The year of construction, the storey, the presence of parking and exposure to the main roads explain most of the gaps observed from one sale to the next.

Market trends and analysis for La Valette-du-Var

The La Valette market is active and steady: 282 apartment sales recorded in the 2025 reference year, for around 276 transactions a year. That volume owes to the size of the municipality and to the predominance of flats in its stock, which keeps up a sustained turnover. The population, at 23 719 inhabitants, remains stable after a peak reached in 2021, with a slight decline since 2017. The municipality belongs to the urban unit of Toulon and works as a residential and retail suburb of the conurbation, more than as a market of its own.

Several factors support the price level. Local employment is solid for a suburban municipality: more than two hundred local shops and services, the Valgora office park with its hundred or so companies, and the retail zone shared with La Garde. Available land, on the other hand, is constrained, the plain being largely urbanised and the Coudon massif, which rises to 702 metres, closing the territory to the north. Lastly, the immediate closeness of Toulon, around 8 kilometres away, places the municipality in the trade-offs between the central city and its periphery.

average €/m²

La Valette-du-Var sits slightly above Toulon, at a level close to La Seyne-sur-Mer, and appreciably below Hyères. The gap with the coast is explained by the absence of a seafront and by the weight of main residences in its stock.

The history of La Valette-du-Var

In Provençal, the municipality is called La Valeto. Local tradition links its name to Vallis Laeta, the happy valley, on a site occupied from the Chalcolithic onwards by the caves of the hills, then by Ligurian oppida. In the Middle Ages, a fortified castrum and a castle stood near the church of Saint-Jean, in Romanesque style, whose door, apse and bell of 1559 are listed as historic monuments. The village belonged in the 14th century to the Provençal family of the Glandevès, and the lord Gauthier d'Ulmet rallied to the Angevins in 1385. In 1531, the corsair Sinan le Judeo sacked the hamlet; in 1720, the plague carried off three quarters of the inhabitants.

On 25 March 1789, a riot broke out against the restrictions on voting rights: the people of La Valette obtained the drafting of a new cahier de doléances, a book of grievances, and the election of new deputies. A few years later, during the siege of Toulon, the Bonaparte family settled for a time in the municipality. Until the middle of the 20th century, La Valette lived almost entirely on farming, with its olive groves and its many oil mills, only one of which still works today on the edge of the town. The liberation came between 21 and 23 August 1944, led by the 5e régiment de chasseurs d'Afrique; a Sherman tank named Verdun keeps its memory.

Modernisation only began about ten years after the war. The arrival of the repatriates from Algeria, at the start of the 1960s, brought rapid population growth and the building of the blocks of the southern districts, in particular La Coupiane, which gives the town its present collective silhouette. In April 1978 the main building of the Grand Var shopping centre opened, straddling La Valette and La Garde; the retail zone around it ranks among the largest in France. The university campus, the Valgora office park and then the opening of L'Avenue 83 on 13 April 2016 completed the transformation of this former farming municipality into an activity hub of the Toulon conurbation.

Who buys in La Valette-du-Var

La Valette-du-Var has 23 719 inhabitants for 11 885 households. According to INSEE, the French national statistics institute, the municipal stock reaches 12 764 dwellings, of which around 92 % are main residences and only 1,2 % second homes: people buy here to live year-round, not for holidays. Still according to INSEE, apartments account for close to 70 % of dwellings, and 57 % of households own their main residence against around 40 % who rent. Buyers are therefore above all working households of the Toulon conurbation, first-time buyers or families, joined by investors drawn by the letting demand linked to the nearby campus.

Frequently asked questions

The average price for apartments in La Valette-du-Var is 3 204 €/m², calculated on the DVF transactions actually completed before notaries. Houses and villas come out at around 4 526 €/m². These values are municipal averages: they blend the post-war housing estates of the southern districts, the recent condominiums and the low-rise detached housing sectors of the Coudon. For a specific property, the condition, the storey and the parking make the value vary around that benchmark.

The old village, around the church of Saint-Jean and the path of the fountains, forms the old core, with dense buildings and little parking. To the south, La Coupiane gathers the blocks built in the 1960s, which are more affordable. Towards the east and the north, the low-rise detached districts climb in the direction of the Coudon, with houses on plots and open views. The campus and Valgora sector concentrates the recent condominiums.

The gap is marked. The average price of houses and villas reaches 4 526 €/m², around 41 % more than that of apartments. This owes to the scarcity of land in a plain that is already heavily urbanised, squeezed between the Faron, the Coudon and the heights of the Thouar. Apartments dominate the stock by a wide margin, which makes the supply of houses scarcer and pushes it to trade higher per square metre.

The municipality is crossed by the RN 97 and served by the A57 motorway, with direct access from the retail zone interchange. The Mistral network runs several bus lines there, including line U which links the campus and Toulon. The Toulon SNCF station is around 8 kilometres away, and Toulon-Hyères airport some twenty kilometres away. This road accessibility supports residential demand.

Yes, in two ways. The campus of the University of Toulon, set on a wooded park shared with La Garde, feeds a student letting demand for the small apartments nearby. Moreover, the Grand Var retail zone, L'Avenue 83 opened in 2016 and the Valgora office park concentrate a volume of jobs that is significant on the scale of the department, which draws working households looking to limit their daily journeys.
