Market trends and analysis for Liffré

The Liffré market is driven above all by residential pressure from Rennes. The strong population growth of the municipality, which has gained several hundred inhabitants since 2017, feeds steady demand for family houses. The immediate closeness of the A84, the schools, the services and its status as the main town of the Liffré-Cormier community of municipalities reinforce this appeal for working households from the metropolitan area seeking a greener setting and larger homes than in the city.

The forest setting and the pace of new developments are the other local drivers. Recent estates and schemes have accompanied the arrival of new residents, while keeping a stock made up mainly of houses. The limit of the market lies in the nature of the municipality, residential and suburban, where demand depends closely on the economic health of Rennes and on lending conditions. The small weight of apartments also makes price references fewer than in a dense city.

The history of Liffré

Liffré owes its existence to the forest. Its name, of Germanic origin (Liutfred), appears in written sources through the Middle Ages, but the parish really took shape in the 12th and 13th centuries thanks to land clearance on the edge of the great forest of Rennes. As early as 1070, Duke Alain Fergent had given the church of Liffré to the monks of Saint-Florent de Saumur. The area was then a hunting ground of the counts and later the dukes of Brittany, on their ducal estate, and a forester had raised a motte there to watch over the woodland.

In 1491, French troops occupied Liffré during the campaign that forced Duchess Anne of Brittany into marriage. The municipality long remained rural and forested, geared to timber and farming. In the 19th century activity broadened with the Sérigné forges, authorised by a royal ordinance of 1821, which employed up to a hundred workers before closing around 1921. The present church, designed by the architect Arthur Regnault, was built at the end of the 19th century, its belfry being completed in 1938. Several tramway lines linked Liffré for a time to Rennes and to Fougères.

The present face of Liffré took shape with the rise of Rennes. Less than twenty kilometres north-east of the metropolitan area, on the old Fougères road that became the A84 corridor, the municipality is crossed by the motorway and has its own junctions, which placed it within the residential orbit of Rennes. The population has risen markedly in recent years, from around 7 600 inhabitants in 2017 to 9 339 in 2023 according to INSEE, the French national statistics institute. That growth brought new estates and developments, while Liffré became the main town of the Liffré-Cormier community of municipalities.

Who buys in Liffré

Liffré has 9 339 inhabitants according to INSEE and stands out for a very residential housing stock. Main residences account for close to 93 % of the homes and second homes are almost absent, the sign of a municipality lived in all year round rather than a tourist one. Houses make up around 78 % of the stock, against a little more than 20 % of apartments, and close to seven households in ten own their home. This profile mainly attracts families and working households employed in Rennes or in the local employment area, looking for a house with a garden, schools and quick access to the metropolitan area.

Because the municipality grew on the edge of Rennes in the form of estates of detached houses. Buyers most often come here for a house with a garden, which strongly shapes demand.

Liffré is crossed by the A84 motorway and has its own junctions, which puts the centre of Rennes about twenty minutes away by car. This access, on the old Fougères road, largely explains the residential appeal of the municipality for households working in the Rennes metropolitan area.

Yes. Two state-owned woodlands, the Rennes forest and the Liffré forest, cover on their own close to 60 % of the municipal area. This wooded setting, well suited to walking and outdoor activities, is a strong argument for many buyers and sets Liffré apart from the more densely built-up municipalities of the Rennes ring.

The average price of 3 103 €/m² gives a first benchmark, but it hides wide differences between a house on an estate, a longère in need of renovation and a recent apartment. Each property deserves a detailed valuation taking into account its floor area, its condition, its location and its outdoor space.
