Market trends and analysis for Limeil-Brévannes

The local market is carried by a position in an accessible inner suburb. Some fifteen kilometres from Paris, Limeil-Brévannes offers prices well below those of the municipalities on the banks of the Marne such as Saint-Maur-des-Fossés or Nogent-sur-Marne, which attracts first-time buyers and families shut out of the heart of the Val-de-Marne. The continuous growth of the housing stock, up from 3 206 units in 1968 to more than 8 600 today, points to a municipality that is still building, with steady demand for a main residence rather than for investment.

New supply has played a central role in recent years, with the Temps Durables eco-district and the renewal of whole sectors, which weighs on the structure of the market in favour of the recent apartment. Better transport, with the Câble C1 entering service towards Line 8 of the metro at the end of 2025, strengthens the appeal of the municipality for households working in Créteil or in Paris. On older dwellings, energy performance is becoming a criterion of negotiation, and the gap is widening between the renovated stock and properties in need of refurbishment.

The history of Limeil-Brévannes

The municipality was born between 1790 and 1794 from the joining of two older entities: Limeil, perched on the plateau, and Brévannes, set lower down towards the valley. Occupation of the site is very old, attested from the Neolithic period, and the church of Saint-Martin, built in the 12th century, is among the oldest parishes attached to the diocese of Paris. Until the 19th century, activity remained agricultural, turned towards the crops and orchards of the plain. In 1642, Brévannes received Louis Le Vau, the future architect of Louis XIV, who enlarged a property called l'Hermitage into a small manor house.

The château de Brévannes, whose origins go back to the Middle Ages, marks the territory lastingly: bought by the Assistance publique de Paris at the end of the 19th century, it became the hôpital Émile-Roux, today one of the large geriatric establishments of the Paris region. In the 20th century, the municipality tipped over into suburb: it counted only 3 206 dwellings in 1968 and today passes 8 600. The local economy rests on a few industrial and technology sites, among them Sodern, Philips or Ommic, in part the heirs of a past linked to research, a site of the Commissariat à l'énergie atomique, the French atomic energy commission, having operated in the municipality until 1999.

The most visible development of recent years is the Temps Durables eco-district, laid out from 2010 on a former ballast pit of the Paris hospitals, filled in with the spoil from the building site of the tour Montparnasse. Over some ten hectares, this district of more than a thousand dwellings was designed to low-consumption standards, with a heating network fed in part by biomass. The scheme has drawn mixed reviews, but it has weighed heavily on the recent growth of the housing stock. Since December 2025, the municipality has been linked to Line 8 of the metro by the Câble C1, the first urban cable car in Île-de-France, which reaches Créteil-Pointe du Lac.

Who buys in Limeil-Brévannes

According to INSEE, the French national statistics institute, Limeil-Brévannes has 27 406 inhabitants for close to 8 700 dwellings, of which 91,7 % are main residences: it is a residential municipality lived in year-round, not a holiday town. Apartments account for 71,6 % of the stock and houses for 27,0 %, with a clear dominance of flats linked to the new schemes of recent decades. Among households in main residences, a little more than half are owners and close to 46 % tenants. The profile of buyers reflects that structure: first-time buyers and Paris-region families in search of housing more affordable than in the heart of the Val-de-Marne, drawn by the new stock of the eco-district, and settled households looking for a house in the suburban sectors of the plateau and of Brévannes.

Frequently asked questions

The average price recorded is 3 314 €/m², calculated from the transactions registered before notaries and published in the DVF database. It is a municipal average, which mixes the recent apartment of the eco-district and the detached house of the older sectors. The average price recorded on houses and villas reaches 3 728 €/m², a level close to that of flats. The location, the year of construction, the storey and energy performance explain most of the gaps. A serious valuation is set on comparable sales, not on the average.

The municipality combines three logics of housing. The plateau, around the historic Limeil and the church of Saint-Martin, mixes detached houses and small blocks of flats. The lower part, on the Brévannes side, was urbanised around the hôpital Émile-Roux and the main roads. Lastly the Temps Durables eco-district, laid out since 2010, forms a recent set of low-consumption buildings to the east of the town. These sectors do not sell at the same level: new build, the older detached house and the flats of the 1970s answer different kinds of demand.

The municipality is served by the Marne et Seine bus network, which reaches the RER D stations at Villeneuve-Saint-Georges and Créteil-Pompadour, and the RER A on the Boissy-Saint-Léger side. Since December 2025, the Câble C1, the first urban cable car in Île-de-France, has linked the town directly to the Créteil-Pointe du Lac stop, terminus of Line 8 of the metro. The car remains much used for local journeys, which gives value to parking and to a garage.

Supply is unbalanced in favour of flats. According to INSEE, houses account for only 27,0 % of dwellings against 71,6 % apartments, and that share has fallen back with the new schemes of recent years. Houses are concentrated in the suburban sectors of the plateau and of Brévannes, with very variable plot sizes and conditions. Sale references there are fewer than for the apartment, which makes valuing a detached house more dependent on its plot, its condition and its location than on the municipal average.

As everywhere, a sale requires an up-to-date set of surveys, including the energy performance certificate, which has become decisive in negotiation, above all on older dwellings. For an investor, letting a furnished tourist rental is subject to a declaration at the town hall. In a municipality where part of the stock is recent and governed by eco-district co-ownership rules, it is worth checking the service charges, the energy performance and any easements before setting a price.
