2 992€/m²

The average price of apartments in Les Angles stands at 2 992 €/m², based on the transactions actually registered with notaries in the DVF database, the French record of notarised property sales. The immediate proximity of Avignon, a few kilometres away on the other bank of the Rhône, a quiet residential position and aspect make the value of a property vary. The floor level, the presence of outdoor space or a parking place, the condition of the home and its energy performance also weigh on price differences from one sale to another within the municipality.

Market trends and analysis for Les Angles

The Les Angles market remains active for a municipality of this size, driven by its residential role within Grand Avignon. The strong population growth begun in the 1960s has produced a varied stock, from estate houses to recent blocks, which feeds a steady turnover of sales. New supply remains framed by the topography of the plateau, by the presence of the garrigue and by the planning documents, which concentrates part of the transactions on resales within the existing fabric.

Several factors support that price level. The immediate proximity of Avignon, accessibility by the bridges and the motorway network, the residential setting of the plateau and the views over the Rhône sustain demand that goes beyond the village alone. Conversely, being anchored in a medium-sized urban area and the distance from the tightest coastal markets limit the rise in prices and explain levels that are measured compared with the most highly rated municipalities of the region.

The history of Les Angles

The site has been occupied since prehistory: the rocher de la Justice, a small oppidum overlooking the Rhône, has yielded remains from the late Neolithic, and occupation continued into Roman times. The name, recorded in the form leis Angles in the twelfth century, refers to the wedge shape of the land, likened to a wood-splitting tool. In the Middle Ages, a priory attached to the abbey of Saint-André de Villeneuve-lès-Avignon shaped life in the place, on the right bank of the Rhône facing the city of the popes.

During the troubles of the fourteenth century, the inhabitants gathered on the heights, on the site of the present village. The Gothic church, today Notre-Dame-de-l'Assomption, was built in the middle of the fifteenth century. The municipality long remained a farming area of plateau and garrigue, turned towards vines and olives, apart from the neighbouring city but within its orbit.

Facing Avignon, the site attracted well-known painters, among them Derain, Chabaud and Masereel, who came to set up their easels on the plateau. The municipality saw strong population growth from 1962, driven by the residential spread of the Avignon urban area, and today hosts the Parc du Cosmos, a discovery park devoted to the universe set in the garrigue. Les Angles has been part of the Grand Avignon inter-municipal authority since 2003.

Buyers split between working households employed in the Avignon urban area, families looking for a residential setting with outdoor space, and older buyers attached to the plateau and its views over the Rhône. Apartments in the recent blocks and estate houses with gardens concentrate most of the demand.

The Les Angles stock combines estate houses with gardens, widely represented because of the residential development of the plateau, with apartments concentrated in the village and the more recent blocks.
