Property Prices in Le Bourget

The 2026 figures· Indicative data
3 555€/m²

In Le Bourget, the average price of apartments stands at 3 555 €/m², according to the sales actually registered in the DVF database kept by notaries, which records the transactions completed before them. That level remains contained for the Seine-Saint-Denis and the Paris inner ring, in line with the municipalities of the north-east of the conurbation. Houses, rarer on this dense territory, trade markedly higher, at around 6 226 €/m², a gap that reflects the pressure on the older detached stock and the small supply of land. The housing stock mixes buildings in the centre, more recent developments and town houses inherited from the growth of the municipality around its aerodrome. The condition of the property, its energy performance, the storey, closeness to the station and to the future services of the Grand Paris Express explain most of the gaps. These figures, taken from the sales signed before notaries, give a reliable municipal benchmark; a precise valuation then rests on comparable sales, examined property by property.

Market trends and analysis for Le Bourget

The market in Le Bourget is an inner-ring market, where most of the activity involves apartments. Demand comes from first-time buyers, investors and working people from the metropolis drawn by prices more accessible than in the municipalities bordering Paris. Energy performance is becoming a criterion of negotiation, in particular on the older stock of the centre.

The arrival of the Grand Paris Express and the urban renewal schemes are the main drivers of value in the medium term. For a seller, a property close to transport, in good condition and correctly priced stands out on a market where the supply of houses remains rare and coveted. An over-ambitious price, conversely, lengthens selling times appreciably.

The history of Le Bourget

Le Bourget owes its fame to its airport, opened in 1919, the first civil airport of Paris and long the only one before the building of Orly. It was there that Charles Lindbergh landed in May 1927 at the end of the first solo crossing of the Atlantic, a feat that drew an immense crowd. The aerodrome durably marked the identity of the municipality and its urban development.

Now the leading business airport in Europe, the site hosts the Musée de l'air et de l'espace, one of the oldest aeronautical museums in the world, and the Salon international de l'aéronautique et de l'espace, held there every two years since the 1950s. This aeronautical vocation gives Le Bourget a reach well beyond its size.

A municipality of the north-eastern suburbs of Paris, in the Seine-Saint-Denis, Le Bourget keeps a dense urban centre inherited from its industrial and railway growth. Long hemmed in between railway lines and infrastructure, it is today at the heart of schemes to open it up, with the arrival of new stations of the Grand Paris Express set to strengthen its services.

Who buys in Le Bourget

Le Bourget has around 16 000 inhabitants and appeals to varied profiles. First-time buyers and investors find apartments there that are more affordable than in the centre of the conurbation, while families aim for the town houses, rarer and therefore sought after. The closeness of Paris, the presence of stations and the arrival of the Grand Paris Express draw working people from the metropolis looking for measured entry prices. The rental market remains supported by this well-served inner-ring position.

Frequently asked questions

The average price of apartments in Le Bourget is 3 555 €/m², according to the DVF transactions actually completed before notaries. That average covers varied properties, from the older building of the centre to the more recent development. The storey, the condition, the energy performance and closeness to the station explain the gaps around this value. A reliable valuation rests on comparable sales rather than on the municipal average alone.

Houses in Le Bourget trade on average at around 6 226 €/m², according to the DVF sales registered before notaries, well above apartments. That gap is explained by the scarcity of detached housing in a dense municipality and by sustained demand from families. The small number of house sales each year makes this segment particularly dependent on the location and on the condition of the property.

Le Bourget is one of the municipalities concerned by the arrival of new stations of the Grand Paris Express, which are to improve its services and open it up. These infrastructure schemes feed the expectations of buyers and can support the value of properties close to the future stations. On this kind of market, closeness to a station is among the first criteria of price.

Le Bourget offers more measured entry prices than the centre of the Paris conurbation, a few kilometres from Paris and immediately close to the business airports and the main roads. The municipality combines a dense urban fabric, amenities and a strong aeronautical identity. These assets, together with improving transport, make it an address followed by first-time buyers and investors.
