Location, immediate proximity to Compiègne, the condition of the property, the floor and rail links make the value of a home vary appreciably. Market trends and analysis for Margny-lès-Compiègne

The Margny-lès-Compiègne market remains steady for a municipality of this size, with around seventy-five apartment sales recorded each year in DVF data, to which house transactions are added. This activity stems from the municipality's position within the Compiègne conurbation: backing onto the main town, it attracts demand from working households and first-time buyers looking for proximity to jobs and services at a more affordable price than the heart of Compiègne.

Several factors support this price level. Belonging to the Compiègne employment area, rail links to Paris and urban continuity with the main town sustain residential demand that extends beyond the municipal boundaries. Conversely, the supply of new homes remains limited by the size of the municipality and the land already built on, and values broadly align with those of the neighbouring Compiègne market, without the gaps observed in the most sought-after municipalities in the south of the department.

The history of Margny-lès-Compiègne

The name Margny is of Gallo-Roman origin and is thought to refer to the estate of a certain Matrinius or Maternus. The locality appears in 877 in the consecration charter of Sainte-Marie de Compiègne, the future Saint-Corneille abbey. The village grew up at the foot of the hillside, between the Oise valley and the chalky Picardy plateau above it, on the right bank of the river, facing Compiègne, from which it was long separated only by the watercourse.

On 23 May 1430, Joan of Arc was captured by the Burgundians outside Margny-lès-Compiègne, while leading a sortie to relieve besieged Compiègne. Jean de Luxembourg, an ally of the Burgundians, then had his quarters in Margny, on the right bank of the Oise. Taken prisoner during this episode, she was later handed over to the English and taken to Rouen. This event remains the best-known historical fact associated with the municipality.

In the early 20th century, Margny became one of the cradles of aviation: an airfield was laid out there in 1911 behind the Corbeaulieu farm, on a former training ground for racehorses. Counted among the very first aerodromes in the world, it went through the century with notable episodes, including the arrival of American air forces in 1944, then the stationing of a combat helicopter regiment in 1970. The growth of the Compiègne conurbation, to which the municipality belongs, accompanied its residential development after the Second World War.

Separated from Compiègne only by the course of the Oise, it forms a continuous urban area with the main town and ranks among the most populous municipalities of the inter-municipal authority of the Compiègne area. Its market is aimed first at working households and first-time buyers drawn by the immediate proximity of the jobs, shops and services of Compiègne, at prices generally more moderate than in the centre of the main town. The municipality combines an old village at the foot of the hillside, areas of detached houses and more recent developments. Rail links, which connect Compiègne to Paris, and road access widen the pool of buyers beyond the Compiègne area alone.
