The 2026 figures· Indicative data
2 059€/m²

In Lesparre-Médoc, the benchmark price stands at 2 059 €/m² for an apartment. The municipality is a sub-prefecture town of the Gironde, some sixty kilometres north-west of Bordeaux, and its market is that of a small service town in the middle of the vineyard, far removed from the levels of the Médoc coast. These values come from DVF data, the transactions actually registered before notaries (the French record of notarised property sales). The high vacancy rate of the stock, above eleven per cent, weighs on the average and calls for examining the condition of each property.

Market trends and analysis for Lesparre-Médoc

The Lesparre-Médoc market depends on three distinct drivers. The first is the wine economy of the Médoc, which structures employment across the whole territory and is going through a period of strain linked to volumes and export markets. The second is the administrative function of the town, which brings a base of service jobs and rental demand. The third is the gradual shift of Bordeaux buyers and retirees towards more affordable areas, a movement that benefits the peninsula without causing any surge there.

The vacancy rate, at 11,3 per cent of the stock, remains the main indicator to watch. It has fallen since 2017, when it reached 13,2 per cent, which is a favourable signal: the stock of older dwellings is slowly being absorbed. What follows will depend on the capacity to renovate that stock, in a context where energy performance certificates increasingly determine value. The rail service towards Bordeaux is the other lasting lever of appeal for the municipality.

The history of Lesparre-Médoc

The name Lesparre comes from the Gascon esparra, which designates a beam. Occupation of the site is old: the Romans set up there a small port named Metilium, on a territory then far closer to the water than today. The medieval fortress, of which the tour de l'Honneur remains, goes back by tradition to the Carolingian period and is named in a charter of 1100. That stone keep, which still dominates the town centre, is the heritage landmark of the municipality and the witness of its military and seigneurial role.

Over the centuries Lesparre established itself as the main town of the Bas-Médoc, competing with Pauillac and Saint-Laurent-Médoc for the title of capital of the peninsula. The vineyard shapes the economy of the territory, with the great growths to the south and the more modest appellations to the north, while the town concentrates the functions of market, administration and services. That role has made it today one of the five sub-prefecture towns of the Gironde department, a status that weighs on its housing stock and its service economy.

The arrival of the railway in 1873, with the line linking Bordeaux to Le Verdon-sur-Mer, opened up the peninsula and set the development of the town around its station. The departmental road 1215 is the other main access route of the Médoc. The municipality, which took the name Lesparre-Médoc, had 5 872 inhabitants in 2023, slightly up by 1,2 per cent since 2017. It keeps the facilities of a small central town, hospital, secondary school, court and shops, for an extensive rural territory.

Who buys in Lesparre-Médoc

According to INSEE, the French national statistics office, Lesparre-Médoc has 5 872 inhabitants, with 85,1 per cent main residences and 11,3 per cent vacant dwellings, a high rate although down since 2017. Houses account for 75,3 per cent of the stock and apartments 23,6 per cent. Owners occupy 55,7 per cent of main residences, against 41,3 per cent tenants, a proportion that reflects the administrative and service role of the town. Buyers are households of the Médoc, people working in the vineyard and the public services, and retirees drawn by the price and by the closeness of the ocean.

Frequently asked questions

The benchmark price stands at 2 059 €/m² for an apartment. That figure comes from DVF data, the sales actually signed before notaries. It is an average: a renovated dwelling close to the centre and an older apartment vacant for several years sit on either side of that base. The vacancy rate of the stock, at 11,3 per cent according to INSEE, explains part of the observed spread.

Soulac-sur-Mer, Lacanau or the coastal resorts benefit from a second-home market backed by the ocean, with buyers from Bordeaux and across France. Lesparre-Médoc is an inland town, some thirty kilometres from the coast, whose market rests on permanent housing, local employment and services. Those two logics do not have the same drivers and produce very marked price gaps.

Yes, indirectly. Lesparre-Médoc is one of the five sub-prefecture towns of the Gironde and concentrates facilities the neighbouring villages do not have: administrations, hospital, secondary school, court, shops. That function sustains service employment and rental demand, which explains a tenant share of 41,3 per cent according to INSEE, higher than in the rural municipalities of the Médoc.

The strengths are the level of facilities of a central town, the rail service towards Bordeaux and Le Verdon-sur-Mer, and a low entry price compared with the department. The weakness is the vacancy rate, at 11,3 per cent of the stock, which reflects a supply of older dwellings in need of renovation and limited land pressure. Population growth remains modest, at 1,2 per cent since 2017.

The Médoc peninsula is low-lying land, where the risk of flooding and rising groundwater affects some areas, governed by the planning documents. The closeness of the tour de l'Honneur and of the older fabric of the centre implies heritage constraints on visible works. The older stock, often in stone and poorly insulated, calls for a precise assessment of renovation costs before any commitment.
