The 2026 figures· Indicative data
5 297€/m²

In the apartment market, Le Pouliguen shows an average of 5 297 €/m², established from DVF transactions actually registered with notaries (DVF is the French record of notarised property sales). That high level is explained by the municipality's position on the Côte d'Amour, between the harbour, the long beach facing the bay and the rocky wild coast. Apartments close to the seafront, the tidal channel or the old centre sit at the top of the range, while dwellings further from the shore stay more measured. The aspect, the view, the floor level and the presence of a balcony play a decisive part. Demand, driven by second-home buyers from Nantes, the Paris region and beyond, is exerted on a constrained stock where seafront properties rarely change hands.

Market trends and analysis for Le Pouliguen

The Le Pouliguen market stays tight, with a limited but steady volume of apartment sales in the DVF data. Second-home demand, long-standing and solid on the Côte d'Amour, meets a constrained stock: the municipality is almost entirely built up and available land is scarce. Transactions therefore mainly involve resales, which keeps pressure on the best-placed properties, on the seafront and around the harbour and the tidal channel.

Several factors support these levels. The appeal of the Guérande peninsula, the immediate closeness of La Baule and its services, the quality of the beaches and of the listed wild coast, and the good rail service from Nantes widen the pool of buyers well beyond the local area. Wealth-focused buyers, attached to a well-known part of the Atlantic seaboard, help keep prices among the highest on the Loire-Atlantique coast.

Le Pouliguen sits below La Baule-Escoublac, its immediate neighbour at the head of the bay, and below Pornichet, at the other end of the Côte d'Amour. The municipality remains more expensive than Le Croisic, the fishing harbour at the tip of the peninsula, which is somewhat more affordable.

The history of Le Pouliguen

The harbour of Le Pouliguen owed its rise, from the Middle Ages, to the transport of the salt produced in the marshes of Guérande, carried down the Pouliguen tidal channel to the ocean. That salt trade shaped the maritime activity of the municipality long before the seaside era. At the beginning of the nineteenth century the town developed its harbour and built several quays and jetties to support that sea-facing economy.

In 1820 Le Pouliguen became an independent parish, splitting from Batz-sur-Mer. It was under the reign of Louis-Philippe that holidaymaking began: the municipality started to welcome summer visitors drawn by the beach and the climate. The resort continued to develop throughout the century, with the building of villas and the laying out of the seafront, in the wake of the rise of the Côte d'Amour and of neighbouring La Baule.

Le Pouliguen today keeps a dual identity as an active harbour and a residential resort. Its harbour shelters both fishing boats and a large pleasure fleet, on the tidal channel that separates the municipality from La Baule. To the west, the wild coast, a listed rocky strip running towards Batz-sur-Mer and Le Croisic, offers a preserved landscape that contrasts with the long sandy beach of the bay.

Who buys in Le Pouliguen

Le Pouliguen has 4 173 inhabitants. A resort of the Guérande peninsula, the municipality combines a permanent population, often older than average, with a high proportion of second homes tied to its seaside appeal. Buyers are mostly second-home purchasers, families from Nantes, the Paris region or the wider west looking for a base on the Côte d'Amour, along with retirees who settle there year-round. Apartments with a view over the harbour, the tidal channel or the bay attract the keenest demand. The stock of older villas in the centre and along the seafront feeds a sought-after segment, whose scarcity sustains price levels high for the area.

Frequently asked questions

The average apartment price in Le Pouliguen is 5 297 €/m², based on DVF transactions actually completed before notaries. This average covers gaps tied to closeness to the harbour, the beach or the wild coast, to the view and to the floor level. A seafront apartment and a dwelling set back from the shore do not trade at the same level.

The municipality combines a lively fishing and pleasure harbour, a long beach facing the bay, the listed wild coast and an old centre of villas. That combination, a few minutes from La Baule, makes it a prized second-home destination on the Côte d'Amour. The scarcity of seafront property supports prices over the long term.

Le Pouliguen lies on the Guérande peninsula, in the Loire-Atlantique, a few kilometres from La Baule and Guérande. The municipality is served by Le Pouliguen station, on the coastal line linking Nantes to the peninsula, and by road from Saint-Nazaire. Nantes and its airport are a little over an hour away by road.

Yes, largely. The seaside role of the municipality and the closeness of La Baule sustain strong demand for second homes and holiday bases, alongside an ageing permanent population. That structure tightens prices and makes year-round supply scarce. Furnished tourist lettings are subject to local rules to be checked with the town hall before any seasonal rental project.

The reference price of 5 297 €/m² relates to apartments, numerous in the seafront and town-centre developments. Older villas and houses, much sought after near the harbour and the beach, change hands in a narrow market and at high levels. The choice depends on the intended use and the budget, houses with character remaining a segment defined by scarcity.
