2 296€/m²

The average price of apartments in La Chapelle-Saint-Mesmin stands at 2 296 €/m², based on DVF data, the French notarised sales database, covering transactions actually registered with notaries. This average covers a predominantly detached housing stock, where apartments remain a minority and are concentrated in residential buildings from the 1970s to the 2000s and in more recent developments close to Orléans. The closeness of the Loire, access via the A10 and A71 motorways and membership of the Orléans conurbation support demand. The condition of the property, the floor level, the presence of outdoor space and the distance from central Orléans cause the value of a home to vary significantly from one area to another.

Market trends and analysis for La Chapelle-Saint-Mesmin

The La Chapelle-Saint-Mesmin market is driven above all by its position as a residential municipality in the inner ring around Orléans. The population has passed eleven thousand inhabitants and continues to grow, which sustains steady demand for family homes. As the housing stock consists overwhelmingly of owner-occupied houses, property turnover remains moderate and fewer apartments are available than in a town centre. This relative scarcity of apartment supply tends to support prices, in a municipality where new construction continues by filling the last vacant plots.

Several factors feed the municipality's appeal. Motorway access, at the junction of the A10 and the A71, and the closeness of Orléans railway station put the town within reach of Paris and the major routes, an argument for mobile workers. The Orléans employment area, industrial and service-based, provides most of the buyers, while the Loire riverside setting adds a sought-after residential dimension. Conversely, the low share of second homes and the absence of a tourism function make the local market dependent mainly on demand from households settling year-round.

The history of La Chapelle-Saint-Mesmin

The municipality takes its name from Maximin of Micy, known as saint Mesmin, abbot of the Micy monastery established on the other bank of the Loire in the 6th century. The place was first called Berarius. Local legend tells that the saint crossed the river to slay a dragon that had taken refuge in a cave dug beneath the cliff, the grotte du dragon de Béraire, still visible beneath the church. Built in the 11th and 12th centuries in a pre-Romanesque style, the Saint-Mesmin church overlooks the banks of the Loire and recalls how long this part of the Val de Loire has been settled.

Long a riverside village on the Loire immediately west of Orléans, the municipality entered the industrial era in 1934 with the arrival of the Duralex glassworks, which became the main local employer and left a lasting mark on the town's identity. The territory, of a little under nine square kilometres, then kept a pattern of hamlets and cultivated land between the river and the plateau. Membership of the Orléans conurbation gradually steered its destiny towards that of a residential municipality in the inner ring, turned towards the jobs and services of the neighbouring city.

The opening of the A10 motorway between Paris and Bordeaux in 1974, then of the A71 towards Clermont-Ferrand in 1980, placed the municipality at a major motorway junction and accelerated its urbanisation. From the 2000s, the gradual filling of open spaces turned the former string of hamlets into a continuous, densely built suburb. The population passed the eleven thousand mark, driven by the construction of housing estates and residential buildings. The town nonetheless retains its landscaped Loire riverbanks and its historic heritage, which set it apart from the purely suburban municipalities on the outskirts of Orléans.

Frequently asked questions

The average price of apartments in La Chapelle-Saint-Mesmin is 2 296 €/m², based on DVF transactions actually completed with notaries. This average hides differences depending on the age of the building, the floor level, the presence of a balcony or garage and closeness to Orléans. As the local market remains mainly one of detached houses, the volume of apartments sold is more limited than in a town-centre municipality.

The market is overwhelmingly one of detached houses: according to INSEE, around 70 % of dwellings are houses. The reference price of 2 296 €/m², however, applies to apartments, which are scarcer and concentrated in the residential buildings close to Orléans. A family looking for a garden will turn to the housing estates, while small apartments are better suited to first-time buyers and buy-to-let investors.

The municipality borders Orléans to the west and has direct road access, complemented by the bus network of the Orléans metropolitan area. The A10 and A71 motorways meet nearby, making journeys towards Paris, Tours or Clermont-Ferrand easier. Orléans railway station, a few kilometres away, offers regular rail links to the capital, an asset for people working outside the department.

The municipality combines the immediate closeness of Orléans with a preserved Loire riverside setting, with paths and natural spaces along the river. The Saint-Mesmin church and the grotte du dragon de Béraire bear witness to a historic heritage unusual for an inner-ring municipality. This dual character, urban in its services and shaped by the Loire in its landscape, explains part of the town's residential appeal.

The amount of property tax depends on the cadastral rental value of the property and on the rates voted by the municipality, the department and the inter-municipal authority. As everywhere, these rates change each year and can be checked with the town hall or on the tax notice. For a buyer, it is useful to ask for the latest property tax notice for the home in question in order to include this cost in the purchase budget.
