The 2026 figures· Indicative data
3 902€/m²

Expect on average 3 902 €/m² for an apartment in Guérande, a level calculated on the DVF transactions actually completed before notaries. The medieval town, one of the few in France to have kept the whole of its ramparts, shapes an unusual housing stock: stone houses and older dwellings inside the walled town, detached houses and estates in the suburbs, properties close to the salt marshes. Closeness to La Baule and to the coast, the Ville d'Art et d'Histoire label, a national heritage label, and the presence of the 2 000 hectares of marshes keep up a demand that mixes year-round residents and second-home buyers. Location inside or outside the walls, the character of the property, the view over the marshes and the condition of the dwelling make prices vary widely. Houses of character within the walls and properties facing the salt marshes are negotiated above that average, while the more recent dwellings of the suburbs remain more affordable.

Market trends and analysis for Guérande

The Guérande market is still supported by its twofold identity, heritage-based and seaside through its neighbours. The steady flow of sales recorded in the DVF data reflects a municipality where properties change hands without difficulty, fed both by resident households and by second-home buyers drawn to the peninsula. New supply is limited in the walled town, protected for its heritage, and is concentrated above all on the suburbs and the outlying estates.

Several factors keep up that price level. The character of the medieval town, the Ville d'Art et d'Histoire label, the closeness of La Baule and of the coast, and the appeal of the salt marshes place Guérande among the sought-after municipalities of the peninsula. Conversely, comparison with the immediate seaside resorts, whose prices are far higher, caps the rise: the municipality remains a point of balance between heritage, quality of life and access to the coast.

average €/m²

Guérande remains clearly more affordable than La Baule-Escoublac, the neighbouring resort whose prices rank among the highest on the peninsula, and sits below Le Croisic, at the coastal tip. It stands, on the other hand, above Saint-Nazaire, a port town further south, which reflects the appeal of its heritage and of its position on the peninsula.

The history of Guérande

Guérande existed as a town as early as the early Middle Ages and became a high place in the history of the duchy of Brittany. Chief town of the Presqu'île guérandaise, it marks the southernmost reach of the Breton language. Its prosperity rests on salt: trade in the salt of the marshes around it made it very early a merchant and religious town, endowed with a collegiate church, the church of Saint-Aubin, at the heart of the walled town.

From the fourteenth century, the town ringed itself with ramparts for protection, a set preserved today over close to 1 434 metres of circumference, punctuated by towers and fortified gates including the porte Saint-Michel. The half-timbered houses, the cobbled lanes and the church of Saint-Aubin make up a remarkable medieval whole, which earns Guérande the Ville d'Art et d'Histoire label and makes it a high place of Breton tourism.

Around the town, the 2 000 hectares of salt marshes still produce several thousand tonnes of salt each year, harvested by some 300 salt workers. That salt was the first French sea salt to obtain the Label Rouge quality mark. The municipality, long tied to salt production and today attached to the La Baule area, combines medieval heritage, salt working and residential appeal on the peninsula.

Who buys in Guérande

Guérande has 16 804 inhabitants. A Ville d'Art et d'Histoire at the heart of the presqu'île guérandaise, it draws a varied population: families settled year-round in the suburbs and the estates, buyers won over by the character of the houses of the walled town, and second-home buyers drawn by the closeness of La Baule and of the coast. Salt workers and people employed in tourism and services complete that fabric. Demand is split between the properties of character within the walls, the detached houses of the outlying districts and the dwellings close to the salt marshes. The twofold identity of the municipality, heritage-based and seaside through its neighbours, supports an active market where the search for a main residence meets plans for a pied-à-terre on the coast.

Frequently asked questions

The average price for apartments in Guérande stands at 3 902 €/m², based on the DVF transactions actually completed before notaries. That average covers wide gaps between the houses of character of the walled town, the detached houses of the suburbs and the properties facing the salt marshes. Location, character, the view and the condition of the dwelling weigh heavily on value.

Properties inside the ramparts, stone houses and older dwellings of character, benefit from strong demand tied to their character and to the scarcity of supply in the walled town. They generally sit at the top of the range. The more recent dwellings of the suburbs and the estates offer more affordable entry prices, away from the historic centre.

Yes. Guérande is part of the La Baule area and of the Guérande coast, where demand for second homes is strong. That closeness supports prices in the municipality, while keeping it more affordable than the immediate seaside resorts. Buyers often see it as a compromise between heritage, quality of life and quick access to the coast.

In part. The position on the peninsula and the closeness of the beaches feed a demand for second homes, alongside a resident population attached to the heritage and to the services of the town. That twofold demand keeps sales turning over steadily. Holiday letting plans come under local rules, to be checked with the town hall before any purchase.

The benchmark price of 3 902 €/m² covers apartments, found above all in the centre and in a few recent developments. The stock is still dominated by houses, from the stone residence within the walls to the suburban detached house. The choice depends on the budget, on the taste for old-world character and on the intended use, a main residence or a pied-à-terre on the peninsula.
