The average price recorded in Gournay-sur-Marne stands at 4 236 €/m². It covers apartments, in a municipality where the detached house nonetheless dominates the landscape, since houses make up close to six dwellings in ten. Internal gaps stay limited on so tight a territory: they come mainly from the age of the buildings, the closeness of the banks of the Marne and the walking distance to the Chelles-Gournay station. This figure comes from the DVF database, which records sales actually registered before notaries.

Market trends and analysis for Gournay-sur-Marne

The Gournay-sur-Marne market rests first of all on scarcity. The municipality covers less than two square kilometres, already largely built up, which leaves little room for new construction. With 7 320 inhabitants and one of the highest densities in the department, most transactions involve the resale of existing houses and apartments. That constrained supply, faced with steady family demand from Paris and the near suburbs, supports prices even when the Paris-region market slows. The small number of sales completed each year sharpens that tension.

The second driver is the position of the municipality, on the hinge between the Seine-Saint-Denis and the Val-de-Marne, very close to Noisy-le-Grand and its employment and retail hub. Services rest on the Chelles-Gournay station, on the RER E, and on the RER A at Neuilly-Plaisance, two lines that bring Paris closer. The setting of the banks of the Marne, valued for walks and for neighbourhood life, adds to residential appeal. Conversely, the low turnover of the stock and the absence of available land limit the volume of a market that remains narrow.

average €/m²

Gournay-sur-Marne sits in the upper range of its immediate surroundings, at a level close to Noisy-le-Grand and markedly above Neuilly-sur-Marne and Gagny. Its detached-housing stock and its small size explain that gap with denser neighbours.

The history of Gournay-sur-Marne

Gournay-sur-Marne is recorded from the early 12th century, under the Latin forms Gornaium then Gornaii castrum, around a royal castellany that controlled a strategic crossing of the Marne. Around 1100, Guy le Rouge, seneschal of France, founded a priory on these lands. In 1108, King Louis VI transferred the estate to Anseau de Garlande, then the seigneury passed by marriage to the Meulan family, which kept a share of it until the 14th century. Long regarded as the most important crossing point of the Marne between Lagny and Charenton, the site owes its history to that ford and to its position as a lock on the river.

The military role of the municipality stands out above all during the siege of Paris of 1592, when Henri IV had the Pille-Badaud fort built on the island of Gournay to cut off supplies to the capital. Of the seigneurial past there remain today the church of Saint-Arnoult, which keeps three funerary slabs, and carved remains of the former priory. The château de Gournay, a building of the 17th century, has housed the town hall since 1925 and has been listed as a historic monument since 1945. This old built fabric, grouped near the Marne, still forms the heart of the municipality.

Long rural, Gournay had barely more than three hundred inhabitants at the end of the 19th century. Its growth came from the detached-housing development of the first half of the 20th century, which turned it into a residential municipality on the banks of the Marne. Attached to the Seine-et-Oise until 1967, it joined the new Seine-Saint-Denis on 1 January 1968, during the reorganisation of the former departments of the Seine and the Seine-et-Oise. On a territory of less than two square kilometres, the population reached 7 320 inhabitants in 2023, which makes it one of the smallest and most densely populated municipalities in the department.

Who buys in Gournay-sur-Marne

Gournay-sur-Marne has 7 320 inhabitants. According to INSEE, the French national statistics institute, the municipality holds around 3 340 dwellings, of which 93,6 % are main residences: it is lived in year-round, and its second-home vocation is close to nil. The stock remains mainly made up of detached houses, with 58,9 % houses and 41,0 % apartments, a split that is rare in the inner suburbs. Again according to INSEE, owners make up 68,6 % of households against 30,0 % tenants, a high share of owners that reflects the residential and family character of the municipality. Buyers are above all Paris-region families looking for a house or a large apartment east of Paris, in a quiet setting on the banks of the Marne.

Frequently asked questions

The average price recorded in Gournay-sur-Marne is 4 236 €/m². It is an average calculated on the apartment sales registered in the DVF database, which lists the transactions actually completed before notaries. Your property may depart from it depending on the storey, the overall condition, the presence of a lift, a balcony, a garden or a parking space, and on its distance from the banks of the Marne and from the station.

Both, with a clear advantage to the house: according to INSEE, 58,9 % of dwellings are houses and 41,0 % apartments. That detached-housing dominance is uncommon in the inner suburbs and explains the family profile of the municipality. The houses, often old and with a garden, sell quickly. Apartments are concentrated in a few more recent developments, which makes the collective supply fairly limited.

Gournay has no station on its own territory. The nearest rail service is the Chelles-Gournay station, in the neighbouring municipality of Chelles, a little more than a kilometre from the centre: it is served by the RER E and by line P of the Transilien towards Paris-Est. The Neuilly-Plaisance station on the RER A, a little further south, is another option, completed by bus lines.

On so small a territory, price differences remain moderate. The houses close to the banks of the Marne and to the quiet streets of the old centre, around the château, are the most sought after. Renovated properties with a well-oriented garden trade above the average. The apartments in developments a little further out or in need of refreshing sit rather behind. The scarcity of supply keeps levels firm overall.

Gournay sits in the upper part of its immediate surroundings, above Neuilly-sur-Marne and Gagny and at a level close to Noisy-le-Grand. Several factors play a part: the small size of the municipality, its sought-after detached-housing stock, its setting on the banks of the Marne and a restricted supply facing continuous family demand. That residential positioning explains firmer prices than in denser and more extensive neighbouring municipalities.
