Market trends and analysis for Jœuf

The Jœuf market remains driven by very affordable home ownership and by demand for houses with outdoor space in the Orne valley. Renovated houses find buyers, while the many properties needing renovation in the old housing stock remain highly negotiable and pull the average down.

Jœuf's strength lies in entry prices among the lowest in France and in the proximity of the Metz and Luxembourg employment areas, which supports demand. The limits lie in an old housing stock often in need of renovation and in an image marked by deindustrialisation. The municipality sits in the lower range of the Orne basin and of Meurthe-et-Moselle.

The history of Jœuf

Jœuf is a town born of steel. At the end of the 19th century, the de Wendel family set up vast steelworks there, which attracted a large workforce, much of it from far away, and built workers' housing estates and amenities.

The Orne valley then lived to the rhythm of the blast furnaces. Deindustrialisation at the end of the 20th century hit the municipality hard, forcing it to reinvent itself while preserving its working-class heritage. Jœuf is also where the footballer Michel Platini grew up.

Jœuf today has 6 392 inhabitants. Shaped by its industrial past, the municipality benefits from the proximity of Metz and the appeal of cross-border employment in Luxembourg.

Who buys in Jœuf

Jœuf has 6 392 inhabitants and a housing stock largely dominated by houses, with many valley houses and former workers' homes, alongside village-centre apartment buildings. Buyers are mainly first-time buyers and families on modest budgets, often local or drawn by prices among the lowest in France, as well as people working towards Metz or cross-border workers in Luxembourg. Demand focuses first on houses with outdoor space, either to renovate or already refreshed. The very low cost of home ownership and the proximity of employment areas sustain an active market for small budgets.
