Levallois-Perret is a municipality of western Paris, in the Hauts-de-Seine, on the right bank of the Seine, a few kilometres from the centre of Paris. It was created in 1866 from land detached from Clichy and Neuilly-sur-Seine, out of two housing schemes laid out in the middle of the nineteenth century by the developers Nicolas-Eugène Levallois and Jean-Jacques Perret. In less than a century and a half, this industrial suburb turned into a dense and sought-after residential town, one of the closest to Paris.
The municipality keeps the memory of its industrial past. Gustave Eiffel set up his workshops here, where the metal structures of the Eiffel Tower and of the Statue of Liberty were assembled. This Eiffel district, to the east towards the Porte d'Asnières, has been entirely redeveloped with the ZAC Gustave Eiffel and the So Ouest shopping centre, opened in 2012. To the north, the banks of the Seine and the Île de la Jatte, dear to the Impressionist painters, offer a landscape setting that is rare for a town this dense. Line 3 of the metro serves the municipality at Louise Michel, Anatole France and Pont de Levallois-Bécon.
Levallois-Perret is the most densely populated municipality in Europe, and one of the densest in the world. This record density, on a small and almost entirely built-up territory, shapes a homogeneous and tight property market. Demand, carried by the immediate proximity of Paris, the quality of transport and a well-kept living environment, remains strong. Price gaps between districts are narrower than elsewhere, the municipality forming a coherent and upmarket whole, from the town centre to the banks of the Seine.
The Levallois-Perret market attracts executives, well-off families, couples from the Paris metropolitan area and investors. Demand focuses on apartments of every size, from the studio to the large family flat, in a municipality where houses are rare and very expensive. The immediate proximity of Paris, the service by line 3 of the metro, the well-kept residential setting and the banks of the Seine sustain continuous demand. Prices, homogeneous and high, make it a fallback market for those seeking central Paris without paying for its heart, while staying a few stops away.
