Market trends and analysis for Le Cannet-des-Maures

Population growth of more than 19 per cent since 2017 is the striking fact of the market. The history of Le Cannet-des-Maures

The site has been occupied since antiquity. The Romans established the Forum Voconii there, a market set at the crossroads of the routes linking Fréjus, Aix-en-Provence, Toulon and Riez, in the plain crossed by the Argens. In the Middle Ages settlement gathered on the heights around the Castrum de Caneto, a defensive position that gave rise to Le Vieux Cannet, a village perched at 127 metres whose outline still dominates the plain. That move upwards, then the gradual return downwards, is the key to reading the municipality's urban form: two distinct cores, a few kilometres apart.

The arrival of the railway in 1862 fixed the second pole. The modern village grew in the plain, near the track and the road, while Le Vieux Cannet kept its older buildings and its role as a lookout. The municipality long remained agricultural, turned towards the vine and the crops of the plaine des Maures. The establishment of the Meilland rose nursery, a breeding house known beyond the region, and the working of the land in the plain gradually diversified an economy that had depended on harvests alone.

In 1963 the army light aviation school moved in, training helicopter pilots and since then a major employer in the area. The municipality had 5 140 inhabitants in 2023, up by more than 19 per cent since 2017, one of the strongest rises in the central Var. The territory also holds the nature reserve of the plaine des Maures and the lake of Les Escarcets, protected areas that limit urban expansion and shape the geography of the local property market.
