The 2026 figures· Indicative data
5 231€/m²

To buy, expect an average of 5 231 €/m² for an apartment in Le Chesnay-Rocquencourt. That value covers a stock dominated by flats, shaped by the vast Parly 2 co-ownership and its residences of the 1970s, to which are added older buildings in the centre of Le Chesnay and a few recent schemes. Houses, fewer in number and grouped in the detached-housing sectors, trade at an appreciably higher level, at around 8 093 €/m², a gap that comes from their scarcity and from the appeal of land so close to Versailles. These averages are taken from the DVF database, which records the sales actually signed before notaries.

Market trends and analysis for Le Chesnay-Rocquencourt

The market in Le Chesnay-Rocquencourt rests on a sought-after location, in direct contact with Versailles and a short distance from Paris and from the job centres of the western Paris region. Demand comes above all from families looking for a green setting, good schools and shops within reach, which Parly 2 and the centre of Le Chesnay offer in abundance. This demanding clientele keeps steady pressure on family apartments and on the rare houses, whose supply remains narrow.

On the supply side, the municipality is largely built up and leaves little room for large new schemes, which limits the renewal of the stock. The residences of the 1970s in Parly 2 remain a pillar of the market, but their energy performance has become a point of negotiation, as everywhere in the Île-de-France. Renovated properties, well oriented or with outdoor space, stand out clearly, while energy-hungry dwellings call for price concessions. To place your property in this context, a valuation based on recent sales in the area remains the safest starting point.

The history of Le Chesnay-Rocquencourt

Le Chesnay-Rocquencourt is a new municipality, born on 1 January 2019 from the merger of Le Chesnay, which had nearly 29 000 inhabitants, and Rocquencourt, far smaller with around 3 000 inhabitants. Its residents were renamed Chesnaycourtois, without a hyphen, to mark a merger without reservation. The chief town remained the town hall of Le Chesnay. The municipality extends to the west of Paris, in the arrondissement of Versailles, backing onto the park of the château whose northern edge it follows.

The territory bears the imprint of the royal court. Le Chesnay long housed the staff who maintained the gardens and the waterworks of Versailles: the château Aubert, also called Grand Chesnay, was built under Louis XIV to house the fountain keeper in charge of watching over the basins of the Bel-Air hill, before being enlarged in the 19th century. Rocquencourt, for its part, sheltered a hunting lodge of the same king, and was the scene of the battle of Rocquencourt on 1 July 1815, in the final days of the Napoleonic epic. The church of Saint-Antoine-de-Padoue, raised in 1910 in a neo-Gothic style, completes this heritage with its stained glass signed by the Lorin workshop of Chartres.

The look of the municipality changed in the 1960s with Parly 2. On some hundred hectares of former farmland sold in 1964, a vast complex rose from the ground: a regional shopping centre, opened in 1969 and one of the first of its kind in France, coupled with the largest residential co-ownership in Europe, with nearly 7 500 dwellings, its swimming pools, its tennis courts and its own church. The Voluceau estate, in Rocquencourt, for its part housed a NATO headquarters and then Inria, a research centre in computer science. The André Mignot hospital, attached to the hospital centre of Versailles, finally anchors a strong medical presence in the municipality.

Who buys in Le Chesnay-Rocquencourt

Le Chesnay-Rocquencourt brings together 30 689 inhabitants over a little more than seven square kilometres, a density of the order of 4 400 inhabitants per square kilometre, typical of a well-off residential municipality of the inner ring. The stock is clearly dominated by flats, the Parly 2 co-ownership alone accounting for several thousand dwellings, while quieter detached-housing districts remain in Le Chesnay as in Rocquencourt. Buyers are above all families settled in the area or looking for a green setting close to Versailles and Paris, drawn by the reputation of the schools and by the closeness of the shops. There are also working executives employed in the job centres of the western Paris region and households loyal to the area who sell in order to rehouse themselves locally.

Frequently asked questions

For an apartment, the average stands at 5 231 €/m², according to the transactions registered before notaries and compiled in the DVF database. That figure covers very different properties, from an older studio in the centre of Le Chesnay to a family apartment in Parly 2. The address, the storey, the aspect, the year of construction and the energy rating explain most of the gaps around this average. For a reliable value, it is better to rely on comparable sales than on the municipal price alone.

Three atmospheres can be told apart. The historic centre of Le Chesnay, around the town hall and the church, mixes small buildings and town houses. Parly 2 forms a world of its own, with its residences of the 1970s, its green spaces and its integrated shopping centre. Rocquencourt and the wooded fringes offer more detached and quieter housing, turned towards the forest. These sectors do not sell at the same level, and the same budget does not buy the same floor space in each.

The municipality has no railway station on its territory, an oddity for a town of this size. Public transport rests on a dense bus network that reaches the stations of Versailles, from which the RER C and the lines towards Paris Montparnasse and Saint-Lazare depart. By car, the A13 and the A86 are quickly accessible and put La Défense some twenty minutes away outside peak hours. This dependence on the road and the bus is a criterion that buyers look at closely.

Yes, but supply is limited. Houses are concentrated in the detached-housing districts of Le Chesnay and in Rocquencourt, and trade markedly higher than apartments, at around 8 093 €/m². Their scarcity and the immediate closeness of Versailles feed sustained demand, notably from families. As sale references are few, the valuation of a house depends heavily on its plot, its condition and its location, more than on the municipal average.

If your property lies in the Parly 2 co-ownership, you have to factor in the weight of the service charges and the workings of a highly structured property complex before committing. Letting a furnished tourist rental may be regulated by the municipality, and it is wise to check the rules in force at the town hall. Finally, the energy performance of the dwelling, often an issue on the building stock of the 1970s, governs both the sale price and the works to be planned.
