The average price recorded in Les Deux Alpes stands at 5 591 €/m². This average covers a municipality of 56,7 km² born from the merger of Mont-de-Lans and Vénosc, bringing together three very different built areas: the resort, between 1 650 and 1 800 metres of altitude, and the two valley villages. According to INSEE (France's national statistics institute), close to nine dwellings in ten are apartments, the vast majority of them holiday homes. A piste-front studio, a recent apartment and a village house do not belong to the same market. Market trends and analysis for Les Deux Alpes

The local market depends almost entirely on visitor numbers. With 1 910 permanent residents for close to 8 000 dwellings according to INSEE, it is not the municipality's population that creates demand, but the stay-over clientele. The resort enjoys a twofold season: winter on a ski area that climbs to the Mont-de-Lans glacier, and summer thanks to glacier skiing and downhill mountain biking, complemented by Tour de France stages in 1998 and 2002. This activity spread across the year supports rental values and, in turn, sale prices.

New supply remains constrained. Buildable land is scarce in a high-mountain municipality subject to the loi Montagne, to natural hazards and to the proximity of the Écrins national park: activity therefore shifts towards the renovation of the existing stock, particularly the blocks built during the decades when the resort was equipped, a large share of which dates from 1971 to 1990. Investment in the lifts, with a tricable cable car to the glacier brought into service at the end of 2024, sustains the appeal of the ski area and feeds demand for renovated homes.

The history of Les Deux Alpes

The village of Mont-de-Lans appears in the records in 1073 under the name Parocchia de Lento. It then commanded a passage on the road linking Grenoble to Italy through the Oisans: Louis XII passed through in 1502, Bayard in 1509. Local life remained rural and pastoral until the 20th century, split between mountain crops, livestock and summer grazing on the high pastures. The building of the Chambon dam, begun in 1926 and completed at the end of the 1930s, submerged three hamlets of the Romanche valley, but opened up the area by modernising the roads and networks. Winter tourism only took over after the Second World War.

On the other side, Vénosc occupies the Vénéon valley, at around 1 000 metres of altitude, at the foot of the Écrins massif. Its name is thought to come from the Latin name Vennus with a Ligurian suffix. The village long lived off farming, slate quarrying and the peddling of flower seeds, an activity that took its inhabitants far from the valley. It preserves a church with old sections, a sundial dated 1669 and traditional stone buildings. Its population declined throughout the 20th century, before a cable car built in 1972, replaced by a gondola in 1995, linked it directly to the resort set on the heights.

The resort was born after the war on the two mountain pastures that belonged to Mont-de-Lans and Vénosc, which explains its name, adopted in the mid-1950s and confirmed by its classification as a national resort in 1956. The lifts then reached the Mont-de-Lans glacier, which rises to around 3 560 metres: the Jandri 3 reached it in 1972, the Jandri Express in 1985, a new tricable cable car in December 2024. On 29 September 2016, a prefectoral order enacted the merger of the two municipalities, effective on 1 January 2017 under the name Les Deux Alpes. The present municipality therefore layers two valley villages and a purpose-built piste front.

Who buys in Les Deux Alpes

According to INSEE, the municipality has 1 910 inhabitants for around 8 000 dwellings, of which only 974 are main residences: second homes and occasional dwellings account for close to 84 % of the stock. Apartments make up about 89 % of it, and 57 % of households in main residences are owner-occupiers. Buyers are therefore mostly non-residents: families from Lyon, Grenoble or the Paris area, foreign clients drawn by summer glacier skiing, owners who let their property in season. Permanent workers, employed by the lifts, accommodation and services, along with seasonal staff, tend to turn to the older housing of the villages of Mont-de-Lans and Vénosc.

The two markets do not have the same volume. According to INSEE, apartments account for about 89 % of the municipality's dwellings, against less than 10 % houses. The supply of houses is therefore narrow and concentrated in the villages of Mont-de-Lans and Vénosc and in the hamlets, which lengthens search times and leaves few price references. Apartments, far more numerous, sell faster and cover a wide range.

Access is through the Romanche valley and Le Bourg-d'Oisans, then by a winding mountain road that climbs to the resort plateau. Grenoble and its station are the nearest entry points, with Lyon-Saint-Exupéry airport serving more distant visitors. This end-of-valley accessibility limits the market for year-round residents and reinforces the weight of holiday buyers, sensitive to the immediate proximity of the slopes.

The municipality is classified as a mountain zone: the loi Montagne (France's mountain-planning law) governs the extension of development and strongly limits buildable land. Part of the territory falls within the Écrins national park, with its own rules. The natural risk prevention plans, avalanches, rockfall and torrential floods, should be consulted before any purchase. Finally, short-term furnished letting requires a declaration at the town hall, and co-ownership charges at altitude deserve close examination.
