Market trends and analysis for La Chapelle-des-Fougeretz

The La Chapelle-des-Fougeretz market is driven by the peri-urbanisation of Rennes: households leave the central city for an accessible village setting while remaining within the orbit of the metropolitan area. This demand mainly supports the detached house, the dominant product in the municipality. Steady population growth sustains a tight market for well-located houses with gardens, while older properties needing renovation change hands more slowly. The limited number of annual transactions makes each sale sensitive to the specific features of the property.

In the longer term, the price trajectory remains tied to that of the Rennes conurbation, whose employment area and population dynamics the municipality shares. Land control across Rennes Métropole, which regulates the opening of new building zones, limits the supply of plots and tends to support the values of existing houses. The immediate closeness of Rennes and the municipality's transport links sustain a lasting residential appeal, without bringing La Chapelle-des-Fougeretz into line with the levels of the central city.

The history of La Chapelle-des-Fougeretz

The name La Chapelle-des-Fougeretz refers to a place where ferns grow, from which the village takes its qualifier. The municipality was established in 1790, then constituted as a parish in 1803. Its territory is bordered to the east by the former Roman road linking Rennes to Corseul, a route along which farms and small shrines had settled from Antiquity onwards, evidence of the long-standing occupation of this farmland.

The old church, mostly from the 15th century, was replaced in 1902 by a new Saint-Joseph church in neo-Romanesque style, designed by the architect Arthur Regnault, who was very active in Ille-et-Vilaine. The village centre also retains 19th-century houses built for local notables. More recently it has gained facilities such as a media library and a Moroccan-inspired garden, which punctuate community life.

Located around nine kilometres north of Rennes, La Chapelle-des-Fougeretz belongs to Rennes Métropole, the Rennes metropolitan authority. Long rural, the municipality was transformed by the expansion of the Rennes conurbation: detached housing and housing estates accompanied the arrival of households working in Rennes. The village has thus become a residential municipality in the north of the metropolitan area, while keeping farmland on its edges and a village scale.

Who buys in La Chapelle-des-Fougeretz

According to INSEE, the French statistics institute, La Chapelle-des-Fougeretz has around 4 738 inhabitants, a growing population driven by the peri-urbanisation of Rennes. The housing stock is dominated by detached houses, with apartments remaining a minority, which steers demand towards family buyers rather than buy-to-let investment. Buyers are mainly first-time purchasers and families looking for a house with a garden close to Rennes, as well as households already settled who move to a different home within the municipality. The share of second homes is marginal, the municipality living year-round to the rhythm of the Rennes employment area.

Frequently asked questions

The reference price in La Chapelle-des-Fougeretz stands at 2 824 €/m² for an apartment. This figure comes from DVF data, the sales actually signed with notaries. It is an average: a new house on a housing estate or a village house in need of renovation can differ markedly from this benchmark, depending on the floor area, condition and location of the property within the municipality.

Demand is concentrated on the residential housing estates, where recent houses have a garden and quick access to the roads towards Rennes. The old village centre, with its village houses and its closeness to shops and the media library, attracts buyers who favour central living. The more rural outskirts offer properties that are often larger, provided buyers accept being a little further from services.

The municipality lies around nine kilometres north of Rennes and belongs to Rennes Métropole. It benefits from the roads leading into the conurbation and from bus lines of the metropolitan network, which puts it within reach of jobs, secondary schools and services in Rennes. This closeness, combined with the setting of a residential village, explains a large part of its appeal to families.

The local market is above all a market of houses: estate houses and village houses make up most transactions. A supply of apartments exists but remains limited, often from small recent developments. For a buyer, the house remains the dominant product, with a price gap compared with apartments. An apartment may suit a first purchase, but most sales involve houses.

Like the other municipalities of Rennes Métropole, La Chapelle-des-Fougeretz is governed by inter-municipal planning documents, which organise urban expansion and protect agricultural and natural areas. This control of land limits the pace of new housing estates and supports values. Before any project, it is worth consulting the local urban plan at the town hall to check whether a plot can be built on and which rules apply to extensions.
