Market trends and analysis for La Londe-les-Maures

The La Londe market stems from its dual nature as a seaside resort and a wine-growing municipality of the Var coast. Demand for second homes, in the majority in the stock according to INSEE, supports prices and makes the market sensitive to the tourist calendar: transactions often concentrate in spring and early summer. The proximity of Hyères and its employment area also brings a more regular main-residence demand, on budgets generally lower than those of the seafront.

New supply remains constrained. The Coastal Act, the presence of the Port-Cros national park and the classification of a large part of the territory as natural and farming land limit sprawl, and building land near the ports is rare. Activity therefore shifts to the renovation of the existing stock, where energy performance weighs more and more in negotiations, and to the villas of the wine-growing hillsides. La Londe's positioning, more affordable than the most highly rated resorts of the Gulf of Saint-Tropez but sought after for its ports and its vineyard, anchors a market that remains driven by the appeal of the coast.

average €/m²

On this stretch of the Var coast, La Londe-les-Maures sits above Hyères, a larger and more diverse town, at a level close to Bormes-les-Mimosas, and behind Le Lavandou, a more highly rated seaside resort. The gap stems from the coastal position, the scarcity of land and the weight of second homes.

The history of La Londe-les-Maures

La Londe-les-Maures is a recent municipality: it broke away from Hyères and became independent on 11 January 1901. Its territory was until then a set of farming hamlets at the foot of the Maures massif, facing the Golden Isles. The name La Londe comes from an old Norman term for a wooded place; the suffix les-Maures was added to place it unambiguously at the edge of the massif of the same name. The occupation of the site is nonetheless far older, as shown by the Gaoutabry dolmen, a megalithic monument whose construction dates back several millennia.

In the late 19th and early 20th centuries, the local economy owed much to mining in the Bormettes sector, where zinc and lead were extracted. This industrial activity attracted labour and shaped part of the town before declining. The painter Horace Vernet, official portraitist of King Louis-Philippe, had set up a residence at the Bormettes as early as 1855, a sign of the site's long-standing appeal. After the mines, the municipality turned to Mediterranean farming, vines and horticulture, then to seaside tourism over the course of the 20th century.

Today, the identity of La Londe rests on three pillars: the vineyard, the sea and tourism. About 1 170 hectares are planted with vines, with a production classified under the Côtes de Provence designation, including a geographical name specific to the municipality. Two marinas, Port Miramar and Port des Bormettes, total more than a thousand moorings and make the town a departure point towards Porquerolles and Port-Cros. The natural beaches, the Port-Cros national park and the wooded hinterland complete an offer that sets the rhythm of local life across the seasons.

Who buys in La Londe-les-Maures

According to INSEE, La Londe-les-Maures has 10 584 residents for 11 065 dwellings, but only 48,3 % main residences: second homes account for 50,7 % of the stock, more than one dwelling in two. This structure strongly shapes the profile of buyers. A large share of demand comes from households looking for a holiday home or a coastal base, often from other regions, drawn by the ports, the beaches and the climate. Alongside them, working people and retirees settle year-round: among the households in a main residence, 62,6 % are owners and 33,8 % tenants. The stock mixes seaside-resort apartments, village houses and hillside villas, which widens the range of budgets.

Frequently asked questions

The average price recorded is 5 896 €/m², calculated from the transactions recorded at the notary and published in the DVF database. It is a municipal average, which mixes the apartment near the ports and the villa of the wine-growing hillsides. Location, distance to the sea, the view, the year of construction and the energy rating explain most of the gaps. A reliable valuation relies on comparable sales in the same area, not on the municipal average alone.

The municipality is organised around the town centre, set slightly back from the coast, and the seaside fringe of the Bormettes, where the two marinas and part of the holiday residences are located. The vine-planted hillsides host more scattered villas, while the wooded hinterland of the Maures massif remains little built up. The seafront and the surroundings of the ports sell clearly above the old centre and the areas away from the shore.

The municipality is a seaside destination on the Var coast, between Hyères and Bormes-les-Mimosas, facing the Hyères islands. According to INSEE, second homes account for 50,7 % of dwellings. This high proportion is explained by the tourist appeal: beaches, marinas, departures towards Porquerolles and Port-Cros, the vineyard. For a seller, this means a market sensitive to the season and demand coming partly from other regions.

The municipality is crossed by the coastal route linking Hyères to Bormes-les-Mimosas and Le Lavandou. Hyères, a few kilometres away, offers a station and an airport, which brings La Londe closer to regional and national links. Toulon and its conurbation are reachable in under half an hour out of season. The car remains central, especially in summer when tourist numbers load the coastal roads, which adds value to parking and a garage.

The municipality is subject to the Coastal Act, which strictly governs urbanisation near the shore, and part of its territory is concerned by the Port-Cros national park and protected natural areas. Natural risks, notably forest fire on the Maures massif and flood risk, are recorded and can condition a project. On the seasonal-letting side, offering a furnished tourist rental involves steps at the town hall, to anticipate before buying.
