Market trends and analysis for Laval

The Laval market is that of a mid-sized prefecture town in western France, carried by its heritage, its public services and its rail link. With an average price of around 2 103 €/m² for an apartment, Laval sits well below Rennes and Nantes, at a level comparable to that of the mid-sized towns of the Pays de la Loire. Houses, at around 2 235 €/m², trade slightly above apartments.

The 14 % rise recorded over five years is one of the market's defining features: it is steady, year after year, without the 2021 and 2022 peak and the subsequent fall seen in many towns. The gap between districts, on the other hand, remains very wide: the residential north and south exceed 2 500 €/m² while Murat, to the south-east, stays below 1 300 €/m². With around 370 sales a year, the town-wide average is solid, but that of the least active districts, starting with Le Pavement and Hilard, varies from one year to the next.

The history of Laval

Laval grew up around a castle built in the eleventh century on a spur overlooking the Mayenne. The town developed on the right bank, around the castle and the cathedral of la Trinité, begun around 1070, before crossing the river. The Vieux-Pont has linked the two banks since the Middle Ages. Linen cloth, then cotton, made its prosperity for centuries.

The castle, former residence of the counts of Laval, has housed since 1967 the first museum of naive art in Europe, created in memory of Henri Rousseau, known as le Douanier Rousseau, born in Laval in 1844. His grave is in the jardin de la Perrine, overlooking the valley, where his remains were brought back in 1947. To the south, the Romanesque basilica of Notre-Dame d'Avesnières marks the entrance to the town from the river.

The geography of prices follows that structure. The north of the town, from Bootz to la Crossardière, and Saint-Pierre-le-Potier in the south form the top of the market. The town centre holds the volume, in a largely older housing stock. To the west and south-east, from Les Fourches to Murat, prices fall clearly, with a gap of more than double between the two extremes of the town.

Who buys in Laval

The Laval market attracts first-time buyers, families and working people from the Mayenne, along with households from Rennes or Paris for whom the rail link makes the move possible. Demand is as strong for houses in the residential districts as for apartments in the centre and in the developments of the north. The services of a prefecture town, a recognised medieval heritage and measured prices support an active market that has risen steadily over five years.

Frequently asked questions

The average price in Laval is 2 103 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 630 to 2 502 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.

No, and the gap is marked. Bootz, to the north, has the highest average price, around 2 838 €/m², while Murat, to the south-east, remains the most affordable area, at around 1 288 €/m². The town centre, which accounts for nearly a third of apartment sales, sits at around 2 180 €/m². The gap between the extremes is more than double.

Laval brings together a recognised medieval heritage, with its castle and its cathedral, the services of a prefecture town and prices well below those of Rennes or Nantes. The station puts the town on the high-speed line to Paris and Rennes, and the setting of the Mayenne valley, with the jardin de la Perrine and the landscaped riverbanks, adds to the appeal.

Over five years the DVF average for apartments has moved from around 1 845 €/m² to 2 153 €/m², a rise of around 14 %. The increase is steady, without jolts, which sets it apart from markets that overheated then fell back. With around 370 apartment sales a year, the volume makes that trend legible.

The town-wide average price is not enough: you have to start from the price in your own district, then adjust for the period of construction, the floor, the condition, the aspect and how close you are to the river or the centre. The gap between districts is more than double in Laval. The Immover valuation tool draws on the actual sales closest to your address.
