Market trends and analysis for L’Étang-la-Ville

The L'Étang-la-Ville market depends first of all on demand from the working households of western Paris. The Line L service towards Paris-Saint-Lazare and the closeness of La Défense make it a municipality of settlement for families and executives, which sustains steady pressure on houses. The state forest of Marly, which encloses the territory, sharply constrains the scope for new building: supply is renewed above all through the resale of existing properties. That structural scarcity explains the firmness of prices, less exposed to sudden swings than in more extensive municipalities.

The closeness of more expensive neighbouring hubs, such as Le Vésinet or Croissy-sur-Seine, places L'Étang-la-Ville in an intermediate range within this sector of the Yvelines. The low turnover of the stock, with a majority of owner-occupiers and few second homes, limits the annual volume of transactions and heightens the sensitivity of prices to the quality of each property. Buyers weigh the wooded quiet of the municipality against the budget required, in particular for houses with land, whose value per square metre clearly exceeds that of apartments.

The history of L’Étang-la-Ville

The name of L'Étang-la-Ville recalls a pond, now dried up, that occupied the floor of the valley. The site has been inhabited for a long time: the covered alley of the Cher Arpent bears witness to a Neolithic presence, around 2500 BC. The village formed around a church attested as early as the 12th century. In the 17th century, Pierre Séguier, chancellor of France under Louis XIII and a founding member of the Académie française, had a château built there that remains one of the landmarks of the municipality. For a long time, the place lived off farming and above all off vines, grown on the hillsides.

The opening of the railway line towards Saint-Nom-la-Bretèche, in 1884, changed the nature of the village. This settlement of wine growers became a holiday place for the Parisian middle classes, who built country houses there and frequented its restaurants and open-air dance halls. At the end of the 19th century, painters of the Nabis group, notably Ker-Xavier Roussel and Édouard Vuillard, settled there and took the village as their subject. The château later served as a set for Henri-Georges Clouzot for some scenes of Les Diaboliques, released in 1955. The municipality then kept a residential and wooded character.

Residential growth accelerated in the second half of the 20th century. Between 1962 and 1990, the population quadrupled, rising from around 2 100 to 4 500 inhabitants, as working households settled to work in Paris and then at La Défense, reachable by train. The state forest of Marly, which rings the municipality, limits sprawl and lastingly fixes the outline of the built-up area. Since 1 January 2016, L'Étang-la-Ville has belonged to the Saint-Germain Boucles de Seine conurbation authority. The fabric remains dominated by detached houses, with a tight old centre around the church and the station.

Who buys in L’Étang-la-Ville

According to INSEE, the French national statistics institute, L'Étang-la-Ville has around 5 157 inhabitants. The housing stock is very largely occupied as a main residence, around nine dwellings in ten, which reflects a municipality of long-term settlement rather than of holiday use. Owners are widely dominant, close to eight households in ten, and detached houses account for about six dwellings in ten, against four for apartments. That profile attracts families and executives working in Paris or at La Défense, sensitive to the wooded setting, to the rail service and to the closeness of Saint-Germain-en-Laye. Demand remains steady and the supply of apartments stays narrow.

Frequently asked questions

The average price of an apartment stands at around 4 259 €/m² in L'Étang-la-Ville, according to the DVF transactions registered before notaries. For houses, which form a large majority in the municipality, the average value approaches 5 623 €/m². These averages mask wide differences depending on the condition of the property, the size of the plot and the closeness of the Marly forest or of the station. A precise valuation means looking at the property itself.

The municipality is modest in size and is organised around its old centre, tightly set near the church and the station, on the line towards Saint-Nom-la-Bretèche. Houses on the edge of the state forest of Marly, with a garden and quiet, are the most highly valued. The immediate surroundings of the station hold the most visible share of apartments. The whole remains homogeneous, with no truly downgraded neighbourhood.

The station of L'Étang-la-Ville is served by Line L of the Transilien, via Saint-Nom-la-Bretèche, towards Paris-Saint-Lazare. The RER A, reachable at neighbouring stations such as Le Vésinet or Chatou-Croissy, completes the service towards La Défense and Paris. The closeness of the A13 motorway and of Saint-Germain-en-Laye makes car journeys easier. That accessibility towards the employment hubs of western Paris supports the residential appeal of the municipality.

The local market is dominated by detached houses, which account for the greater part of the stock and for the bulk of transactions. The supply of apartments is narrow and concentrated near the centre and the station, which makes it less liquid. Values per square metre are higher for houses, because of the land, than for apartments. The choice depends above all on the budget available and on the need for a garden.

Several factors support prices: the direct rail service towards western Paris, the wooded surroundings of the Marly forest, which limit urban development, and the scarcity of available land. The municipality lies in a sector of the Yvelines known for its residential setting, between Saint-Germain-en-Laye, Le Vésinet and Marly-le-Roi. The low turnover of properties and the predominance of settled owners sustain a lasting tension between steady demand and restricted supply.
