Market trends and analysis for Le Bourget-du-Lac

Le Bourget-du-Lac combines two drivers rarely brought together: a lakeside setting, which carries use value, and a leading employment and research hub, which carries permanent demand. That combination explains why a municipality of five thousand inhabitants sits above the departmental prefecture town. The population is growing by more than 7 % in six years, without the housing stock being able to keep the same pace.

The vacancy rate of 7,1 % deserves to be read with nuance. In a municipality with many students, part of that vacancy is structural and linked to rental turnover; it does not reflect a lasting excess of supply. For a seller, the point to keep in mind is that demand is split between resident buyers and rental investors, two logics that do not value the same property types: small units find their place on the second market, houses on the first.

The history of Le Bourget-du-Lac

The Cluniac priory was founded in the eleventh century; around 1250, Thomas II of Savoy had a castle built which became, from 1285 to 1434, the main residence of the counts of Savoy. The former priory, the church of Saint-Laurent and the castle tower survive today, protected as historic monuments, alongside the estate of La Serraz and the fortified house of Entremont.

In October 1816, Lamartine wrote Le Lac during a stay on these shores, a poem that would lastingly fix the romantic image of the lac du Bourget. A few decades later, in 1838, the first railway line in Savoy linked Chambéry to Le Bourget, still with horse traction. The municipality took its present name in 1953.

The contemporary turning point dates from 1985-1987: the state sold the former military air base, and Savoie Technolac was created in 1987. The site today hosts about two hundred and thirty companies, a thousand researchers and five thousand students, with the national institute for solar energy, the hydraulic engineering centre of EDF, several laboratories of the Université Savoie Mont Blanc and engineering schools. That hub tipped the municipality from a lakeside village into an economic centre of the Chambéry conurbation.

Who buys in Le Bourget-du-Lac

Le Bourget-du-Lac is a main-residence market, which sets it clearly apart from the lakeside holiday municipalities: 2 821 main residences out of 3 307 dwellings, and only 250 second homes. The population grew by 7,2 % between 2017 and 2023. Buyers are working households of the Chambéry basin, often linked to Savoie Technolac, and the rental market is supported by the presence of five thousand students. The municipality also keeps five small harbours totalling 540 berths and a municipal beach.

Frequently asked questions

The average price in Le Bourget-du-Lac is 4 403 €/m², calculated on DVF transactions actually completed before notaries. That is clearly above Chambéry, though only about twelve kilometres away.

No, and that is what sets it apart from the most touristic lakeside municipalities. Second homes account for only 7,6 % of the stock, against 85 % main residences. The market is driven by local employment, in particular by Savoie Technolac, and by student demand.

Because the municipality rises from 226 metres, the level of the lake, to nearly 1 500 metres on the Épine mountain, over only twenty square kilometres. The genuinely developable strip is narrow. The loi Littoral, the French coastal planning act, applies to the shores of the large lakes and limits building within a hundred metres of the water, and the Buttet natural area, a wetland created in 1991, takes a further share of the territory out of use.

No SNCF passenger station. The reference stations are Chambéry-Challes-les-Eaux and Aix-les-Bains-Le Revard, the latter served by high-speed trains. The municipality is, however, well connected by the bus network of the Chambéry conurbation and by a route towards Aix-les-Bains, and the Chambéry-Savoie-Mont-Blanc airport lies within its territory.
