional routes quickly. The neighbouring municipalities of the valley also provide links towards the transport network of the northern Lyon fringe. This road accessibility is one of the factors that weigh on the residential appeal of the municipality.

Genay keeps the Fortin de Rancé, built in 1364 by the canons of Lyon and recognisable by its pointed archway, which protected a church documented as early as the 10th century. This structure has been listed as a historic monument since 1947. The municipality was part of the Franc-Lyonnais, a former territory with particular franchises north of Lyon, and its history is marked by the trials of the Hundred Years War, the village having been razed in 1443. This past and the presence of the Saône contribute to the living environment of the municipality.

The Genay market is made up very largely of houses: according to INSEE, apartments form only a small part of the stock. Buying a house therefore matches the dominant profile of the municipality, with a plot and access to the setting of the Val de Saône. The few apartments are found in a handful of small developments close to the centre and suit more modest budgets or single people. Your choice will depend above all on your budget and on your need for outdoor space.

Genay is organised around its old village centre, inherited from the Franc-Lyonnais village, then spreads out in housing estates on the hillsides and in the plain close to the Saône. The residential areas differ by the age of the building stock, the size of the plots and the distance to the main roads and to the business zone shared with Neuville-sur-Saône. The closeness of the main routes remains a criterion for people commuting to the north of Lyon. Each area has its own characteristics, to be looked at closely depending on your plans.
