The 2026 figures· Indicative data
3 751€/m²

In La Celle-Saint-Cloud, the average price of an apartment stands at 3 751 €/m². That average covers a contrasting stock: on one side the large collective estates of the 1950s to 1970s (Beauregard, Élysée II, la Châtaigneraie), on the other an older suburban fabric clinging to the slopes and along the edge of the forest. Houses, fewer in number but much in demand, trade at a clearly higher level, around 6 987 €/m², which reflects the scarcity of individual plots in a tight and largely wooded municipality. These figures come from the DVF database, which records sales actually registered before notaries.

Market trends and analysis for La Celle-Saint-Cloud

The market in La Celle-Saint-Cloud rests on a balance: a residential and wooded town, some dozen kilometres from Paris, with a direct rail link. That combination attracts families looking for space and greenery without moving away from the employment hub of western Paris and La Défense. Demand concentrates on houses, which are rare, and on the large family apartments of the estates, while smaller units mainly interest first-time buyers and investors.

Supply is constrained by geography: a small territory, largely taken up by the forest and by estates already built, leaves little room for new schemes. That scarcity of land supports values for houses and for the suburban sectors. As everywhere in the Île-de-France, the energy performance certificate has become a point of negotiation, in particular for apartments in the estates of the 1960s to 1970s. Renovated properties with a good aspect stand clearly apart from the rest of the market.

The history of La Celle-Saint-Cloud

The name of the municipality brings together two origins: the cella, the monastic cell set up on this territory, and saint Clodoald, or Saint-Cloud, the Merovingian prince of the 6th century who gave up the throne for religious life. Long attached to the abbey of Saint-Germain-des-Prés, these lands were bought back in 1683 by Colbert on behalf of Louis XIV, who wished to extend his hunting estates west of Paris. That forest and royal vocation partly explains the green character the town has kept.

The château de la Celle is its most striking witness. The marquise de Pompadour acquired it in 1748, nicknamed it the little château, embellished it and received Louis XV there, with gardens laid out in the spirit of Le Nôtre. In 1750 the tax farmer Jacques-Jérémie Roussel took over from her and had the pavilion and the north wing built that give the building its present outline. Bequeathed to the State in 1951, the estate is today attached to the ministry of Foreign Affairs, which uses it as a residence and a venue for diplomatic meetings.

The town was also the setting for a diplomatic episode of the first order. The La Celle-Saint-Cloud agreements, signed from 2 to 6 November 1955 between the minister Antoine Pinay and sultan Mohammed V, ended the latter's exile and opened the way to the independence of Morocco in 1956. In the following decades the municipality saw strong growth during the Trente Glorieuses, the postwar boom decades, with the Beauregard, Élysée II and Châtaigneraie districts rising from the ground and adding collective housing to the old village.

Who buys in La Celle-Saint-Cloud

La Celle-Saint-Cloud has 20 460 inhabitants on a territory of less than six square kilometres, a significant part of which is taken up by the forest of Fausses-Reposes and green spaces. The housing stock is split between large collective estates from the postwar programmes and older or more affluent suburban sectors, notably towards the old village and the étang Sec. Buyers are above all Île-de-France families looking for a wooded and quiet setting close to Paris and to the employment hub of La Défense. There are also first-time buyers drawn by the apartments in the estates, more affordable than the houses of the municipality. Demand remains supported by the residential reputation of the town and by the direct rail link to Paris.

Frequently asked questions

For an apartment the average stands at 3 751 €/m², calculated from the sales registered before notaries and published in the DVF database. It is a municipal average, running from the older studio in a large estate to the renovated family apartment. The address, the storey, the aspect, the view over the forest and the energy certificate explain most of the gaps. For your property, a reliable valuation rests on comparable sales in the same sector rather than on the average alone.

The town sets several atmospheres side by side. The old village and the slopes offer older suburban housing, often sought after. The large estates of Beauregard, Élysée II and la Châtaigneraie, built during the Trente Glorieuses, hold most of the apartments. Beauregard, developed from 1955, even mixes collective residences and houses. These sectors do not sell at the same level, the character houses along the edge of the forest pulling prices upwards.

The municipality is served by line L of the Transilien, from Paris-Saint-Lazare, with two stops on its territory, including the station of la Châtaigneraie-Beauregard opened in 1959. The journey leads directly to Saint-Lazare, and to La Défense with a change at Saint-Cloud. The A13 and A86 motorways run nearby for travel by car. This direct rail link is one of the arguments that support housing demand.

It all depends on your budget and your plans. Apartments, in the majority in the large estates, remain the most affordable and the most liquid segment of the municipality. Houses are far rarer and trade at around 6 987 €/m², a marked gap explained by the low availability of individual plots and by the appeal of the wooded sectors. For a house, the condition, the plot and the aspect weigh more than the municipal average.

The closeness of the forest of Fausses-Reposes, a protected area, frames planning in several sectors: it is worth checking the rules of the local planning scheme before any building or extension project. Letting a furnished tourist rental is subject to a declaration at the town hall, as in the rest of the Paris conurbation. Finally, remember to anticipate local taxation and the energy performance certificate, which has become a central criterion in sales.
