Market trends and analysis for Le Raincy

The Le Raincy market rests on an identity that is rare in the Seine-Saint-Denis: a residential municipality of villas and tree-lined avenues, around fifteen minutes from Paris on the RER E. That configuration draws steady family demand, in particular on houses with a garden, whose supply remains limited by the modest size of the territory and the scarcity of available land. Properties with outdoor space and close to the station concentrate most of the searches.

On the apartment side, the stock of flats in the station sector and the centre speaks more to couples and first-time buyers, at levels more affordable than the large villas. As everywhere in Île-de-France, energy performance has established itself as a bargaining criterion, above all on older blocks and houses. The closeness of less highly rated neighbouring municipalities places Le Raincy at the top of its fringe of eastern Paris, a position that its transport links and its setting keep up.

The history of Le Raincy

The history of Le Raincy owes first of all to its castle, built between 1643 and 1650 for Jacques Bordier, finance intendant to Louis XIII, on the road from Paris to Meaux. Its park, one of the largest in the Paris region with close to 240 hectares, passed in 1769 to the house of Orléans. The castle was destroyed during the revolutionary period, but the mark of the estate is still legible in the layout of the avenues and in the town's motto, "Hier forêt, aujourd'hui ville", yesterday forest, today town.

In the 19th century, the arrival of the railway in 1863 changed the picture. The vast park was gradually parcelled out and sold in plots, on which period villas and Belle Époque residences rose along tree-lined avenues. Le Raincy then became a residential municipality sought after by Paris families looking for a green setting a short distance from the capital, an identity the town has kept.

The heritage of Le Raincy also includes a building of worldwide standing: the church of Notre-Dame, known as Notre-Dame-de-la-Consolation, built in 1922 and 1923 by the brothers Auguste and Gustave Perret. It is the first religious building put up entirely in reinforced concrete, raised in thirteen months only, with slender columns and vast screens of coloured glass by Marguerite Huré. Nicknamed the "Sainte-Chapelle of reinforced concrete", it has been listed as a historic monument since 1966 and draws visitors who come to study its architecture.

Who buys in Le Raincy

Le Raincy has 14 735 inhabitants on a compact territory, organised around four sectors: the town hall to the north, the station to the south, the centre and the plateau to the east. Often described as one of the best-off municipalities in the Seine-Saint-Denis, the town stands out for its fabric of villas and town houses, completed by blocks of flats concentrated near the station and the shopping streets. Buyers are above all Paris-region families looking for a house with a garden a few minutes from Paris, but also couples and first-time buyers aiming at the apartments of the centre. Demand bears largely on properties with outdoor space and good links to the capital.

Frequently asked questions

The municipal average comes out at 3 980 €/m², according to the transactions published in the notaries' DVF database. That figure brings together very different realities, from the studio near the station to the period villa on the plateau. The address, the condition, the plot area, the year of building and energy performance explain most of the gaps. For a reliable valuation of your property, it is better to rely on comparable sales than on the municipal average alone.

The town reads through four main sectors. The station district, to the south, is the densest and the best served, with a large share of flats. The centre concentrates the shops and the market that residents appreciate. The town hall sector, to the north, and the plateau, to the east, offer the most sought-after villas, on large wooded plots. These settings do not sell at the same level.

The Le Raincy-Villemomble-Montfermeil station, on the RER E, links Paris-Est and Haussmann-Saint-Lazare in around fifteen minutes. The municipality is also served by the T4 tram and several bus lines. By car, the A3, A4 and A104 motorways are within reach nearby. That good connection to the capital remains a central criterion for many buyers and weighs on the value of properties close to the station.

Yes, and it is even a hallmark of the municipality. Born of the parcelling of a former park, the town has numerous villas and town houses, among them several Belle Époque residences on plots sometimes larger than 800 m². These houses trade at around 4 955 €/m², above the level of apartments. Their value depends above all on the condition, the plot area and the sector, rather than on the municipal average.

As everywhere in the Paris metropolis, letting a furnished tourist rental is regulated and calls for a declaration at the town hall. Some older residences stand in sectors with a marked heritage character, which can shape work on facades or renovation. Finally, on older houses and apartments, the energy performance certificate has become a bargaining point to anticipate before a sale.
