Market trends and analysis for Les Avenières Veyrins-Thuellin

The local market depends first on peri-urban spread along the Lyon-Chambéry corridor. Households that can no longer buy in the conurbations gradually move up the valleys, and Nord-Isère is among the areas capturing this demand. The municipality offers the level of services of a hub town, with shops and schools, which makes it a credible destination for a family project. The volume of apartment sales remains low, around fifteen a year, and most of the market goes through the detached house, which accounts for nearly four dwellings in five.

In the medium term, two factors will weigh on values. The first is the cost of travel: in an extensive municipality with no rail service, every lasting rise in fuel prices penalises the properties furthest from the town centre. The second is the energy renovation of the older housing stock, plentiful in the hamlets, whose unfavourable energy ratings already translate into tougher negotiations. Conversely, the presence of a regional tourist attraction and the appeal of the Balcons du Dauphiné support demand for main residences.

The history of Les Avenières Veyrins-Thuellin

Les Avenières Veyrins-Thuellin is a new merged municipality, created on 1 January 2016 by prefectoral order of 2 December 2015, which unites Les Avenières and Veyrins-Thuellin. The administrative seat is set in Les Avenières. The whole covers 41,56 km² in Nord-Isère, on the border with Savoie and Ain, with the Rhône as its eastern edge. The relief, between 200 and 322 metres, alternates alluvial terraces and hillsides of the Bas-Dauphiné. This borderland position, between three departments, has marked local economic history, long organised around crossings and ferries on the river.

The territory was shaped by the Rhône before being caught up by the railway. The line of the chemin de fer de l'Est de Lyon, now decommissioned, left two former stations and a route still visible in the landscape; a tramway also served the area. This infrastructure accompanied a rural economy of mixed farming and livestock, supplemented by home-based work linked to the Lyon textile industry. The town of Les Avenières, with its shops and its market, established itself as the local base, while Veyrins and Thuellin kept the profile of farming villages.

The municipality has 7 698 inhabitants and functions as a rural hub town within Les Balcons du Dauphiné, an inter-municipal authority. It hosts a regional amusement park, which is one of the main seasonal employers in the area and brings summer tourist visitors. The economy also relies on local services, crafts and farming, and on jobs in the neighbouring hubs of Morestel, La Tour-du-Pin and the Rhône valley. This twofold dependence, local and peri-urban, explains a residential market that is stable rather than speculative.

Who buys in Les Avenières Veyrins-Thuellin

According to INSEE, the French statistics institute, the municipality has 7 698 inhabitants, and 88,3 per cent of its housing stock is occupied as main residences. Individual housing largely dominates, with 79,3 per cent houses against 19,7 per cent apartments, and 72,6 per cent of main residences are occupied by their owners. The market is aimed first at working households from Nord-Isère and the Lyon-Chambéry corridor, looking for a house with land at a price that is out of reach closer to the conurbations. First-time buyers find an affordable entry point here, while the hamlets attract buyers prepared to accept a heavy reliance on the car.

Frequently asked questions

The reference price stands at 1 968 €/m² for an apartment. This figure comes from DVF data, the sales actually signed with notaries. It is an average calculated across the whole of a very extensive new municipality: a recent home in the centre of Les Avenières and an old isolated house in a hamlet of Veyrins or Thuellin differ markedly from this base.

The new municipality, created on 1 January 2016, unites two former municipalities under a single administration and a common planning document. For a buyer, this means that listings may still mention Les Avenières, Veyrins or Thuellin according to the former boundaries. Checking the precise location of the property remains indispensable: levels of services, transport links and prices differ appreciably from one area to another.

The town of Les Avenières concentrates shops, schools and services, making it the area most in demand among households wanting to limit their travel. The hillsides offer houses with views and large plots, with a heavy reliance on the car. The banks of the Rhône and the agricultural terraces remain sparsely built, as construction there is strictly regulated.

The former Est de Lyon railway line has been decommissioned and its stations are no longer in service: transport relies on the road and on the departmental coach network. Morestel is about eight kilometres away, La Tour-du-Pin around ten, Chambéry and Voiron around thirty. Commuters drive to the nearest stations for connections to Lyon and Chambéry.

The proximity of the Rhône exposes some areas to flood risk, regulated by planning documents and risk prevention plans. On the hillsides, construction is limited by the slope and by the protection of agricultural and natural areas. The older housing in the hamlets often requires energy renovation work, whose cost weighs on the value of the property. The local urban plan can be consulted at the town hall.
