3 196€/m²

In Gières, the average price of apartments reaches 3 196 €/m², based on DVF data, the French notarised sales database, which records the transactions actually registered with notaries. This level, one of the highest in the eastern inner ring of Grenoble, covers a varied stock: developments close to the university campus, apartments in the centre and homes in the residential neighbourhoods that climb towards Belledonne. The municipality combines several assets that support demand: the presence of the Grenoble campus on its territory, a station on the line towards Chambéry, membership of the Grenoble metropolitan authority and a setting at the foot of the Belledonne massif. The floor level, the aspect, the view of the mountains, the closeness of the station and of the campus, as well as the condition of the property, make the value of a home vary markedly. We observe sustained demand from working households of the metropolitan area and from the university community, which keeps this inner-ring market under pressure.

Market trends and analysis for Gières

The Gières market remains tight for a municipality of this size, with a steady flow of apartment sales each year in the DVF data. This turnover reflects the position of the municipality within the Grenoble metropolitan authority and the presence of the university campus, which sustains demand that is both residential and rental. New supply is constrained by the relief and by a territory that is already largely built up, which concentrates transactions on resales and renovations.

Several factors support this high price level. The station, the campus, membership of the Grenoble metropolitan authority and the setting at the foot of Belledonne feed demand that reaches beyond the local area alone. Conversely, the presence of older properties in some sectors and competition from the neighbouring municipalities of the eastern ring cap the rise, and place Gières a notch below the most highly rated residential municipalities of the urban area.

Gières in the Grenoble metropolitan area, at the foot of the Belledonne massif

average €/m²

Gières sits above Grenoble, the central city, and above Saint-Martin-d'Hères, its immediate neighbour which shares the university campus, but stays below Meylan, a well-known residential municipality in the north-east of the urban area. This position reflects a sought-after inner-ring market, without reaching the most highly rated sectors.

The history of Gières

Of very ancient origin, the territory of Gières began to develop in the Gallo-Roman period and became an important farming locality in the Middle Ages, later known for hemp growing and for its many fairs. Long a farming village on the banks of the Isère, the municipality has kept a village feel despite its gradual integration into the Grenoble urban area.

From the 1960s onwards, the decline of farming and the urbanisation of the Grenoble region, with the university campus taking up 78 hectares of the municipal territory, deeply changed the face of Gières. The campus, laid out in a bend of the Isère to the north-east of the urban area, extends over the municipalities of Saint-Martin-d'Hères and Gières and makes the town a place of study and science.

The Grenoble-Universités-Gières station, opened in 1864 on the line from Grenoble to Montmélian, plays a key role in this development. Threatened with closure at the end of the 1970s, it was saved through the action of user associations, then developed as the station of the university campus. Now a small town of around 7 200 inhabitants within the metropolitan authority, Gières keeps its Y-shaped territory, stretched between the Isère and the first slopes of Belledonne.

Who buys in Gières

Gières has 7 376 inhabitants. A municipality on the eastern edge of Grenoble, at the foot of the Belledonne massif, it hosts part of the Grenoble university campus on its territory and has its own railway station. Buyers divide between working households of the Grenoble metropolitan area, families looking for a setting at the foot of the mountains, and the university community, students, teaching staff and researchers, which also feeds rental demand. Apartments close to the campus and to the station, like the houses of the residential neighbourhoods facing Belledonne, concentrate demand, in a relatively tight inner-ring market.

Frequently asked questions

The average price of apartments in Gières is 3 196 €/m², based on DVF data, the French notarised sales database, which records the sales actually completed before notaries. This average covers gaps depending on the floor level, the aspect, the view over Belledonne, the closeness of the station and of the campus, as well as the condition of the property. A recent, well-located apartment and an older home in need of renovation do not trade at the same level.

The municipality combines several assets: the university campus on its territory, a station on the line towards Chambéry, membership of the Grenoble metropolitan authority and a setting at the foot of Belledonne. This combination sustains steady demand from working households and from the university community, which keeps prices among the highest in the eastern inner ring of Grenoble.

Yes, markedly. Part of the Grenoble campus extends over Gières, which feeds demand for housing, and for rental housing in particular, from students, teaching staff and researchers. Apartments close to the university campus and to the station are especially sought after, which supports prices and the turnover of sales in the municipality.

Gières benefits from its station, Grenoble-Universités-Gières, on the line linking Grenoble to Chambéry, and from the transport services of the Grenoble metropolitan authority. The centre of Grenoble can be reached in a few minutes. This good connection, by rail and by urban transport, is one of the assets that explain the residential appeal of the municipality.

The reference price of 3 196 €/m² applies to apartments, which are numerous near the campus and the station. Houses, often in the residential neighbourhoods facing Belledonne, are aimed at buyers looking for floor area and outdoor space, and generally trade above apartments. The choice depends on the budget, on the household and on the intended use.
